A 200 SF addition to an existing master bedroom, this master bath and closet has created a much needed spa-like retreat to an already beautiful home. The ceramic tile floor resembles a lighter hardwood to match the rest of the home, but offers the resiliency of tile for the wet conditions of the bathroom. A double floating vanity offers plenty of storage, and four skylights and a large window offer enough natural light that artificial lighting is rarely used during the day.
The shower ceramic tile resembles marble, but allows for an easier hard surface to clean and maintain. The brass fixtures allow for a warm contrast to the cool grays, and are a great alternative to the typical stainless steel or brushed aluminum look. The brass also compliments the tile floor, as does the light grey vanity color and the brass color accents in the shower tile and vanity backsplash.
A small passage just before the entrance to the bathroom allows for storage space in the form of two built-in white cabinets on either side. A sliding pocket door with privacy glass provides privacy while transferring natural light from one space to the next.

This airy living room was conceived around the homeowners love of art and nature. A palette derived from sea and sand, natural elements were brought in both literally and figuratively.
Warm wood and earthen accents are countered by sleek, modern accent chairs. The embroidered linen draperies draw the eye up and serve as a dramatic backdrop to the serene conversation area. Oversized mirrors transfer the ambient light throughout the room.
The centerpiece of the room is a silk and copper aerial sculpture by artist Jan R. Carson (www.janrcarson.com) that is accented by a halogen spotlight. The lighting casts an ever-changing shadow, creating life and whimsy to the room. The homeowners have even been known to move the furniture back, spotlight the mobile, and use the room as a salsa dance floor!
A reclaimed hand-carved door was repurposed as a coffee table. Modern elements such as the lucite "Ghost" chair, the Gus rocker, and impressionist original oil painting balance out the rustic elements of the room.

Our client reached out to Finesse, Inc. looking for a pet sanctuary for their two cats. A design was created to allow the fur-babies to enter and exit without the assistance of their humans. A cat door was placed an the exterior wall and a 30" x 80" door was added so that family can enjoy the beautiful outdoors together. A pet friendly turf, designed especially with paw consideration, was selected and installed. The enclosure was built as a "stand alone" structure and can be easily dismantled and transferred in the event of a move in the future.

This backyard pond project included installation of a Aquascape Ecosystem 8’x11′ Pond. The pond installation included low voltage underwater lighting and automatic dosing system. Automatic dosing systems help to maintain optimum water quality in your pond. Existing landscaping were the pond was to be installed was transplanted and reinstalled after pond construction was complete.
The secret behind building a low maintenance water feature is to develop a working ecosystem in your pond. A mechanical skimmer filter on the left of this diagram holds your pump and skims the surface of debris. The pump then transfers the water through a flexible PVC pipe to the biological biofalls on the right. With the help of beneficial bacteria the biofalls will clean the water and return it to the pond via the waterfall. The plants and fish work together to control excessive algae blooms. The gravel unlike a smooth pond liner provide surface area for beneficial bacteria to break down organic waste on the pond floor.

Highlight
This home is constructed with hempcrete. Hempcrete is a biocomposite material composed of hemp fiber and a lime based binder. For more detailed information on hempcrete see our blog post. The hempcrete on this project was cast in place. The walls are 12" thick and extend from the foundation up to the bottom of the trusses. 2x4 studs on 24" centers sit at the center of the wall, serving to transfer the roof load to the foundation. Hempcrete forms a monolithic wall assembly, replacing the batt insulation, drywall, OSB sheathing, and siding that would be used in a conventional stick built house. Both the inside and outside of the hempcrete walls are finished with 2 layers of lime based plaster.
Detail
The structure is built into a hillside to the North and has full exposure and a partial basement on the South side. A slab on grade with in-floor hydronic radiant heat conditions the main level. Supplemental passive solar heating was achieved by orienting the house due south and adding extra glazing to the south wall. Overhangs were designed to prevent overheating in the summertime.

To fully enjoy the winter holidays, with all the snow and cold, was the basis for our client’s decision to maintain their Chicago home when they were transferred to the warm and sunny west coast. A trusted caretaker was put in place to oversee and maintain their property; however, even excellent planning sometimes runs off-track.
In the midst of winter the caretaker left on a well-planned vacation. The homeowner’s were apprised of dates and, without a worry, everyone went on about their daily routines. That is, until the caretaker returned and found the home in such utter devastation, he could not believe what had happened in such a short amount of time.
The ill-timed vacation, planned during what became an extremely cold timeframe, was the home’s undoing. With the heat in the home turned slightly lower, to accommodate the emptiness, paired with the below zero temperatures, the hot water pipe in the main floor Sunroom froze and burst. The gushing, steaming water, unchecked, moved in so many directions, it is difficult to comprehend.
As the water soaked through the Sunroom flooring to the walk-out Lower Level Area below, ice blocks were freezing before the water reached the ground; Ice blocks so thick only time and warmer temperatures were able to thaw. Since the heating systems were unaffected, the heat, paired with the steaming moisture, raised the humidity levels in the entire home; what wasn’t wet ultimately became mold covered.
The humidity in the home was raised to such a level that window and door seals were compromised and condensation clouded most of the interior glass panes. The Kitchen wood flooring, saturated with water, buckled, causing the cabinets to lift and the granite to crack.
The ceiling in the lower level Bar Area fell as the water flooded both the Bar and the adjoining Billiards Room, wreaking havoc on cabinetry, carpet, artwork, etc.
After the insurance estimation determined the home was salvageable, the design phase began in earnest headed by LaMantia’s James Campbell, CKD and aided by Katie Suva, CKD, CBD as the guides. After a very long march towards recovery, the home is now back to the pristine beauty it once was.
