Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Creating your dream space in a rental home can sometimes feel limiting, but for this project we focused on unlocking colorful possibilities for our clients. Originally, both office spaces were bare and clean but lacked personality. Our goal was to level everything up while injecting more fun and flavor into the office spaces so they had Zoom-friendly backdrops that made them look forward to going into the office each day. His space was understated but masculine and infused with a warm, desert style (hello, cactus!) that conjured up visions of Palm Springs. Finally, we added a special Hubby Nook into Her space so that he could visit her and hang out while she was working.

This bank of cabinets has a lot of storage! The shallow upper cabinet in the middle has a beautiful lit up glass display with wine cubbies and a wine glass rack underneath. The oven and microwave are installed flush against the cabinetry to give this area more of a clean, smooth look. The furniture base valance on the drawer base makes the piece look more like furniture than a built in. The pantry cabinet and above doors balance out the oven and microwave on the other side, making this a beautifully symmetrical design.

This homeowner is part of a new development and they had a blank slate to start with. They wanted to have a few different spaces but at the same time make them feel that they are separate spaces/rooms. We also mixed in a few different materials utilizing natural bluestone and Unilock pavers. We went over the existing concrete steps with bluestone that complements the Unilock Richcliff paver. We created three rooms that are all broken up with a built in planter. They have their outdoor dining room/kitchen, a lounge area with a custom built fire feature and a quiet sitting area.

By strategically shifting the fence back by 18 inches, we unlocked an additional 60 sq ft of valuable space, creatively maximizing this 1100 sq ft lot. With innovation in mind, we integrated 400 sq ft of artistic decorative concrete and 700 sqft of environmentally conscious sustainable turf, transforming the area into an inviting sanctuary. Our custom-designed flagstone water feature takes center stage, anchoring a cozy social hub complete with seating arrangements. Moreover, a full fence reconstruction ensures enhanced privacy and security.
