The large Lift and Slide doors placed throughout this modern contemporary home have superior sealing when closed and are easily operated, regardless of size. The “lift” function engages the door onto its rollers for effortless function. A large panel door can then be moved with ease by even a child. With a turn of the handle the door is then lowered off the rollers, locked, and sealed into the frame creating one of the tightest air-seals in the industry.
The Glo A5 double pane windows and doors were utilized for their cost-effective durability and efficiency. The A5 Series provides a thermally-broken aluminum frame with multiple air seals, low iron glass, argon filled glazing, and low-e coating. These features create an unparalleled double-pane product equipped for the variant northern temperatures of the region. With u-values as low as 0.280, these windows ensure year-round comfort.

A new home can be beautiful, yet lack soul. For a family with exquisite taste, and a love of the artisan and bespoke, LiLu created a layered palette of furnishings that express each family member’s personality and values. One child, who loves Jackson Pollock, received a window seat from which to enjoy the ceiling’s lively splatter wallpaper. The other child, a young gentleman, has a navy tweed upholstered headboard and plaid club chair with leather ottoman. Elsewhere, sustainably sourced items have provenance and meaning, including a LiLu-designed powder-room vanity with marble top, a Dunes and Duchess table, Italian drapery with beautiful trimmings, Galbraith & Panel wallcoverings, and a bubble table. After working with LiLu, the family’s house has become their home.

Our Austin studio decided to go bold with this project by ensuring that each space had a unique identity in the Mid-Century Modern style bathroom, butler's pantry, and mudroom. We covered the bathroom walls and flooring with stylish beige and yellow tile that was cleverly installed to look like two different patterns. The mint cabinet and pink vanity reflect the mid-century color palette. The stylish knobs and fittings add an extra splash of fun to the bathroom.
The butler's pantry is located right behind the kitchen and serves multiple functions like storage, a study area, and a bar. We went with a moody blue color for the cabinets and included a raw wood open shelf to give depth and warmth to the space. We went with some gorgeous artistic tiles that create a bold, intriguing look in the space.
In the mudroom, we used siding materials to create a shiplap effect to create warmth and texture – a homage to the classic Mid-Century Modern design. We used the same blue from the butler's pantry to create a cohesive effect. The large mint cabinets add a lighter touch to the space.

Sophisticated and fun were the themes in this design. This bathroom is used by three young children. The parents wanted a bathroom whose decor would be fun for the children, but "not a kiddy bathroom". This family travels to the beach quite often, so they wanted a beach resort (emphasis on resort) influence in the design. Storage of toiletries & medications, as well as a place to hang a multitude of towels, were the primary goals. Besides meeting the storage goals, the bathroom needed to be brightened and needed better lighting. Ocean-inspired blue & white wallpaper was paired with bright orange, Moroccan-inspired floor & accent tiles from Fireclay Tile to give the "resort" look the clients were looking for. Light fixtures with industrial style accents add additional interest, while a seagrass mirror adds texture & warmth.

On April 22, 2013, MainStreet Design Build began a 6-month construction project that ended November 1, 2013 with a beautiful 655 square foot addition off the rear of this client's home. The addition included this gorgeous custom kitchen, a large mudroom with a locker for everyone in the house, a brand new laundry room and 3rd car garage. As part of the renovation, a 2nd floor closet was also converted into a full bathroom, attached to a child’s bedroom; the formal living room and dining room were opened up to one another with custom columns that coordinated with existing columns in the family room and kitchen; and the front entry stairwell received a complete re-design.

This once unused bonus room was transformed into a wonderful new bedroom for a boy with lots of room to grow, play and have sleepovers. We took advantage of the attic space either side of the room by recessing the TV / storage area and also on the opposite side with the double desk unit. The room was separated by the sets of drawers that have custom headboards at the back of them, this helping with the great length of this room. Custom bookcase shelving was made for the window wall to also create not only depth but display as well. The clients as well as their son are enjoying the room!

THE SETUP
The original L-shaped guest bathroom, primarily utilized by the client’s young nephews, presented several design challenges. The entry door’s placement at the top of the stairs created an awkward flow, while the lack of natural light and the sectioned-off toilet and shower area contributed to a cramped and dimly lit ambiance.
Design Objectives:
Reconfigure the floor plan to improve guest access and circulation
Create a versatile space that accommodates both young guests and adult needs
Introduce natural light to brighten the overall ambiance
Incorporate a tub/shower combination suitable for children while meeting adult requirements
Design Challenges:
Relocating the entry door to a more functional position
Finding an optimal layout to open up the entire bathroom as a unified space
Maximizing natural light and creating a bright, inviting atmosphere
Updating the tub/shower area with a refreshed look while ensuring child-friendly features
THE RENEWED SPACE
Design Solutions:
Reconfigured floor plan with the entry door relocated to the main hallway for seamless guest access
Removal of the dividing wall separating the toilet and tub/shower area, enabling an open, spacious layout
Strategic placement of a window to flood the space with natural light. Also – careful selection of materials and finishes contributing to the bright and airy aesthetic
Inclusion of a handheld showerhead serving as a lower shower option for young guests
The new floor plan and the introduction of natural light have transformed this guest bathroom into a radiant, welcoming space. The dual vanity sinks and tall storage cabinet cater to versatile needs, while the terracotta floor tiles harmonize beautifully with the overall design, adding warmth and style. The decision to keep a shower curtain for the tub/shower combination enhances the open and airy feel. Thoughtful details, such as the gear-inspired faucet handles and complementary light fixtures above the mirrors, add a touch of edgy sophistication to this multifunctional guest retreat.

For the Master Bathroom we wanted to create a sophisticated and elegant atmosphere. To make the layout feel more spacious we used his and hers vanity cabinets both with circular mirrors over. The task lighting for grooming above the mirrors and ambient lighting for relaxation, enhances the functionality and mood of the room.

This bathroom remodel was a great one! This family fosters children and we made sure to make it not only look great but had enough function for more than 1 child. We used a fun black and white geometric porcelain floor tile and this lovely hand finished wall tiles that had a gradient of shades. The counters are quartz and had a little black in them to tie into the floor and black plumbing fixtures. A little touch of gold in the hardware and mirrors and a deep teal color for the vanity to ground everything. We replaced the original swing door with a space saving pocket door. This allowed for more wall space to hang multiple towels. The show is complete with a handheld sprayer for easy bathing for small ones and the dog of course. Plenty of shower storage with the new 3 shelf niche featuring a mother of pearl herringbone tile for a little detail. Clients were so happy to have this update and the added value to their everyday life.

Our clients were expecting their first child and needed to make room. They decided to convert their existing master bedroom into a nursery and create a peaceful retreat for themselves by building an addition off the back of their home. Our journey together began with detailed planning, working closely with the architect to design a master bedroom suite that would offer comfort and functionality. Every aspect, from the room's layout to the bathroom's design, was carefully considered.
Budgeting was the next crucial step. We worked closely with our expectant clients to select high-quality materials while keeping costs within reach, ensuring the project stayed on track financially.
Construction started by preparing the site and laying a solid foundation. The team then moved on to framing the walls and installing plenty of windows to create a private wooded bedroom retreat. We added skylights to the beautiful vaulted ceiling so the couple could lie in bed and view the night sky. Attention to detail was paramount throughout the process.
Finally, the finishing touches brought the vision to life. An en suite, curbless shower, custom interior doors, paint, and luxury vinyl plank flooring were installed precisely as planned.
The new master bedroom suite provided the perfect sanctuary for the growing family.
