This typical late 20th Century home located in Fishers, IN had a somewhat open kitchen-living area.Because their extensive home-grown gardening, canning and wine making needs weren't accommodated by the small existing kitchen/dining areas, these clients hired Residential Architect LeeConstantine to improve their situation. Constantine separated the "wine making zone" from the everyday "family kitchen zone" striving to allow the zones to "flow" between the two without isolating one from the other. A small rear addition allowed the necessary expansion needed to create the different zones as well as provide for a new walk-in food pantry closet, the various prep and cooking centers, and the opportunity and space to entertain guests there to sample their delicious "creations".In addition, Constantine provided a design offering opportunities for the expression of the clients individual personalities and tastes. This was achieved by incorporating niches for artwork, arched stained glass components highlighting the "home-grown" concept and even a dumb waiter housed within a base cabinet accommodating the transport of 5 gallon "carboys" directly to the basement wine cellar.

Find the right local pro for your project

The homeowners knew it was time to update their siding and windows. With water damage setting in, and the wood trim splintering around the windows, a more energy efficient option would make a huge difference in the appearance and comfort level of the home. The existing siding was fading and also showing water damage with slight warping and very noticeable seams and nails.
Woodland Vinyl siding is low maintenance due to impact resistant vinyl and DuraColor Protection. With 16’ lengths, seams are reduced by 30% compared to typical 12’ length. The homeowners chose to go with a dutch lap pattern in the Royal Woodland vinyl siding. In a classic Vintage cream with white trim, the colors are stunning.
They chose Sunrise replacement windows which offer a larger glass viewing area compared to other vinyl windows. Vinyl, insulated windows will never need to be painted. They also have great insulation and reflective metallic layers for added energy efficiency.

In this Bucks County Dining Room, we designed, produced, and installed a dual layer of decorative ripplefold floor-to-ceiling draperies (manually operated on ceiling mounted, low-profile drapery tracks). These draperies offer a decorative focal point to the room, while also providing privacy when desired. Typically, the sheer layer of a drapery is spec'd to be installed closer to the glass, with the privacy layer in front of the sheer fabric (inside the room). Because the sheer layer of this application has such visual interest, we swapped the "normal" positioning of the layers to allow the privacy layer to act as a backdrop to the sheer layer, preventing the beauty of the sheer from being hidden behind the solid privacy fabric. JUST SOLD: $600,000 short sale within walking distance of Siesta Key Beach
This 5 bedroom, 3 bath home within minutes from the beautiful Siesta Key Beach just closed at the price of $600,000. This was a short sale transaction, which presented some typical challenges along the way, but closed with the satisfaction of all parties involved.
A Short Sale transaction means that this is a sale for less than what is owed on the home. The bank must approve the seller to sell this way, as they have to provide evidence that they cannot pay off the note and not all of these transactions are approved. Once a contract is submitted, it typically takes an average of 3-6 months from contract to closing but they vary greatly. The majority of short-sales that Shayla has handled have fallen into the 3-6 month category with many these days closing in 90 days!
Both Buyers and Sellers face difficult and unique problems when dealing with a short-sale. As long as each party is educated by their agents and know what pitfalls and hurdles could come their way, the process isn't as painful as it could be. Unfortunately there are no set guidelines that fit every transaction. You should always expect delays with a short sale and having a professional agent to guide you is crucial. There are different reasons why the transaction may be delayed. Some of the most common are: the buyer not wanting to wait for a reply from the lienholder; the seller not wanting to move out or in denial that the have to sell their home this way; paperwork issues; loan delays; etc.
If you are considering entering a short sale transaction as a buyer, you should know that just because you offer full price does not ensure acceptance by the bank. They can counter any of the terms presented in the initial contract that is signed by both the buyer and seller. With the changes in the local market, lenders are looking at prices closer to market value whereas during the Recession, they were willing to accept lower offers. These are changes an experienced realtor is aware of and will consider when advising you on a short sale transaction!
In close, despite it's name, a "short sale" is NEVER short. They should deem them the "long sale." So working with a seasoned Realtor who is an expert in the distressed property transactions will save you a lot of grey hairs and stress along the way!

In a mere week, the once dreary and outdated kitchen, typical of contractor-grade designs, underwent a remarkable transformation, turning from dull to dazzling. The original 1995 oak cabinets, sporting a dated roman arched style, were replaced with sleek, bright white modern shaker cabinets adorned with striking brushed gold accents. To enhance functionality, roll-out shelves were incorporated, complemented by all-new dove-tailed drawers featuring full-extension soft-close slides.
An empty expanse of wall was ingeniously converted into a chic beverage station, complete with elegant glass doors. The wall cabinets were elevated with the addition of substantial crown molding, lending an air of sophistication. The laminate countertops were exchanged for luxurious quartz, elevating both aesthetics and durability. Moreover, an overhang was seamlessly integrated into the island, offering supplementary seating.
To tie the design together, a tasteful greige porcelain subway tile backsplash was introduced, infusing the space with modern elegance and timeless charm.

Where: Colorado
What: Residential
Product: ranchwood™ color: Southern
Solution: Wire Brushed, Shiplap, fascia, soffit
This Colorado home feature's Montana Timber Products prefinished rustic ranchwood™ siding, featuring Wire Brushed texture in the color Southern, applied as fascia and soffit.
ranchwood™ is Montana Timber Products' flagship rustic natural wood siding, a reclaimed barn wood alternative that is milled from new, rough stock, kiln dried, chemical free wood.
ranchwood™ is put through a texturizing and coloring process that creates aesthetically beautiful rustic wood siding and authentic reclaimed barn wood and reclaimed lumber alternatives.
Typically less expensive than authentic reclaimed barn wood, ranchwood™ offers uncompromising rustic wood beauty.
Circle Sawn and Wire Brushed are Montana Timber Products' common cedar siding texturizing options.
The Circle Sawn texture commonly seen on rustic reclaimed barn wood is created from the large circular saw blades used in more traditional milling practices.
The Wire Brushed option adds physical and aesthetic depth to the wood grain.
In addition to the aesthetic beauty added from the texturing process, greater surface area is created, which allows the Seal-Once, a 100% NO VOC waterproofer with a 10 year limited warranty against water ingress and safe for interior and exterior use, pets and children.
If environmentally friendly and the renewable aspect of natural wood siding is important to you, be sure to do your homework when choosing your siding, flooring, interior accents, trim, beams, timbers, or other wood siding products. Some companies choose to use degenerative chemicals to achieve the desired look and texture of rustic wood siding. This is not the case with Montana Timber Products.
Vintage wood, reclaimed barn wood and reclaimed barn wood alternatives are very popular building materials due to their aesthetic beauty, traditional look, and chemical free finish.

This fantastic structure beacons the children to climb the mini stumps and enjoy the slide or swing happily from the branches all the while creating a touch of whimsical nature not typically found in the desert.
Surrounding the tree the play-yard offers an array of activities for these lucky children from the chalkboard walls to create amazing pictures to the custom ball wall to practice their skills, the custom myWall system provides endless options for the kids and parents to keep the space exciting and new. The materials used throughout the space were chosen for their durability and ability to withstand the harsh conditions for many years. The tree also includes 3 levels of swings offering children of varied ages the chance to swing from the branches.
Safety:
Safety is of critical concern with any play-yard and a space in the harsh conditions of the desert presented specific concerns which were addressed with light colored materials to reflect the sun and reduce heat buildup and stainless steel hardware was used to avoid rusting. The myWall accessories all use a locking mechanism which allows for easy adjustments but also securely locks the pieces into place once set. The flooring in the treehouse was also textured to eliminate skidding.
