Outdoor flagstone staircase created to replace existing wooden staircase that was no longer useable. Porch was rebuilt to allow stairs to extend to new elevation. Irrigation was adjusted, and small retaining walls built on both sides for water drainage. Low voltage lighting installed at completion of project to highlight the beautiful stone

Starting with a multi-level, splintering old deck that didn’t transition well to the pool area - our goal was to great a more enjoyable and useable space where the homeowners can spend time relaxing & hosting poolside parties. We worked closely with the township to maximize the allowable impervious coverage for the property, which included reconfiguring all the landscaping to allow for more hardscaping. To say this backyard got a facelift is an understatement. Everything got some attention; from staining & sealing the concrete around the pool, tucking away the pool equipment, building an all new porch complete with gorgeous stonework & fireplace. Meeting the needs of the homeowners & surpassing their dreams is one of our favorite things, and with this design – that was exactly the case.

For this Pergola in Northwest DC, we extended the existing structure and upgraded the wood to stained Western Cedar and used Azek in Mahogany. for the deck floor and steps, installed a screen system, and a new polycarbonate roof. The perks of going with this type of roofing material are its impact resistance and thermal insulation compared to glass.

Based on extensive interviews with our clients, one of our challenges of this job was to provide a practical and useable home for a couple who worked hard and played hard. They wanted a home that would be comfortable for them and since they entertained often, they required function yet desired drama and style. We worked with them from the ground up, selecting finishes, materials and fixtures for the entire home. We achieved comfort by using deep furniture pieces with white goose down cushions, suitable for curling up on. Colors and materials were selected based on rich tones and textures to provide drama while keeping with the practicality they desired. We also used eclectic pieces like the oversized chair and ottoman in the great room to add an unexpected yet comfortable touch. The chair is of a Balinese style with a unique wood frame offering a graceful balance of curved and straight lines. The floor plan was created to be conducive to traffic flow, necessary for entertaining.
The other challenge we faced, was to give each room its own identity while maintaining a consistent flow throughout the home. Each space shares a similar color palette, attention to detail and uniqueness, while the furnishings, draperies and accessories provide individuality to each room.

This living room was opened up to the magnificent mountain views outside by adding this huge picture window. Removal and replacement of the old corner fireplace and built-in bancos allowed for more useable space and seating. Now this room can function even better as an entertaining space and the best view in the home for sunsets.

Its feeling like this kind of season! Outdoor entertaining is right around the corner, and this project has it all. From the expansive lounging area with gas fire place to its welcoming cooking and eating area with built in gas grill. Trex decking in Island Mist was used for the floor surface, while afco rails were used for the guard rails. Down below the vibe continues with this great happy hour area with built in bar with multiple refrigerators. Heaters were installed to help extend the evening on those cool nights. We installed Trex RainEscape under our decking to keep everything below the deck dry and useable even in rainy weather.

Nestled in the quiet hills of La Habra Heights is this 3 bedroom, 3 bath home with beautiful views. Features include remodeled chef's kitchen with solid cherry cabinets, granite counter tops and over $20,000 in top of the line appliances. Newer Pella triple pane windows with built in mini blinds. Newly remodeled master bath with huge walk in shower. 2 master suites upstairs and 1 bedroom and full bath downstairs. The downstairs bedroom has been converted to an office but can be easily switched back. Large decks all around the house with a built in hot tub and sitting area right off of the family room. This property has too many fruit trees to list and a concrete walk way that takes you all the way up to the top of the hill making your backyard very useable.

The challenge with this project was to add a new era-sensitive upstairs bathroom and transform the downstairs double bath in an early 20th century NC farmhouse. We updated the baths with 21st century style and materials with keeping the farmhouse aesthetic in the details.
Downstairs Double-bath Remodel:
While the farmhouse inspired the room’s bead board chair rail, farmhouse utility inspired making its trim a continuous useable shelf throughout the room. The idea of utility came into play again in the custom moveable shelving system we created to hide the water heater while still allowing access when necessary. We designed a roomy shower space, tiled floor to ceiling in vintage penny tile with a Grohe rainshower system, a rain glass panel wall and a rain glass shower window to maximize the benefits of the natural light through single bathroom window. True to the house’s heritage we also installed a claw foot soaking tub (made with modern light weight resin) and 20th C. farmhouse inspired faucets and vanity light, and a pedestal sink. Above the soaking tub and it’s tiled roman faucet half wall we designed built in cubbies for towels etc. and a custom shelf reachable while in the bath tub. We took space from a closet on the other side of the original bath wall to fit in the soaking tub area. Utilizing the space to the maximum degree, we also made the space between the shower and bath tub a built-in linen closet. The vintage floor tile (patterned in the 1920’s) is our age-appropriate statement piece. We also sourced vintage half light solid wood doors. In one, to again utilize the natural light coming from the exterior bedroom windows and the bathroom window, we created the half light by cutting out a solid door and installing satin finished glass. In the other we sourced vintage “crackle glass” film and placed it on both sides of the existing glass panels.

The owner of this beautiful blue kitchen had a great sense of style This a custom remodel that included the demolition of 3 walls and the relocation of the central island. You'll note the focal point of the new island which has two (2) Miele dishwashers, a Sub Zero icemaker and various custom recycling and pull out bins. There is seasonal storage for dishes in front of the barstools. Spacious walkways between wall counters and island of 41"-48" allow 2 cooks to move easily. There are 2 sinks in the island at right angles to facilitate conversation.
On the side walls, custom cabinets go all the way to the ceiling. The custom color and glaze is from Benjamin Moore and was specified by the Interior Designer, Charlotte Comer. Flanking the Wolf 36" range and built into the wall are two appliance garages with concealed electrical outlets. One garage houses the owner's blender and pulls out on a tray. The other one houses spices.
The Sub-Zero integrated refrigerator with glass door is 36" wide. There are other integrated refrigerator drawers as well. The Vent Hood is from Best with a 900 cfm remote blower. There is a pot filler spout behind the range. To the left of the range is a plumbed Miele coffee maker.
The backsplash is recessed with contrasting tiles inserts and bullnose trim from Antique Floors. Cabinet Hardware is from Top Knob. The flooring is a Silver Travertine from Porcelanosa laid on a straight stack. The counter top is Carerra Marble from Aria Stone fabricated by Holland Marble.
The microwave and additional appliances garages are concealed behind the range wall in a former under stairway pantry. This space acts as a second staging area for large dinner parties and to conceal frequently used appliances.

There was a small softwood pergola with an equally small brick herringbone terrace beneath, both were over 20 years old.
The client wanted to make the space more useable and so we doubled the size of the terrace and the pergola.
We were able to keep the existing pergola. After carrying out some repairs to the upright posts, we removed the middle post and installed a length of metal angle iron to support the beams. We then installed more beams to replicate the existing half.
Finally we painted the whole structure. H
Hopefully it will last another 20 years now.

A gorgeous Kohler Whitehaven Apron Sink was installed, complimenting the polished Quartz countertops, dark stained cabinets, and satin nickel hardware. A convenient countertop platform was installed just behind the sink to create a useable space in front of the bay windows.
The upper cabinets on the other side of the windows mirror the style of the double pantry with shaker-style cabinet doors and LED back-lit glass doors on each upper corner.

Our challenge was to take a new build and create a setting that says it isn't. Dramatic tasteful lines, great textures and material choices made this home a pleasure to work with.
Granite from the house was taken as a lead and pulled down as part of the stone mix into everything from the driveway borders to columns to walling and finally to the barbeque. Gentle but confident lines mixed with deep plantings and a lovely sunken backyard sitting area creates a solid,
well-grounded useable space.

"Great" may not be a robust enough adjective to describe this stunning great room that encompasses this home's living, dining, and kitchen areas. Unified by mighty wood beams that span the length of the room from the kitchen on one end to the fireplace on the other, this space beckons to guests to take a seat and enjoy the view of this well-built home and the picturesque landscape beyond.
