2010 NATIONAL NARI REGIONAL AWARD WINNER Project Scope The owners of this 7,000 square foot colonial in Oakton, Virginia, were seeking a multi-level Mediterranean-style indoor/outdoor living space off the back of their home. They turned to Michael Nash Design, Build & Homes for a design solution that would include a stone patio, a second-story deck, a screened-in porch and linking staircases. While the structure was designed primarily for family dining and entertaining, it also had to accommodate periodic social gatherings of one hundred guests or more. To meet these needs, the project would include a fully-equipped outdoor kitchen, several serving counters with permanent refrigeration, and well-delineated socializing and dining zones. The existing home’s setting offered several impressive assets the new outdoor living area was designed to exploit. The sprawling acreage features old stand trees, wooded paths and a private lake. Beautifully landscaped, it unfolds as an idyllic panorama that naturally draws people to the outdoors. Challenges Since the rear elevation was situated on a slope that drops away from the house, the Michael Nash team had to raise the grade two feet within in a 2,000 square foot area extending out from the back of the house. Infrastructure plans also called for a sophisticated drainage system that had to accommodate a whole series of water “runoff” considerations to be integrated into the decking itself. Excavation included constructing retaining walls to bolster the elevated grade—which also had to support a concrete slab, the primary foundation for the entire complex. Solutions The ground level decking consists of a 2,000 square foot flagstone patio level with the home’s lower level doors. There is a decorative water fountain mid-patio—an ornate collectible acquired in Florida. Food preparation is concentrated within a specially designed semi-circular wall that creates an “outdoor kitchen” equipped with a 60” Viking barbecue grill, a prep sink, a warming drawer, refrigerator and appropriate storage. There is a granite surfaced dining counter with seating for eight. Wrought iron railing and approximately 20 decorative columns (some encasing steel vertical supports) are incorporated into the design scheme. Many of the columns house accent lights. The top level—supported by horizontal steel beams– is a 2,500 square foot deck constructed entirely of Trex decking. The open air decking is, again, directly accessible from rooms on the second level of the house including the kitchen, sunroom and family room. The platform’s most prominent feature is a U-shaped “kitchenette” with cedar shake shingle roofing. Like its counterpart one level below, the facility is equipped with grill, refrigerator and stainless steel cabinetry. One portion of the deck has been allocated for a 16’ x 16’ octagonal screened-in porch crowned by a pair of 2’ x 4’ skylights. The porch can be accessed from the home’s conservatory via a set of French doors. With its mosaic tile flooring, stained cedar panel ceiling and honed granite counters, the interior is elegant and calming. Hand-painted stenciling and a wall-mounted water feature provide distinctive detailing. Finally, the design introduced elements to highlight and reinforce an awareness of the lovely bucolic setting. Fountains and water features combined with textured surfaces and mosaic tiling and backsplashes to present a villa-like ambiance well-suited to the Virginia countryside.

Azevedo Design renovated their client’s home from a compartmentalized 1970s design to one that highlights volume and light. The main living space is a long rectangle stretching from a front deck overlooking cypresses to a two level patio with a view of the bay. A light monitor illuminates the center dining area and adds to the subtle variety of ceiling heights. In the kitchen, custom oak cabinets wrap around a marble and stainless steel island with a section of glass floor revealing a wine cellar below. This multi-level deck in WOLF Rosewood PVC decking. The unobstructed dining level with its wrap around stairs flows into the lower lounge area providing an open feel and additional seating. The African Bluestone landing and wrap-a-round cascading steps and walkway add to the texture and variety of color. The semi-sunken hot tub is fully accessible from one side and almost hidden from the deck perspective. The duel sets of stairs give access to the driveway as well as the yard itself. The custom rails are black powder coated aluminum. Black PVC skirting, finishes the base of the deck. a nearly 5ft wide rolling barn door gives access to the excavated dry space below which serves as storage and with 6 foot of headroom is a fully functional 450sf of storage space - Large enough to drive into with a ride-on mower . The door had to be hung using powder coated steel hardware to carry the size and weight of the door The design detail of the hardware itself adds to the architectural interest of the overall project.

Designed using Trex Transcend decking in Spiced Rum – a warm, earthy umber featuring subtle shading and natural shade variations creating distinctive hardwood-like streaking and intense, tropical hues that will retain its lush looks for decades and Trex Transcend decking in Vintage Lantern – a deep-burnished bronze with Old World elegance. Additional Trex products featured include Trex Transcend railing and Trex Outdoor Lighting – recessed deck lights.

This project included a 12' x 13' upper deck with two steps down to a 12' x 14' lower deck, and a custom built bench and privacy wall. The owners chose Deckorators Vista Dunewood complement by a single-board picture frame border in the Deckorators Vista Ironwood. The 5'-high privacy wall has been painted to match the colors of the house.

Inspiration for a mid-sized modern backyard deck remodel in Toronto

Located in Studio City's Wrightwood Estates, Levi Construction’s latest residency is a two-story mid-century modern home that was re-imagined and extensively remodeled with a designer’s eye for detail, beauty and function. The client purchased this property with grand plans of renovating the entire place; from top to bottom, and from inside to outside. And while the inside canvas was very generous and even somewhat forgiving, the outside space would be anything but. We wanted to squeeze in as much seating space as possible in their limited courtyard area, without encroaching on the already compact-sized pool. The first and most obvious solution was to get rid of the trees and shrubs that separated this house from its zero-lot-line neighbor. With the addition of Lueder limestone pavers, this new area alone would free up nearly 120 additional square feet, which happened to be the perfect amount of space for a mobile gas fire pit and sectional sofa. And this would make for the perfect place to enjoy the afternoon sunset with the implementation of a custom-built metal pergola standing above it all. The next problem to overcome was the disconnected feel of the existing patio; there were too many levels of steps and stairs, which meant that it would have been difficult to have any sort of traditional furniture arrangement in their outdoor space. Randy knew that it only made sense to bring in a wood deck that could be mated to the highest level of the patio, thus creating and gaining the greatest amount of continuous, flat space that the client needed. But even so, that flat space would be limited to a very tight "L-shape" around the pool. And knowing this, the client decided that the larger space would be more valuable to them than the spa, so they opted to have a portion of the deck built over it in order to allow for a more generous amount of patio space. And with the edge of the patio/deck dropping off almost 2 feet to the waterline, it now created the perfect opportunity to have a visually compelling raised wall that could be adorned with different hues of plank-shaped tiles. From inside the pool, the varying shades of brown were a great accent to the wood deck that sat just above. However, the true visual crowning jewel of this project would end up being the raised back wall along the fence, fully encased in a large format, 24x24 slate grey tile, complete with a custom stainless steel, square-tube scupper bank, installed at just the right height to create the perfect amount of water noise. But Randy wasn't done just yet. With two entirely new entertaining areas opened up at opposite ends of the pool, the only thing left to do now was to connect them. Knowing that he nor the client wanted to eliminate any more water space, he decided to bring a new traffic pattern right into the pool by way of two "floating", Lueder limestone stepper pads. It would be a visually perfect union of both pool and walking spaces. The existing steps and walkways were then cut away and replaced with matching Lueder limestone caps and steppers. All remaining hardscape gaps were later filled with Mexican beach pebble, which helped to promote a very "zen-like" feel in this outdoor space. The interior of the pool was coated with Wet Edge Primerastone "Blue Pacific Coast" plaster, and then lit up with the incredibly versatile Pentair GloBrite LED pool lights. In the end, the client ended up gaining the additional entertaining and seating space that they needed, and the updated, modern feel that they loved.
