The defining move in this remodel was closing off an existing doorway that opened from a hallway directly into the kitchen. That single change unlocked one continuous run of cabinetry along the full perimeter wall, something the previous layout made impossible. The sink and dishwasher were relocated to a new island, which also houses an under-counter ice maker and provides seating at its capped ends. Champagne bronze runs consistently through the hardware, faucet, pot filler, and air switch.
The flooring in the kitchen and breakfast room was replaced to match the existing wood plank porcelain tile in the adjoining spaces, keeping the transition seamless.

We recently had the pleasure of working with a wonderful couple who came to us after a very rough start with another contractor. Our Project Manager, Anthony Mulligan, and Designer, Justina Auer, collaborated to create a beautiful and functional space that far exceeded the couple’s expectations.
In the kitchen, we utilized double stacked wall cabinets to make the already high 10’ ceilings appear even larger. A stunning wood hood was used as the focal point of this kitchen and only further complimented by the two-tone color palette of cream and dark chocolate brown. This mocha mix-up created a warm and inviting space. Our gastronomist homeowners were in love with the multitude of new storage options for all their kitchen gadgets including a spice drawer and rollouts.
Over in the family room, we added additional seating at the peninsula to allow for a more comfortable gathering space. The refinished hardwood floors tied the spaces together creating a seamless flow all the way into the mudroom. We added more storage for the kids’ seasonal gear as well as items brought

We were able to expand this lots potential in the vibrant Montrose neighborhood in Houston, TX. By strategically shifting the fence back by 18 inches, we unlocked an additional 60 sq ft of valuable space, creatively maximizing this 1100 sq ft lot. With innovation in mind, we integrated 400 sq ft of artistic decorative concrete and 700 sqft of environmentally conscious sustainable turf, transforming the area into an inviting sanctuary. Our custom-designed flagstone water feature takes center stage, anchoring a cozy social hub complete with seating arrangements. Every decision—from site strategy to spatial flow—was made with intention: to support a lifestyle centered on warmth, community, and a strong sense of place.
At its core, the project is a masterclass in leveraging zoning and code to unlock the full potential of a complex site. Though landlocked, the home lives like waterfront—offering openness, privacy, and expansive sunset views. Placing the pool in the front yard, within the 25-foot setback, redefines the entry experience. It captures the western light and sets a relaxed, resort-like tone from the very first step inside the gate. Paired with a rear-loaded garage, accessed discreetly via the side setback, the layout transforms the site’s limitations into its greatest assets. Architecture and landscape take center stage, while the full buildable envelope is maximized without compromise.
A natural rise of eight feet from front to back—rare in Sarasota—was embraced as an opportunity. Site walls function as both retaining structures and architectural elements, elevating the pool terrace and entry by over four feet to align with the main interior floor level. The result is a fluid connection between indoors and out: kitchen, dining, and living spaces unfold onto the terrace, blurring boundaries and enhancing everyday rituals as well as social gatherings.
Architecturally, the home is coastal contemporary: open yet composed, airy yet grounded. The tall ceiling height allowed for beautiful stacked mouldings and we highlighted it even more by pulling and recessing select pieces of cabinetry and incorporating transom glass in few spots.
