AV Architects + Builders Location: Tysons, VA, USA The Home for Life project was customized around our client’s lifestyle so that he could enjoy the home for many years to come. Designed with empty nesters and baby boomers in mind, our custom design used a different approach to the disparity of square footage on each floor. The main level measures out at 2,300 square feet while the lower and upper levels of the home measure out at 1000 square feet each, respectively. The open floor plan of the main level features a master suite and master bath, personal office, kitchen and dining areas, and a two-car garage that opens to a mudroom and laundry room. The upper level features two generously sized en-suite bedrooms while the lower level features an extra guest room with a full bath and an exercise/rec room. The backyard offers 800 square feet of travertine patio with an elegant outdoor kitchen, while the front entry has a covered 300 square foot porch with custom landscape lighting. The biggest challenge of the project was dealing with the size of the lot, measuring only a ¼ acre. Because the majority of square footage was dedicated to the main floor, we had to make sure that the main rooms had plenty of natural lighting. Our solution was to place the public spaces (Great room and outdoor patio) facing south, and the more private spaces (Bedrooms) facing north. The common misconception with small homes is that they cannot factor in everything the homeowner wants. Lincoln Lighthill Architect employed several discrete updates that collectively transform this existing row house. At the heart of the home, a section of floor was removed at the top level to open up the existing stair and allow light from a new skylight to penetrate deep into the home. The stair itself received a new maple guardrail and planter, with a Fiddle-leaf fig tree growing up through the opening towards the skylight. On the top living level, an awkwardly located entrance to a full bathroom directly off the main stair was moved around the corner and out of the way by removing a little used tub from the bathroom, as well as an outdated heater in the back corner. This created a more discrete entrance to the existing, now half-bath, and opened up a space for a wall of pantry cabinets with built-in refrigerator, and an office nook at the rear of the house with a huge new awning window to let in light and air. Downstairs, the two existing bathrooms were reconfigured and recreated as dedicated master and kids baths. The kids bath uses yellow and white hexagonal Heath tile to create a pixelated celebration of color. The master bath, hidden behind a flush wall of walnut cabinetry, utilizes another Heath tile color to create a calming retreat. Throughout the home, walnut thin-ply cabinetry creates a strong contrast to the existing maple flooring, while the exposed blond edges of the material tie the two together. Rounded edges on integral pulls and door edges create pinstripe detailing that adds richness and a sense of playfulness to the design. A popular trend in our recent projects is the modern floating metal staircase with open treads. This staircase was custom built to fit the two-story architecture of this home, and the pinewood stairs are stained to match the white oak flooring throughout the rest of the home. The staircase also features a stunning custom brass and etched glass chandelier.

The Tice Residences replace a run-down and aging duplex with two separate, modern, Santa Barbara homes. Although the unique creek-side site (which the client’s original home looked toward across a small ravine) proposed significant challenges, the clients were certain they wanted to live on the lush “Riviera” hillside. The challenges presented were ultimately overcome through a thorough and careful study of site conditions. With an extremely efficient use of space and strategic placement of windows and decks, privacy is maintained while affording expansive views from each home to the creek, downtown Santa Barbara and Pacific Ocean beyond. Both homes appear to have far more openness than their compact lots afford. The solution strikes a balance between enclosure and openness. Walls and landscape elements divide and protect two private domains, and are in turn, carefully penetrated to reveal views. Both homes are variations on one consistent theme: elegant composition of contemporary, “warm” materials; strong roof planes punctuated by vertical masses; and floating decks. Kowalske Kitchen & Bath transformed this 1940s Delafield cape cod into a stunning home full of charm. We worked with the homeowner from concept through completion, ensuring every detail of the interior and exterior was perfect! The goal was to restore the historic beauty of this home. Interior renovations included the kitchen, two full bathrooms, and cosmetic updates to the bedrooms and breezeway. We added character with glass interior door knobs, three-panel doors, mouldings, etched custom lighting and refinishing the original hardwood floors. The center of this home is the incredible kitchen. The original space had soffits, outdated cabinets, laminate counters and was closed off from the dining room with a peninsula. The new space was opened into the dining room to allow for an island with more counter space and seating. The highlights include quartzite counters, a farmhouse sink, a subway tile backsplash, custom inset cabinets, mullion glass doors and beadboard wainscoting. The two full bathrooms are full of character – carrara marble basketweave flooring, beadboard, custom cabinetry, quartzite counters and custom lighting. The walk-in showers feature subway tile, Kohler fixtures and custom glass doors. The exterior of the home was updated to give it an authentic European cottage feel. We gave the garage a new look with carriage style custom doors to match the new trim and siding. We also updated the exterior doors and added a set of french doors near the deck. Other updates included new front steps, decking, lannon stone pathway, custom lighting and ornate iron railings. This Nagawicka Lake home will be enjoyed by the family for many years.

This country house was previously owned by Halle Berry and sits on a private lake north of Montreal. The kitchen was dated and a part of a large two storey extension which included a master bedroom and ensuite, two guest bedrooms, office, and gym. Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. Overview Whole house refurbishment, double storey wrap around extension and large loft conversion. The Brief Create a WOW factor space, add glamour and fun and give the house a street side and garden side, both different. Our Solution This project was exciting from the start, the client wanted to entertain in a WOW factor space, have a panoramic view of the garden (which was to be landscaped), add bedrooms and a great master suite. We had some key elements to introduce such as an aquarium separating two rooms; double height spaces and a gloss kitchen, all of which manifest themselves in the completed scheme. Architecture is a process taking a schedule of areas, some key desires and needs, mixing the functionality and creating space. New spaces transform a house making it more valuable, giving it kerb appeal and making it feel like a different building. All of which happened at Ailsa Road.
