The Summit Haus – designed and built by Chris Price of PCD+B, is an exploration in design and construction of advanced high performance housing. Seeing a rising demand for sustainable housing along with rising Carbon emissions leading to global warming, this house strives to show that sensible, good design can create spaces adequate for today’s housing demands while adhering to strict standards. The house was designed to meet the very rigid Passiv House rating system – 90% more efficient than a typical home in the area. The house itself was intended to nestle neatly into the 45 degree sloped site and to take full advantage of the limited solar access and views. The views range from short, highly wooded views to a long corridor out towards the Uinta Mountain range towards the east. The house was designed and built based off Passiv Haus standards, and the framing and ventilation became critical elements to maintain such minimal energy requirements. Zola triple-pane, tilt-and-turn Thermo uPVC windows contribute substantially to the home’s energy efficiency, and takes advantage of the beautiful surrounding of the location, including forrest views from the deck off of the kitchen. Patio - eclectic patio idea in New York

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The owners of this home came to us with a plan to build a new high-performance home that physically and aesthetically fit on an infill lot in an old well-established neighborhood in Bellingham. The Craftsman exterior detailing, Scandinavian exterior color palette, and timber details help it blend into the older neighborhood. At the same time the clean modern interior allowed their artistic details and displayed artwork take center stage. We started working with the owners and the design team in the later stages of design, sharing our expertise with high-performance building strategies, custom timber details, and construction cost planning. Our team then seamlessly rolled into the construction phase of the project, working with the owners and Michelle, the interior designer until the home was complete. The owners can hardly believe the way it all came together to create a bright, comfortable, and friendly space that highlights their applied details and favorite pieces of art. This project represents an increasingly popular type of project - combining 2 bedrooms into a single master suite. The house is a 1910 craftsman, with 4 bedrooms on the second floor. Typical of older homes, the master bedroom had a very small bathroom, and very little closet space. The owners decided to sacrifice an adjacent guest bedroom to create a spacious master suite. The new rooms include a large bathroom, with hers and his vanities, separate toilet room, custom tile shower and soaking tub. The extra space also allowed us to install a luxurious custom walk-in closet. Design Criteria: - Increase size and utility of closet space. - Create a large, luxury bathroom with distinctly separate hers/his spaces. Special Features: - Custom tile shower, with frameless glass door - Platform soaking tub w/ custom tile deck - His/Hers vanities with quartz countertops. - Separate toilet room. - Room-sized walk-in closet with custom cabinet system. - Custom 5-Panel doors and built-up mouldings to match the original woodwork.

The design challenge was that they wanted a classic look, which typically has the pool lined up with existing structures. That was impossible with the odd angles of their small pie-shaped lot, so everything was lined up with the back lot line. To resolve the angles with the house, the planting beds and kitchen walkout stairs became trapezoid shaped.

For this project LETTER FOUR worked closely with the homeowners to fully transform the existing home via complete Design-Build services. The home was a small, single story home on an oddly-shaped lot, in the Pacific Palisades, with an awkward floor plan that was not functional for a growing family. We added a second story, a roof deck, reconfigured the first floor, and fully transformed the finishes, fixtures, flow, function, and feel of the home, all while securing an exemption from California Coastal Commission requirements. This client’s master bathroom had the typical massive tub deck and a tiny shower that they were ready to say goodbye to. We expanded the room into an under-utilized adjoining space allowing us to install a commodious custom glass double shower to help get this busy couple out the door quickly in the morning. As the wife does enjoy an occasional bath, an attractive free-standing tub was installed which returned space to the room formerly taken up by the tub deck. Accent painting, stunning quartz surfaces, and a beautiful wood-look heated floor finished out the room.

Previously, this yard was burdened by a typical boulder pile pool, that was heaped higher than typical, trying to hide the towering wall behind. At first, the clients sought merely to reconfigure the BBQ that was congesting the patio, but upon further analysis, they decided it was time to strip the entire yard, leaving only the pool shell. Bianchi’s solution introduced an array of four arbors to distract the eye from the wall behind, solving what the boulder waterfall could never do. Additionally, the wall was painted a dark earth tone to add contrast and depth. This strategy enabled the wall to recede into the distance, while the agave blue grey arbors floated forward visually from the background. Previously, the patios were a hodgepodge of deck islands that were impossible to navigate, and were of insufficient size to arrange furniture on. A well organized patio streamlined the traffic flow and the living space, featuring a cast in place concrete fire pit and banco couch, as well as a new outdoor bistro, glowing with filtered light from the canvas shade sails overhead. A turquoise glass overflow spa became the yards focal point, sharing the space between the pool and outdoor living. The striking symmetry of the spa and pot pedestal with regal cacti arrangement behind, flanked by the arbors on either side, created a stately first impression from the front door. This teaser was just a glimpse of what could not yet be seen serving as an invitation to explore and enjoy as the yard unfolds. The new coffered ceiling creates a warm atmosphere in this BLUE office with custom built ins and a large wine closet. A great place to get work done or to just relax without interruption.

We began by digging the footings for the deck and sunroom; however, we immediately ran into a problem. The back of the lot was built on fill dirt, which meant the structure would need extra support. Fortunately for the customer, with over 20 years of experience in the industry and having dealt with this type of problem before, we were able to contact our structural engineer who devised a plan to take care of the issue. Therefore, what would have been a large problem turned into a simple time delay with some additional cost requirements. To fix the situation, we would up having to dig 12-foot-deep footings with an excavator before adding some additional helical piers for the deck posts and sunroom foundation (FYI – typical footing depth is two feet). Since the customer understood that this was an unexpected situation, we created a change order to cover the extra cost. Still, it’s important to note that the very nature of construction means that hidden situations may occur, so it’s always wise for customers to have contingency plans in place before work on the home begins. In the end, we finished on time and within the homeowners budget, and they were thrilled with the quality of our work.

Recessed can lighting was added to on the back of this home to gently illuminate the architecture and deck area to increase the usability of the space and improve home security. Recessed lighting is a great way to illuminate a homes architecture and plant material when a typical wash light on the ground may get covered up by plant material or can not be installed.
