The owner of this period cottage in the old market town of Tadcaster near Leeds, had what was once a beautiful Yorkshire stone floor in the kitchen. It has been a long time since it had been given a proper clean so over the years and with the Kitchen being a high traffic area the whole floor including the grout had darkened and he now wanted it refurbished in time for Christmas. I visited the property to assess what needed to be done and could see straight away that any protective sealer that was once on the floor had long since worn off. In fact, it was so consistently dirty with years of built-up grease and dirt I had to wonder if one had ever been applied. I explained what the floor needed was a really deep intensive clean and then a sealer applied to make it easy to keep clean. The problem with most tile and stone is its porosity and if left unprotected dirt easily becomes lodged into its pores making cleaning a struggle. To prove the difference that can be achieved and to allow me to work out a process on which I could base an accurate quote I ran a test clean on part of the kitchen floor. The test clean went very well, the difference was remarkable, and the cleaned section really stood out. Pleased with the potential of a clean floor they accepted my quote, and we pencilled a date in the diary. I returned on the appointed date and began by removing the kickboards from under the kitchen units to protect them from splashing. Next, I set about spaying the floor with a strong dilution of Tile Doctor Pro-Clean, this is a purpose made tile and grout cleaner that eats into the grease and dirt so it can be removed. This product works best if you leave it for ten minutes before scrubbing in using a heavy-duty machine fitted with a heavy-duty brush. The soil released from the floor was then extracted using a wet vacuum. The Pro-Clean did a good job on the grout however it was clear something stronger was required to really get the stone clean, so I stepped up a gear and applied Tile Doctor Remove and Go using the same process as before. This is a really good product for removing deeply ingrained grease and dirt. The final step of the cleaning process was to give the stone and acid wash using Tile Doctor Grout Clean-Up to remove old grout haze and other mineral deposits; additionally, being an acidic product, it counters the alkaline cleaning products used earlier neutralising the pH level of the floor and leaving it ready for sealing. Before sealing I like to discuss the different products available and the finishes they can provide. In this case my clients’ main concerns were that they wanted the stone to look natural and easy to maintain going forward. With this in mind, Tile Doctor Seal & Go Extra was chosen, it’s a modern acrylic-based sealer that brings out the natural colours in the stone and gives a very slight smooth finish. The protection it provides will prevent dirt becoming ingrained int the pores of the stone and ensure the floor is easier to maintain. Several coats were applied, until we achieved the required finish. The deep cleaning process and fresh sealer transformed the stone floor bringing out its original beauty and my customer couldn’t believe the difference in the floor and was highly delighted. For aftercare I gave the client a bottle of Tile Doctor Neutral Cleaner, this product is pH neutral so it will clean the floor but won’t damage the sealer. Often people use household cleaners for cleaning tiled floors, but due to the strong chemicals they contain, they can do more harm than good by slowly stripping away the protective sealer and taking the floor back to square one. Tile Doctor Neutral Tile Cleaner is reasonably priced, and the concentrated formula means a small amount goes a long way so it’s well worth using. This was a pleasurable job for me as it was good to see the floor transform from dull and lifeless to clean and showing the natural colour and beauty of the York stone, and always lovely to have another satisfied client. This Terracotta tiled floor was installed in the kitchen of a cottage in the small village of Maidford near Towcester. The tiles were not looking their best and the owner of the property realised it was time to do something about it and contacted Tile Doctor to have the floor stripped and resealed. Stripping and Sealing tile and stone floors is our bread and butter so I was more than happy to pop round and survey the floor which was approximately 9m2. The grout had darkened with dirt and the previous tile sealer was failing so dirt was now getting ingrained in the Terracotta making it difficult to clean in places and leading to a patchy appearance. We discussed the work involved, my quote was accepted, and a date agreed for me to return and complete the work which would take two days, one to clean and one to seal. After tidying up the Kitchen and removing the kickboards from underneath the kitchen units I set about working on cleaning and stripping the Terracotta floor of old sealers. To start I tested a small area with a strong dilution of Tile Doctor Wax Away. Wax was quite often used on Terracotta so I figured this product would be a good place to start. My suspicions were proved correct, and I found this to be the best product for removing the many layers of sealant on the floor. Wax Away is a new alkaline product by Tile Doctor and ideal for cleaning clay-based tiles such as Terracotta. With my sights set on the rest of the floor Wax Away was scrubbed into the tile using a 17” rotary floor scrubbing machine and a black scrubbing pad running on a slow speed which helps to reduce splashing. This activity soon brought the dirt off the floor and the soiled cleaning solution was removed using a wet vacuum and the floor was rinsed down with clean water. The cleaning process was repeated a couple of times until I was happy with the floor, a stiff hand brush was then used along the grout lines with a dilution of Tile Doctor Pro-Clean to clean up the grout. After rinsing and extracting the floor again the floor was inspected, and I noticed there were a few stubborn paint splashes on the tiles. I managed to remove these and these by spot treating the affected area with Tile Doctor Remove and Go and a steamer to lift the stain out of the clay tile. Once happy the floor was clean it was given a thorough rinse to neutralise it and remove any trace of cleaning products and then left it to dry. I allowed the floor to dry for several days before returning to seal the Terracotta using numerous coats of Tile Doctor Seal and Go which is an ideal sealer for Terracotta and provides durable stain protection together with a low sheen finish. Terracotta is by its nature very porous and so it’s not unknown for it to take up to nine coats of sealer, which can take some time to apply as like paint you have to wait until it’s dry before it will take the next coat. The customer was so impressed by the results I achieved in their kitchen they decided to go ahead and book me in to carry out this process throughout the whole of the ground floor which included lounge, study and hallway. I was asked by a customer in Leatherhead, Surrey to clean the Limestone tiled floors that had been installed throughout the ground floor of his house. I popped round to take a look at the job and could see that the Limestone tile and grout was quite dirty; it was clear that the sealer had broken down and dirt was now becoming ingrained into the stone and grout. The floor would need to be burnished and re-sealed to get it back to its original condition and so I provided a quote to do the work. The quote was accepted although he did ask if I could provide a couple of references from former clients; there are over 70 testimonials from past customers on my website so this was not a problem and I was happy to do so. Once he had received the references he called to book me in. Cleaning Limestone Floor Tiles My first job was to protect the walls and units before scrubbing the first area with a hot solution of Tile Doctor Pro-Clean using a rotary machine fitted with a brush head attachment. This process lifted the dirt out from the grout, the surface and any holes. The floor was then rinsed thoroughly with clean water to remove any cleaning products and I then proceeded to burnish the Limestone tiles using a set of four burnishing pads system fitted to a rotary machine. You start with a coarse pad lubricated with a little water and this removes any remaining sealers and ingrained dirt from the stone. Any slurry is then rinsed away and you move onto the remaining medium, fine and superfine polishing pads which bring back the polished surface, again each pad needs to be lubricated with a little water which needs to be rinsed away after each pad. It was a large area so as you can imagine this took some time to apply this process to the entire floor so I focused on the Kitchen then first day and came back the second day to work on the hallway and utility room. Sealing Limestone Floor Tiles On the third day I came back to seal the floors using two coats of Tile Doctor Colour Grow which is a colour enhancing penetrating sealer that brings out the different shades of colour in Limestone and is designed to provide maximum stain protection on natural stone floors. The last step was to buff the floor to a nice shine with a rotary machine fitted with a white pad. The grout is now back to its original grey as opposed to black and the Limestone look new again, needless to say the customer was really pleased with the finish and has since recommended my services to other friends.
