This Claremont home was in the middle stages of construction as a duplex when our clients purchased it. However, they wanted a single family home inspired by Japanese design. The owners have a great modern aesthetic and also wanted to use just a few different materials which created a strong and simple palette. Added to this clean look are chartreuse main doors, midcentury modern lighting, a tatami room, and black metal stair railing. These carefully placed details offer a unique and personal character to the home. In addition, a children’s reading nook and desk under the stair case utilizes the space fully and adds another individual touch.

These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. This traditional kitchen has a brown antique leathered granite island countertop and bar top with astoria granite countertop perimeters fabricated and installed by Lesher Natural Stone, Quartz, & Tile. The kitchen design and cabinet installation was created by Ed Lank Kitchens in Lemoyne, PA. The cabinets are the Presidio Door style by Wood-Mode utilizing both recessed and raised doors with several finishes. The wall cabinets have a Vintage Country Linen finish, the base cabinets on the perimeter have harbor mist finish, and the island base cabinets have a brown with black glaze finish. This new 1,700 sf two-story single family residence for a young couple required a minimum of three bedrooms, two bathrooms, packaged to fit unobtrusively in an older low-key residential neighborhood. The house is located on a small non-conforming lot. In order to get the maximum out of this small footprint, we virtually eliminated areas such as hallways to capture as much living space. We made the house feel larger by giving the ground floor higher ceilings, provided ample natural lighting, captured elongated sight lines out of view windows, and used outdoor areas as extended living spaces. To help the building be a “good neighbor,” we set back the house on the lot to minimize visual volume, creating a friendly, social semi-public front porch. We designed with multiple step-back levels to create an intimacy in scale. The garage is on one level, the main house is on another higher level. The upper floor is set back even further to reduce visual impact. By designing a single car garage with exterior tandem parking, we minimized the amount of yard space taken up with parking. The landscaping and permeable cobblestone walkway up to the house serves double duty as part of the city required parking space. The final building solution incorporated a variety of significant cost saving features, including a floor plan that made the most of the natural topography of the site and allowed access to utilities’ crawl spaces. We avoided expensive excavation by using slab on grade at the ground floor. Retaining walls also doubled as building walls.

A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. The previous kitchen lacked the "wow" factor they desired, prompting them to seek our expertise in creating a space that would be a source of joy and inspiration. Inspired by well-curated European vignettes, sculptural elements, clean lines, and a natural color scheme with pops of color, this design reflects an elegant organic modern style. Mixing metals, contrasting textures, and utilizing clean lines were key elements in achieving the desired aesthetic. The living room introduces bolder moments and a carefully chosen color scheme that adds character and personality. The client's must-haves were clear: they wanted a show stopping centerpiece for their home, enhanced natural light in the kitchen, and a design that reflected their family's dynamic. With the transformation of the range wall into a wall of windows, we fulfilled their desire for abundant natural light and breathtaking views of the surrounding landscape. Our favorite rooms and design elements are numerous, but the kitchen remains a standout feature. The painstaking process of hand-cutting and crafting each reeded panel in the island to match the marble's veining resulted in a labor of love that emanates warmth and hospitality to all who enter. In conclusion, this tastefully lux project in University Park, Dallas is an extraordinary example of a full gut remodel that has surpassed all expectations. The meticulous attention to detail, the masterful use of materials, and the seamless blend of functionality and aesthetics create an unforgettable space. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

A family that spends a lot of time in and around their beautiful saltwater pool, did not have a place in their home that provided them a visual or physical connection. They also lacked any storage for all their pool “stuff”. With small children and a love for entertaining, they needed a room that served and supported their watery lifestyle. We took over an empty and unused notch along the back of the house adjacent to the pool patio to create a new bright and airy pool house. The new out building attempts to unify 4 areas; an existing deck, an upper master bedroom balcony, a lower lawn, and the pool itself, and provide the missing storage. By locating the pool house at the juxtaposition of these areas, the new room was able to provide a new expanded rooftop balcony for the master, anchor and define the dining and barbeque deck, extend and connect to the pool and patio, and create a new access to integrate the lower lawn – and carve out the much needed storage for the variety of pool toys and equipment. The building itself is 400 sf with bath, laundry, storage, mechanical, kitchen, and living. A single new secure connection is made into the house through the existing mudroom. Clad with crisply detailed ship lap cedar, it draws on the existing material palate of the house and nods to the boat aesthetic in expression and efficiency. With pocketing glass walls the pool house is both the utility building needed, and an expansion of the vibrant pool scene itself, inside and outside, along the poolside. Inspiration for a huge country gender-neutral carpeted and beige floor walk-in closet remodel in Other with recessed-panel cabinets and white cabinets

The utility room was in between the LR and the kitchen, so we moved it in order to connect the two spaces. We put the utility room where the laundry room used to be and created a new laundry room off a new hallway that leads to the master bedroom. The space for this was created by borrowing space from the XL dining area. We carved out space for the formal living room to accommodate a larger kitchen. The rest of the space became modest-sized offices with French doors to allow light from the house's front into the kitchen. The living room now transitioned into the kitchen with a new bar and sitting area. We also transformed the full bath and hallway, which became a half-bath and mudroom for this single couple. The master bathroom was redesigned to receive a private toilet room and tiled shower. The stairs were reoriented to highlight an open railing and small foyer with a pretty armchair. The client’s existing stylish furnishings were incorporated into the colorful, bold design. Each space had personality and unique charm. The aqua kitchen’s focal point is the Kohler cast-iron vintage-inspired sink. The enlarged windows in the living room and sink allow the homeowners to enjoy the natural surroundings. These clients enjoy cooking and entertaining, so their vision was to open and connect three separate rooms—the kitchen, sitting, and formal dining rooms—to create a single open and modern space where everyone could engage and participate in the activities. Opening these spaces required complex structural engineering. The wall removals required supporting the loads from the second floor and meeting the engineering requirements for shear wall and lateral support. These beams and their connections to the posts they sit on were a challenge to install because of the complex nature of the home's original framed. All these loads had to be carried through the finished basement below and rest on new footings below the basement floor. The center kitchen island was expansive, with a single slab countertop that would provide both workspace and counter seating. This slab, at 64x120 and 789 lbs., required careful planning for on-site labor, transfer routing, and precision installation. Natural daylight now floods the space from all directions. Recessed can lighting runs throughout the space, all on dimmers for maximum control of ambiance. The Better Builders design team guided the selection of hardwoods, staircase details, cabinetry, countertops, tile, and color. The muted palette and clean lines work well with our couple’s eclectic furnishings and artworks. Now, traffic and activities flow better, and every inch of the previously divided space is utilized and enjoyed. The outcome is exactly as our homeowners envisioned…and as we intended.

The homes in Heritage Hills in Chapel Hill, NC are representative of the popularity and explosive growth of American Home Ownership that occurred during the economic expansion that followed the end of WW II. They were designed and built to foster the benefits and sense of “community”, where families could come together and share theirs and their children’s lives. They are typically in very desirable locations within their larger communities, and remodeling them with modern amenities, increasing the performance and efficiency of them, and having them Green Certified (independent third-party verified) makes them extremely attractive to buyers, and helps to raise other property values within the neighborhood. Green Certified Remodeled Homes offer significant value and advantage in the marketplace over similar homes in their area, which is especially important as a new, younger era of home buyers enter the market. Current trends suggest that younger (as well as many “seasoned”) homeowners are interested in smaller, more efficient (and thus affordable) homes situated closer to shopping, their work, entertainment opportunities, and access to the economic and environmental benefits of mass transit. These older homes also offer an additional value that is continuing to gain visibility and appreciation in the market place. They were built from lumber from slower-growth trees (denser and harder wood), and as such offer superior structural support compared to the same home built using lumber from today’s faster-growing (softer and less-dense wood) trees. Robin and Kent had lived in their 2-story Gambrel Roof home in Heritage Hills since 1994. The house was structurally sound, due in large part to the old-growth (and denser) yellow pine that was used in its framing. They loved the quiet neighborhood, its sense of community and amenities, and their home. It suited their life-style and needs; and they had decided that they would remain in the home. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership. Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality. The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months. The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design. Kent has worked for over 30 years in the Environmental Sciences field, and is considered to be a national expert in understanding the sources of, and human exposure to pollutants in indoor environments. He had always been very conscious and cautious about the effects on indoor air quality that the construction, furnishings, and products used in home had on him and his family. Project Goals Increase the performance of their home by improving energy efficiency by at least 40% and lowering their natural gas and electric utility costs. Increase the performance of their home by reducing water usage by at least 40% and lowering the water utility costs. Increase the comfort of their home that was being compromised by an inadequate HVAC design, inadequate insulation, inefficient and compromised wood windows, and copious air intrusions and drafts. Improve the healthiness of the homes indoor air quality that was being compromised by an open wood-burning fireplace, and prior water intrusion that had allowed colonies of mold to thrive. Create a new Kitchen, Family Room, Home Office, Mudroom, and Laundry Room that featured some of the latest designs and trends and harmonized with the rest of the homes charm. Increase the usefulness and aesthetics of the screened porch by creating a warm and inviting semi-conditioned 3-Season Room that extended the times during the year that it was comfortable. Introduce day-lighting into areas of the home that were dark and uninviting. Brighten and harmonize all of the interior finishes. Protect and restore the exterior of the home with superior-performing products and finishes. Achieve Gold Level Green Home Certification in conformance with the ICC 700-2012 National Green Building Standards (NGBS).

This master bath was updated with a soaking tub and larger shower. Every inch of space was utilized to maximize storage in the bath. Cabinetry installed is Medallion Cherry Mission Door, Pecan/Flat Panel in Cherry with Amaretto Stain and Ebony Glaze/Highlight. On the countertop is Eternia Quartz in Oakdale color with Moen Voss Chrome Single Handle Faucet. The tile is Natural Stone Crackle Finish Tile 12” x 24 5/8” Deco tile and 3” x 12” Herringbone. On the tub and seat is Statuario Honed 12” x 24” tile. Vienna Addition Skill Construction & Design, LLC, Design/Build a two-story addition to include remodeling the kitchen and connecting to the adjoining rooms, creating a great room for this family of four. After removing the side office and back patio, it was replaced with a great room connected to the newly renovated kitchen with an eating area that doubles as a homework area for the children. There was plenty of space left over for a walk-in pantry, powder room, and office/craft room. The second story design was for an Adult’s Only oasis; this was designed for the parents to have a permitted Staycation. This space includes a Grand Master bedroom with three walk-in closets, and a sitting area, with plenty of room for a king size bed. This room was not been completed until we brought the outdoors in; this was created with the three big picture windows allowing the parents to look out at their Zen Patio. The Master Bathroom includes a double size jet tub, his & her walk-in shower, and his & her double vanity with plenty of storage and two hideaway hampers. The exterior was created to bring a modern craftsman style feel, these rich architectural details are displayed around the windows with simple geometric lines and symmetry throughout. Craftsman style is an extension of its natural surroundings. This addition is a reflection of indigenous wood and stone sturdy, defined structure with clean yet prominent lines and exterior details, while utilizing low-maintenance, high-performance materials. We love the artisan style of intricate details and the use of natural materials of this Vienna, VA addition. We especially loved working with the family to Design & Build a space that meets their family’s needs as they grow.
