While we typically focus on high end homes, this small 1980's house in Stafford sold for under $200,000. We did a remodel and make ready for the homeowner prior to listing so they could take advantage of our hot market. This house is proof that good design can make inexpensive material selections look really good, and that you don't have to spend a fortune on a nice remodel.

The existing U-shaped kitchen was tucked away in a small corner while the dining table was swimming in a room much too large for its size. The client’s needs and the architecture of the home made it apparent that the perfect design solution for the home was to swap the spaces.
The homeowners entertain frequently and wanted the new layout to accommodate a lot of counter seating, a bar/buffet for serving hors d’oeuvres, an island with prep sink, and all new appliances. They had a strong preference that the hood be a focal point and wanted to go beyond a typical white color scheme even though they wanted white cabinets.
While moving the kitchen to the dining space gave us a generous amount of real estate to work with, two of the exterior walls are occupied with full-height glass creating a challenge how best to fulfill their wish list. We used one available wall for the needed tall appliances, taking advantage of its height to create the hood as a focal point. We opted for both a peninsula and island instead of one large island in order to maximize the seating requirements and create a barrier when entertaining so guests do not flow directly into the work area of the kitchen. This also made it possible to add a second sink as requested. Lastly, the peninsula sets up a well-defined path to the new dining room without feeling like you are walking through the kitchen. We used the remaining fourth wall for the bar/buffet.
Black cabinetry adds strong contrast in several areas of the new kitchen. Wire mesh wall cabinet doors at the bar and gold accents on the hardware, light fixtures, faucets and furniture add further drama to the concept. The focal point is definitely the black hood, looking both dramatic and cohesive at the same time.
Find the right local pro for your project

Every space is unique and has spatial parameters. How our clients live and desire to use the outdoor space dictates the design layout. Materials that are weather resistant and hardy make the top of the list and do affect pricing. Plantings define areas, benches and stools allow flexible seating arrangements, bars are great for entertaining as well as simple dining while someone grills or makes cocktails. Ice makers, refrigerators, sinks, grills and lighting are some of the design elements that make outdoor living truly memorable and enjoyable.

Want an HGTV Styled Room? Get an Accent Wall
If you’re moving into a new apartment/home or you’re finally getting to that laundry list of renovations;
here’s one statement piece that will set your place apart from the rest: an accent wall. An accent wall is
simply a wall that features a color that's different from the rest of the walls. It could be a green wall
along the sea of beige walls or a peach wall amongst a palette of white walls. It serves as an eye-opener
for guests entering the room, delivering an upbeat, fresh tone in your house.
Still need more convincing on why you need an accent wall? Here's a list of how accent walls are an
absolute game-changer for your place:
It gives your room personality. This rule is pretty straightforward. Add a bright or even neutral color to
just one wall, and it will make any room pop. The key is to select colors that play up a specific area in
your home. If you have a girl nursery room, you can paint one wall cotton candy pink to highlight the
plush toys and brightly colored crib. To make your office space look more "official," emphasize your
creative zone with a black, front-facing accent wall that shows off your flashy accessories and computers
while giving you the perfect color to concentrate in.
It modernizes your place without serious renovations. Since most homes typically have similarly
painted walls and tones, and accent wall gives off a modern, almost futuristic vibe. Accent walls
naturally draw in our eyes, and its color distinction causes objects in the room to take a unique form.
Instead of budgeting funds for new furniture, hone in a cool bohemian look with a cinnamon brown
accent wall. To play up the bohemian vibes, you can add wooden accessories like tables, picture frames,
vases, or compliment the brown with some colorful green houseplants!
Accent walls also work as an accessory. Living in a minimalist space? No problem! An accent wall with a
bright, unique hue will doll up your area without you having to add more objects. A burnt orange accent
wall is the perfect look for a living room space accompanied by a tall plant, rug, sofa, and coffee table.
The burnt orange opens up the room, drawing all eyes to the playful contrast of the plant’s green
against the orange while balancing the place out with a neutral rug and a wooden coffee table to play up
earthy tones. People will think you spent all day decorating your room when in reality you only painted
one wall.
You can manipulate your room to look bigger or smaller. Accent walls have a science behind them
depending on what color palette you select. If you’re rooming in a small space, to make it look bigger
use bright colors like lemon yellow or French roses pink to make your room more reflective, maximizing
all the natural light coming in. This will leave your room feeling open and breezy. On the contrast, if you
are stuck with too much space, or want to minimize a corner as a small reading nook, use dark colors
like seaweed green to absorb light and tighten up the space.
Hopefully, this list was able to get you excited to kick-off your new (or next set) of accent walls. Feel free
to marathon HGTV while you paint or wait for the painters to arrive. Stay tuned for future pieces on how
to accentuate and best practices for painting!

This makes cabinet refacing a second-to-none money saving option for your kitchen remodeling project. You can finally upgrade to a luxury counter-top, add storage accessories, decorative moldings…build in all of those bells and whistles you might have otherwise gone without due to budget concerns.

While a complete remodel isn’t always necessary, it is a great option for tired listings. Realtors® partner with Curbio to determine if a pre-listing refresh or remodel will achieve listing and home sale goals.
For older homes with nonsensical layouts to homes in disrepair that need a complete rehab, Curbio’s got you covered with turnkey, efficient home improvements. The best part is that sellers don’t pay a cent until closing. This allows home sellers to make the updates necessary to get their homes sold without sacrificing some of the value and equity that they’ve spent years building.
Remodels require more extensive work than a simple refresh or basic repairs and touch-ups. They typically require permits and can include layout changes, new cabinets, bathroom additions, and rerouting plumbing and electric systems. Below are some of the individual services that might be included in a pre-listing remodel.

Nobody would be foolish enough to knowingly purchase PIZZA using a third party call-center middleman. But every day, thousands of people do exactly that when they purchase flowers for delivery!
That’s because a NEW TYPE of “florist” has appeared on the scene. And that means most flower buyers pay as much as 50% MORE than they should pay!
Finding A Floral Supplier
When a prospective flower buyer wants to buy flowers, his first stop is usually the internet. The author’s flower shop is in Charlotte, NC and the two most widely used search terms in this area are: “Charlotte flowers” and “Charlotte florist.”
When the customer searches for either of these terms, he will get a list of results. Paid results (advertising) are usually shown first. Organic (website) results come after the advertisements.
When a customer clicks on an advertisement, he is usually taken to a beautiful website owned by a call-center floral middleman offering beautiful flowers, hand-delivered by a LOCAL florist. And the products are sales TAX FREE.
But what is not revealed is that the middle man does not actually have a flower shop in Charlotte!
The Difference Between Toasters and Flowers
With “durable” products like toasters and sweaters, the location of the seller isn’t terribly important. That’s because the products will be shipped from a warehousevia USPS, UPS or FedEx. But flower arrangements are *fragile* and cannot be shipped that way!
Instead, they must be locally custom-hand-crafted and hand-delivered! And this means that if a customer orders from a middleman’s website, the order must – somehow – be passed from the middleman’s company to a REAL local florist in, for example, Charlotte, NC.
This “order transfer” is done by one of the three florist-to-florist networks: FTD, Teleflora and Bloomnet (1-800-Flowers).
Too Many FEES and COMMISSIONS
Membership in these networks is not free, so the middleman always adds a “handling charge” – typically about $15 -- to the customer’s bill to help pay for hiscosts to access to the network.
Please note that the $15 handling charge usually far exceedsany TAX FREE “savings!”
But the “handling charge” only helps pay for *access* to the network. The florist-to-florist network also takes a 7% commission, and also credits a 20% selling commission back to the middleman!
What this means is that, for a typical online floral purchase, just under HALF of the customer’s money vanishes in unnecessary FEES and COMMISSIONS. By comparison, when a customer buys a toaster from an independent business listing it on Amazon, only a few percent of the purchase price goes to fees and commissions.
With this huge profit potential available to third party floral marketers, it is not surprising that these middlemen spend huge sums on advertising and sales promotion. A few years back, one even took an ad during the Super Bowl!
Buy Direct For Better Value
Clearly, the consumer will always get His Best Floral Value by placing his floral order DIRECT with a Real Florist n the City where the flowers will be delivered.
Sometimes it may be difficult to tell whether a Flower Supplier is located “in town.”Here are three easy ways to separate a “real” florist from a floral middleman:
1. Look for the street address, city and state on the website. Often this will be found on a tab labeled “About Us” or “Contact Us.” If you cannot find an address at all, then this is almost certainly a middleman!
2. Look at the telephone number. If the only number on the website is a TOLL FREE “800” number, then the floral supplier is probably not local.
3. Look at the invoice (before you click the BUY NOW button!) for any “Handling” or “Service” charges. A REAL florist will never add these charges to your bill!
For more information about Charlotte Flowers and Charlotte Florist, please visit the author’s Flower Hut website at http://flowerhut.com.
BUT, if you do not want flowers delivered to Charlotte, Matthews, Mint Hill or Pineville, NC, please do NOT order from us! Take the time to find a REAL florist in the town where you need flowers delivered. You’ll be glad you did!

This isn't your typical remodel in Malibu, CA. This redesign began with creating an open living space with a contemporary modular couch which creates a great view of the ocean from wherever you sit. Real estate agents know that in any market, the properties that sell the quickest are move-in ready homes. While most homes do not require a complete remodel, many could benefit from a quick home refresh before selling to appeal to modern homebuyers. Pre-listing house refreshes include minor home improvement projects or cosmetic updates. They are a cost-effective way to help a home sell faster and for top dollar.
Normal wear and tear or changes in design trends can leave homes needing a few updates before hitting the market. To refresh a home before listing, we work to appeal to more buyers with cosmetic updates that pull modern design elements into the existing floor plan of a house. A pre-listing home refresh includes projects that are more extensive than repairs and touch-ups but typically do not require any permits. Our projects also take less time than traditional general contractor work, so this option is great for sellers looking to move quickly.

Selling your home can be stressful, particularly if you’re short on time. Many homeowners in Springfield, OH find themselves in situations when the traditional real estate process is too slow, too expensive, or too uncertain. Repairs, showings, agent commissions, buyer financing delays and inspection issues can make a simple sale a long and frustrating experience.
That’s why more homeowners are looking for a faster and easier way to sell. If you need a quick home sale in Springfield, OH, Sell House Now Columbus offers a practical solution for people who want to sell their house fast for cash without the usual problems of listing on the market.
A Quicker Way to Sell Your Springfield, OH Home
The old way of selling takes weeks or months. First, you may need to clean, repair and stage the home. Then you have to wait for buyers, schedule showings, negotiate offers and hope the buyer’s loan gets approved. Even after you’ve accepted an offer, the deal can still fall apart due to inspection results, appraisal problems, or financing issues. This process may not be ideal for homeowners who need speed and certainty. Sell House Now Columbus offers cash for homes in Springfield and the surrounding Ohio areas so homeowners can avoid these delays. Don't have to wait for the perfect buyer; you can work directly with a local cash home buyer who understands your situation and can close on your timeline.
Why Homeowners Prefer to Sell Their Homes for Cash
There are a number of reasons why someone might need to sell fast. Some homeowners are going through foreclosure, divorce, relocation, inherited property, problem tenants, expensive repairs or just a house they don’t want to sit vacant. Other people don’t want to spend money fixing up a property before they sell it; A cash sale can be helpful because it eliminates many common roadblocks. You don't have to wait for bank financing. You do not need to prep your home for open houses. You don’t have to keep paying for repairs, utilities, taxes or maintenance while your home is sitting on the market. Sell House Now Columbus allows homeowners to sell their house as-is. This means that you don’t have to repair the roof, update the kitchen, repaint the walls, replace the flooring or clean out every room before closing. The company buys homes as they are, saving time and money.
Sell Your House As-Is Springfield, OH
One of the biggest advantages to working with a cash buyer is the ability to sell as-is. Many houses need work, and that work can cost a lot of money. A typical buyer may seek repair credits, price reductions, or major upgrades before closing. Sometimes lenders won’t finance a home with serious issues in its condition. Selling as-is provides a simpler path for homeowners. You can still ask for a cash offer whether the property has old plumbing, roof damage, outdated rooms, foundation concerns, fire damage, water damage, or years of deferred maintenance. This is particularly helpful for homeowners who have inherited a property or own a house they no longer live in. Rather than sinking thousands of dollars into a property you don’t want to hold on to, you can sell it directly and move on.
No Listing or Agent Commissions Hassles
When you list a house with a real estate agent, commissions and fees can eat into the amount you take home. You’ll also have to pay for repairs, cleaning, staging, photography, inspections, and closing costs. These costs can add up quickly. Selling it for cash makes the math easier. Sell House Now, Columbus lets homeowners bypass the traditional listing process. No open houses, no weekend showings, no need to keep the place spotless for buyers. Skip the uncertainty of waiting for offers and the stress of strangers walking through your home. Privacy is another important advantage for many sellers. A direct sale might be more discreet than putting a house on the open market.
How It Works
Sell House Now, Columbus makes it easy. First you talk about your house. Next the company reviews the property and puts together a fair cash offer. If the offer sounds good to you, you can choose a completion date to suit your needs. This simple process is helpful for home owners that need to make decisions quickly. There is no pressure of a traditional sale and you don’t have to accept an offer. The goal is to provide you a clear choice to determine what works best for you.
When a Quick Sale is Beneficial
Often a quick home sale in Springfield, OH can come in handy. If you are behind on your mortgage, selling quickly can help you avoid more financial stress. If you’re relocating for work, you probably won’t have months to wait for a buyer. If you are going through a divorce, a quick sale can help both parties move on. A direct cash sale can also be a win for landlords. If you’re tired of working around the tenants, the late rent, the damage, and the constant maintenance calls, selling the property may be a better option than continuing to manage it. Another popular reason people search for cash buyers is inherited homes. Many inherited properties require repairs, have multiple decision-makers or come with emotional stress. A fast cash sale can make the process easier and help families close on the property faster.
