Located in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective. CENTERPIECE KITCHEN Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height. The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style. The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment. BUILDING CONSIDERATIONS Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window. Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties. ARTFUL LOGISTICS Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill. Every inch of this 4,200-square-foot condo on Las Olas—two units combined into one inside the tallest building in Fort Lauderdale—is dripping with glamour, starting right away in the entrance with Phillip Jeffries’ Cloud wallpaper and crushed velvet gold chairs by Koket. Along with tearing out some of the bathrooms and installing sleek and chic new vanities, Laure Nell Interiors outfitted the residence with all the accoutrements that make it perfect for the owners—two doctors without children—to enjoy an evening at home alone or entertaining friends and family. On one side of the condo, we turned the previous kitchen into a wet bar off the family room. Inspired by One Hotel, the aesthetic here gives off permanent vacation vibes. A large rattan light fixture sets a beachy tone above a custom-designed oversized sofa. Also on this side of the unit, a light and bright guest bedroom, affectionately named the Bali Room, features Phillip Jeffries’ silver leaf wallpaper and heirloom artifacts that pay homage to the Indian heritage of one of the owners. In another more-moody guest room, a Currey and Co. Grand Lotus light fixture gives off a golden glow against Phillip Jeffries’ dip wallcovering behind an emerald green bed, while an artist hand painted the look on each wall. The other side of the condo took on an aesthetic that reads: The more bling, the better. Think crystals and chrome and a 78-inch circular diamond chandelier. The main kitchen, living room (where we custom-surged together Surya rugs), dining room (embellished with jewelry-like chain-link Yale sconces by Arteriors), office, and master bedroom (overlooking downtown and the ocean) all reside on this side of the residence. And then there’s perhaps the jewel of the home: the powder room, illuminated by Tom Dixon pendants. The homeowners hiked Machu Picchu together and fell in love with a piece of art on their trip that we designed the entire bathroom around. It’s one of many personal objets found throughout the condo, making this project a true labor of love.

This 60's Master Bath was updated maintaining the same foot print. A sunken tub was filled in and replaced with a spacious shower utilizing a barn door style shower door. A large format tile, coordinating small accent tile for the shower floor. A corner bench topped with the same white quartz material as the vanity was installed. A glass accent stripe provides a bling factor to dress up this bath. Grab Bars coordinated with the shower fixtures provide a stabilizing factor.

Sunroom - transitional sunroom idea in Other

A smaller patio adjacent to the main dining area was added for smaller groups to hang out in and provides a great spot for the grill. Westhauser Photography

One of our favorite clients requested our services once again, this time to update their outdated full bath. The main goal, aside from keeping the existing tub and surround in place, was to replace the tired vanity, small medicine cabinet, countertop, sink, flooring, light fixture, shower valve and trims with products that are more on trend. The desire was to create a wow factor and display their personal style. Designing a bath with transitional finishes and a clean aesthetic was top of mind when we selected a white painted inset-style vanity, contrasting marble-look quartz countertop in suede finish and classic 3” x 6” white subway wall tiles. Tying together different patterns and incorporating 8” x 8” black and white deco floor tiles provides an interesting and refreshing industrial look that is an expression of our client’s individuality and style. Adding to this industrial style feature was the double light fixture with clear seeded glass mounted over the new framed recessed medicine cabinet with matching painted finish. Also, a priority in the remodeling process was to provide proper ventilation to not only keep air moving, but to ensure moisture is cleared from the room while showering. This newly remodeled updated bathroom is light and airy, and clients are thrilled with the result. “Hi Cathy, I just wanted to let you know how pleased we are with our bathrooms and stairs!! Ed, Bradley, and Charlie did their usual fantastic job, not to mention your guidance and expertise. We could not be more thrilled! AV Architects + Builders Location: Tysons, VA, USA The Home for Life project was customized around our client’s lifestyle so that he could enjoy the home for many years to come. Designed with empty nesters and baby boomers in mind, our custom design used a different approach to the disparity of square footage on each floor. The main level measures out at 2,300 square feet while the lower and upper levels of the home measure out at 1000 square feet each, respectively. The open floor plan of the main level features a master suite and master bath, personal office, kitchen and dining areas, and a two-car garage that opens to a mudroom and laundry room. The upper level features two generously sized en-suite bedrooms while the lower level features an extra guest room with a full bath and an exercise/rec room. The backyard offers 800 square feet of travertine patio with an elegant outdoor kitchen, while the front entry has a covered 300 square foot porch with custom landscape lighting. The biggest challenge of the project was dealing with the size of the lot, measuring only a ¼ acre. Because the majority of square footage was dedicated to the main floor, we had to make sure that the main rooms had plenty of natural lighting. Our solution was to place the public spaces (Great room and outdoor patio) facing south, and the more private spaces (Bedrooms) facing north. The common misconception with small homes is that they cannot factor in everything the homeowner wants.
