This renovation in Manhattan placed us within a block of Central Park, delivering a complete overhaul of an ideally-located 1800-square-foot condo. The project was for a young family, whose newly-purchased property is in a post-war building and was in sponsor-condition when we arrived, warranting quite a bit of love. By delivering a complete interior renovation of the apartment, including two bathrooms, kitchen, floors, lighting, and custom millwork, we provided a modern, highly-functional space the family can proudly call home for years to come. PARENTS NEED SPACE Storage was the most important factor in this renovation. With a small child ready to rumble at all hours, our clients knew they were going to have all kinds of stuff taking over their space. At the same time, they wanted to be able to have guests come in and not see clutter. Our solution was neatly designed opportunities for storage nestled throughout the apartment. To start, we created a custom entertainment unit, offering storage below, with open shelves above. Built-in under the living room window is banquette seating with significant storage beneath. Not only does the dual-purpose nook offer areas to store toys galore, the cozy spot offers beautiful windows with views of the shimmering skyline and rooftop gardens, providing practical peace of mind. Every inch of this renovation was designed with intention, so no space is wasted. UNIQUE KITCHEN DESIGN There are various custom elements that make this particular NYC kitchen renovation stand-out. While the majority of the apartment has herringbone wood flooring, determination was made that having herringbone in the kitchen would have been way too busy. So, we went with straight planks for the kitchen, blended from the living room with a custom wood flooring design. The straight planks not only look better, they were most cost-effective. Additionally, there’s wood paneling lining the kitchen, accenting the off-white and chestnut cabinets with a touch of luxe. Finally, the quartz backsplash and countertop offer a nice and seamless touch to the overall modern design. FORWARD-THINKING DESIGN FOR CHILDREN Our goal with the kid’s bedroom design was to offer a multi-purpose space the child could enjoy and use as needs change over the years. Beyond the playful wallpaper, we provided plenty of timeless built-ins that can be used to store diapers and books early on, while also including a desk space for homework in later years (hopefully). COMPLIMENTARY BATHROOMS When we renovated the two bathrooms in this Manhattan apartment, our goal was to create similar but distinct designs between the two spaces, that still felt unique in their own right and blended with the rest of the home. The wood vanities incorporate the heavy wood tones from other rooms, while the strong accent tiles on the walls and big, bold marble floor tiling create elegant foundations for each space. The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability. The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light. The home is open and airy with vaulted ceilings and full of mementos from world adventures through the years, including to Cambodia, home of their much-adored sponsored daughter. The home, full of love and memories was host to a growing extended family of children and grandchildren. This was THE place. When the homeowner’s wife passed away suddenly and unexpectedly, he became determined to create a space that would continue to welcome and host his family and the many wonderful family memories that lay ahead but with an eye towards functionality. We started out by evaluating how the space would be used. Cooking and watching sports were key factors. So, we shuffled the current dining table into a rarely used living room whereby enlarging the kitchen. The kitchen now houses two large islands – one for prep and the other for seating and buffet space. We removed the wall between kitchen and family room to encourage interaction during family gatherings and of course a clear view to the game on TV. We also removed a dropped ceiling in the kitchen, and wow, what a difference. Next, we added some drama with a large arch between kitchen and dining room creating a stunning architectural feature between those two spaces. This arch echoes the shape of the large arch at the front door of the townhome, providing drama and significance to the space. The kitchen itself is large but does not have much wall space, which is a common challenge when removing walls. We added a bit more by resizing the double French doors to a balcony at the side of the house which is now just a single door. This gave more breathing room to the range wall and large stone hood but still provides access and light. We chose a neutral pallet of black, white, and white oak, with punches of blue at the counter stools in the kitchen. The cabinetry features a white shaker door at the perimeter for a crisp outline. Countertops and custom hood are black Caesarstone, and the islands are a soft white oak adding contrast and warmth. Two large built ins between the kitchen and dining room function as pantry space as well as area to display flowers or seasonal decorations. We repeated the blue in the dining room where we added a fresh coat of paint to the existing built ins, along with painted wainscot paneling. Above the wainscot is a neutral grass cloth wallpaper which provides a lovely backdrop for a wall of important mementos and artifacts. The dining room table and chairs were refinished and re-upholstered, and a new rug and window treatments complete the space. The room now feels ready to host more formal gatherings or can function as a quiet spot to enjoy a cup of morning coffee.

A kitchen traditional for today. This beautiful, bright kitchen is nestled within a colonial style home located in Manchester, NH. Created to blend the traditional style of the home with the contemporary entertaining style of the home’s newest owners, transforming the kitchen into a functional cooking and entertaining space did not come without a few challenges. The dated kitchen lacked counter, storage and pantry space. As with many older homes, there were sloping floors, chimney chases, and a lack of wall space. Rising to the challenge, I created three unique designs, each one designed to manage these challenges while offering the homeowners their choice of WOW factors. Indeed, the final design includes plenty of necessary counter space, amazing deep drawer storage, and wonderful pantry space. To make cooking easier and far more efficient, I accessorized with complements of oil pullouts, tray dividers, dual waste pull outs, and utensil dividers. The layout is also perfect for two cooking at the same time, and the additional counter seating makes this island the hot spot for all gatherings. To keep the “HOT” out of the hotspot however, guests remain comfortable with the pop up down draft installed alongside the 6 burner range efficiently drawing in that heat. Additionally, the raised bar behind the range top not only covers the down draft when in its raised position, but shields guests from any cooking splatter. 
AND, it’s the perfect bar height for leaning on or standing around those trays of yummy appetizers set upon it during a party! The final transformation of space into the perfect entertaining spot is the bar. The kitchen is open to the dining room so placing a small bar between the two spaces creates an easy bridge for guests to grab a drink without crossing the entire kitchen to the fridge. Lighting from the bar’s mullion wall cabinet softly cascades into the kitchen/seating area, illuminating the homeowner’s fine crystal wine and champagne glasses as it reflects the warmth and style of the new kitchen. Next to the bar is the creative addition of an oversized but streamlined chalk board where the signature drink of the night can be whimsically showcased restaurant style. Or, if they choose, guests may leave a note… White painted cabinets wrap around the perimeter of the kitchen while grey glazed cabinets ground the island. A traditional raised panel door and drawer style suit the home perfectly. Both are topped with polished black pearl granite countertops. The stainless steel double ovens, refrigerator, and dishwasher coordinate beautifully with the grey glazed island and rustic iron cabinet hardware. Large windows on two walls open to scenic views and let in lots of natural light. Smokey glass pendants and recessed lighting strategically light work stations while artfully illuminating the entire kitchen. Day and night, this now organized, streamlined kitchen embraces the home with a sense of light and warmth; an inviting space perfect for cooking or enjoying time with friends and family. The Master Bath had seen several updates throughout its 100 year history. When our clients desired to convert their pervious renovation into their dream Master Bath, they contact Xtreme Renovations and our Team of professionals that includes Design, Quality Craftsmanship and meticulous attention to details to deliver the final product and the ‘Wow Factor’ that Xtreme Renovations is known for. The renovation project required removing an existing window, claw tub, extensive plumbing including moving and install new water and drain lines as well as adding an additional propane hot water heater. Many electrical upgrades were included in this renovation as well as extensive drywall work, painting and exterior siding to match the age of this portion of the home. Our Xtreme Team went to work and presented a design concept that met the needs of our clients and delivered a modern and functional Master Bathroom that completed years of renovation on the Country Home. The project included Custom Built Vanity with full extension soft closing drawers and European hinge soft closing doors. A large shower enclosure was built with corner seating, shower niches, shower wand and stylish tile accents to enhance the shower area. Seamless Glass with heavy duty supports were included in the shower enclosure for ensured safety of our client’s young children and to provide piece of mind and total functionality of the family. The toilet was moved to add space due to the smaller size of this 1915 constructed Master Bath. Recessed LED lighting as well as above vanity light sconces on dimmers completed this amazing transformation.

Xtreme Renovations has completed a total Master Bath, Master Bedroom, Office Flooring and Entryway Project in West Harris County. This project included relocating the shower enclosure and garden tub and creating and larger shower enclosure with new natural stone and seamless glass and installing a new Jacuzzi tub accented with granite and stacked stone. The project also include building custom maple cabinetry with addition full extension drawers and doors that are soft closing. The existing flooring was removed and new Travertine tile on a Versailles Pattern was installed. To finish off the project, the fireplace in the Master Bedroom was totally updated with stacked stone and a custom built mantle. A new custom built entertainment center added a touch of class to this major upgrade. The Master Closet include many upgrades including new custom built cabinetry for additional storage and functionality. New French Doors were installed in the Master Bedroom. Many electrical and plumbing upgrades completed this project that added value to the home for our clients and the ‘Wow Factor’ they were expecting.

The master bath complete with 2 sinks, a large soaker tub, and walk in shower. Gorgeous tile work by our installers with a 12" x 24" on the floors and walls and 2" x 2" mosaics on the shower floor. A 4" wide band in black tile borders the room and is complimented by a matching linear mosaic in the shower. Wow factor is high!

This 1/2 bath update was inspired by the Montage Harbour Island Linear Mosaic that lends a coastal vibe and subtle elegance. The wow factor; we applied it to the entire wall. It was just to handsome to use any less.

Studio IAAD | Hines Conscient Elevate, Gurugram A tranquil retreat from city-life Located in the plush suburbs of Gurugram in NCR, Elevate is a co-venture housing project marking the collaboration of Hines and Conscient, two major league developers in the Indian real estate sector. Spread across an area of about 10,000 sq.ft., the design scope comprised architecture, interiors, landscaping and FFE, skillfully realized by Studio IAAD. The holistic design brief allowed for a versatile and flexible intervention; the idea was to 'elevate' the person entering the condominiums from the chaos of the noisy world's frantic pace to a quieter, peaceful space where they can relax and take a breath of fresh air. The biophilic approach, a signature of Studio IAAD's brand, nurtures an intimate connection of the user with nature without foregoing modern comforts, whilst employing greenery as a buffer to mute the clangour of the cosmopolitan city, enabling well-being. Nestled in a forest-like setting, the approach to the house evokes tranquility. The visitor is greeted with a narrow pathway on entry, wrapped in an enclosing thicket of overarching trees. It trails up to a circular courtyard with a sculpture at its nucleus, that embodies the aesthetics of grace, harmony and serenity. This courtyard connects to the building through a dynamic walkway peppered with abundant tropical trees and blossoming petunia flower beds on either side, activating the pedestrian experience and crafting a blissful forest-like environment. Encompassed within green canopies, the building seems to emerge from the verdant landscape, akin to the trees that surround it. Steeped in a contemporary theme, the design also nods to rustic simplicity and examples of European aesthetics in the interiors. The structure metaphorically manifests itself as a glass box at the ground level, wrapped in transparent ribbons of glazing and holding up the levitating opaque mass that houses the private enclosed spaces on top. The expansive glass walls offer unhindered views of the scenic splendour around, enriching the visual experience. A sleek metal skeleton supports the structure, framing the glass facade and giving it a modern edge, thereby reducing the need for boxy columns. An open courtyard that forms the nexus of the project creates a niche in the building mass, dividing it into two distinct parts that remain visually connected. A conscious intervention places multiple human-form sculptures by Mukul Goyal to adorn the courtyard space with their faces directed towards the sky, representing the notion of being liberated and 'elevated'. Within the main dwelling, the ground floor accommodates the experience centre, a lounge, a café and the audio-visual room leading up to the show apartment, kids’ room, a lounge and meeting rooms at the top level. The seating spaces of the reception, outdoor deck, café and lounge are stitched together around the central courtyard in an unceasing dialogue with each other and the infinite open sky. The spaces flow into one another and unfold as one moves along, enabling a gradual unwinding of the sensory experience instead of making a colossal impact instantly. Careful planning allows the optimization of spaces and an easy concourse of commodious rooms. The audio-visual room is a theatrical experience that allows the visitors to watch a movie when the screen is down and reveals the model room as the screen lifts, unravelling an added dimension. For experience centres, it is imperative to hold the visitor's attention, so the spaces have been designed cohesively in tandem with this intent. A specially designed kids’ room allows young families to explore the building in uninterrupted peace while their kids indulge in recreational activities. The staircase is designed using opulent chandeliers to usher the visitors from the lifts towards the stairs in order to make the ascent a part of the enchanting experience. The three-bedroom show apartment is finished in inconspicuous, neutral tones and materials, allowing potential home-buyers to layer their personalities onto the house. Each user can relate to their own space, making it a unique selling point for the apartment. Taking a cue from the natural surroundings, a soothing play of textures by ribbed wooden cladding and mirror panelling in subdued browns forms the highlight of the living room, accentuated by flooring and furniture in pristine white. A wrap-around balcony ties two bedrooms and a corner of the living room, creating a sizable spill-out space for relaxation and recreation, enabling transcendence into the enveloping quietude. A juxtaposition of course, with the fine, awe-inspiring artworks adorn the walls of the house, leaving a solid and lingering impression on the minds of the visitor with a recall factor long after they have left. The artistry conjoined with carpets and lighting accessories in fresh and vibrant hues comes together and serenades the space with a warm, welcoming vibe- constituting a harmonious whole that exceeds the sum of its parts. A view gallery outside the apartment frames the sylvan panoramic vistas beneath the blue banner of the sky, acting as the epitome of the experience of 'Elevate' housing. Many accessories, including lighting fixtures and furniture, have been reused from a previous project, facilitating a sustainable approach to waste management. The sculptures will also become a part of the landscape in the housing project. Concentric cut-outs in the ceiling are designed to achieve a minimal yet elegant look, integrating both HVAC and lighting services into one. The structure is designed with metal, glass and wood as principal materials for quick construction, deconstruction and reuse. The design corroborates a dialogue between the experience centre and the show apartments through a similar theme and vocabulary. Envisioned as a boutique hotel, the building is averse to the prevailing treatment of experience centres as an afterthought to housing developments. The ethereal slow-burn experience compels the visitor to sit and ponder, escaping in the forest's therapeutic solitude, away from the outer world, becoming a placid haven that people want to connect to, engage with and inhabit.
