Here's a quick tale of a family of four in Meridian Hills, Indianapolis, with awesome taste who already redone the public areas of the house, but not the two teenage kids' bathrooms upstairs...which were untouched and from another era (see before pics). With the possibility of a move within the next five years, they wanted a versatile, classic look that would appeal to buyers with a wide range of aesthetic preferences. While the products were basically the same in both bathrooms, the plan was to use the wall color to make each room personal. Turns out the clients were relocated for a job right after the bathrooms were completed, hence the neutral blue in both bathrooms. Ultimately, we'd like to hope that these versatile and classic bathrooms helped make a quick sale for the homeowners. The stairwells feature more windows to give them an open, airy feel, and custom black iron railings designed and crafted by a talented local blacksmith. The home is very energy efficient, featuring R32 ICF construction throughout, R60 spray foam in the roof, window coatings that minimize solar heat gain, an HRV system to ensure good air quality, and LED lighting throughout. At the rear of the house, we reimagined the floor plan to establish shared spaces suited to the family’s lifestyle. Flanked by the dining and living rooms, the kitchen has been reoriented into a more efficient layout and features custom cabinetry that uses every available inch. In the dining room, the Swiss Army Knife of utility cabinets unfolds to reveal a laundry, more custom cabinetry, and a craft station with a retractable desk. Beautiful materiality throughout infuses the home with warmth and personality, featuring Blackbutt timber flooring and cabinetry, and selective pops of green and pink tones. The house now works hard in a thermal sense too. Insulation and glazing were updated to best practice standard, and we’ve introduced several temperature control tools. Sited in a well-treed urban neighbourhood, the early 20th century yellow-brick structure was completely stripped down and refitted with steel sash windows, bleached oak floors and cabinetry, and elements in steel, oak and glass.
