A bright, calming well organized home in a New Orleans condominium. This was the 3rd home I have done for this client and she wanted a more feminine but modern approach to her future permanent home. Everything is extraordinarily comfy but feels open and accepts her amazing art collection well without being over whelmed. The Bennett's accepted Kittie's recommendation and chose a door style and finish that exuded warmth and unified the space. Waypoint Living Space’s 410 Maple Mocha Glaze was perfect. Floor to ceiling cabinetry and creamy granite composite counters in the kitchen made a beautiful statement. An island on wheels, crafted from the same style and finish as the cabinets, seats four for a casual meal or can be pulled out of the kitchen to serve guests. Glass inserts in cabinet doors on both sides of the cabinetry above the counter allowed light to stream into a now vibrant kitchen.

We love when our clients trust us enough to do a second project for them. In the case of this couple looking for a NYC Pied-a-Terre – this was our 4th! After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well! What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right. Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite. The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office. Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing. In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. The richness of the wood helps ground the space and draws your eye to the lightness of the gorgeous views. For additional light capture, we designed a 9 foot by 10 foot metal and mirror wall treatment in the living room. The purpose is to catch the light and reflect it back into the living space creating expansiveness and brightness. Adding unique and meaningful art pieces is the critical final stage of design. For the master bedroom, we commissioned Ira Lohan, a Santa Fe, NM artist we know, to create a totem with glass feathers. This piece was inspired by folklore from his Native American roots which says home is defined by where an eagle’s feathers land. Ira drove this piece across the country and delivered and installed it himself!!

While we were working on a concurrent affordable housing project in Belmont, the Town asked us to help with the design of this Habitat for Humanity house that was drawing a lot of controversy. Zoning at this property was such that Habitat had to build a single family house, yet they had limitations as to how big of a unit they could build based on their policies. Our challenge was to design a house that the neighbors would accept, that seemed bigger than it was and that would be a useful space for the occupants. We took our design cues from the nearby houses, and increased the bulk by adding a front porch. This porch also helps to mask the fact that the building is slab on grade, which is not typical of the neighborhood (first floor elevations are typically 2" to 3' above grade).

When we got a green light from the designer and the customer after their acceptance of our shop drawing, we started fabrication of those custom made cabinets. During fabrication some changes were made, the designer wanted to gain as much space as possible so the contractor had to open up some additional walls where all electrical and plumbing pipes were hidden. By doing that, we had to resize some of the cabinets, which resulted in change an order. The kitchen cabinet fronts had a custom profile which was very unique. All of the custom cabinets were made of pre-finished maple inside and satin lacquer fronts outside. Drawers slides were by Blum under mount soft close; cabinet doors hinges by Blum soft closing. The upper cabinets got under mount LED lights. Living room units were made of pre-finished maple inside and primed outside only; the client wished to apply wall paint on them rather than lacquer that we use to make sure it blends in with the walls leaving rough surface. Overall, we did a fantastic job. Just a small hint to everyone, before you make any decision think first before it might get more costly later.

Our LVL core can hold screws with the same capacity as many wood species and is a MUCH better product than the cheap fiberboard core local carpenters typically use. Our cores can be machined the same as many solid wood species and they accept any hardware prep without affecting door integrity. Stainless steel inserts, special wood elements or leather or cowhide inlays are a common landscape at Lancko. Please let us know what you are dreaming, most likely we can come up with a solution to achieve it. About 80% of our doors are built with Hidden Hinges. Cool and exclusive and although they are a time consuming & difficult part to put together, we love it when our clients choose this available option.
