Interior and exterior remodel to an existing single-family home. Demolished and raised the floor of the lowered portion of the main level of an existing bi-level house. An addition was created for a new study over an existing patio, a cantilevered addition at the kitchen, and a light-filled breakfast area was also added. Demolished the existing carport and storage area, and constructed a new garage with a spacious entertainment deck above. The new driveway utilizing the existing curb cut was approved through administrative review.

This home started with 2 seating spaces, one of which was barely used and held workout equipment. The kitchen was too small to allow the multi generational family to work together and store their various supplies and equipment. There was very little connection with the big backyard that the homeowners desired. The dining table was rarely used because it was so separated from the other spaces.
We removed walls, opened up the rear wall with a big folding door, switched the positions of the various spaces to enlarge the kitchen, the dining and the single seating space.
Now they have real California indoor/outdoor living that the whole family can fully utilize.

Located on a sloping forested site (common in East Tennessee), the requirement for ADA access required control of scale and space not to bring an institutional appearance to the property. The vernacular of the single family rancher utilizes a base of steps and terraces that was reinterpreted to create a unifying architectural site wall element that concealed a new ramp to the elevated main floor level of both the existing and new residences. Elevating the residence at the top of the slope ultimately allowed the residence to sit at eye-level with the downhill tree canopy, so it truly feels like a tree house.

This modern kitchen in Cos Cob was designed in the center of a modern house with simplicity in mind. We designed with high gloss cabinetry to achieve a modern and clean aesthetic. The back wall features the range withe pro-style hood, pot filler, and ample prep space on either side. The wall cabinets utilize lift-up hinges to preserve the symmetry and horizontal lines in the design.

Bringing this condo’s full potential out with modernization and practicality took creativity and thoughtfulness. In this full remodel we chose matching quartz countertops in a style that replicates concrete, throughout for continuity. Beginning in the kitchen we changed the layout and floorplan for a more spacious, open concept. White shaker cabinets with custom soffits to fit the cabinetry seamlessly. Continuing the concrete looking countertops up, utilizing the same quarts material for simplicity and practicality in the smaller space. A white unequal quartz sink, with a brushed nickel faucet matching the brushed nickel cabinet hardware. Brand new custom lighting design, and a built-in wine fridge into the peninsula, finish off this kitchen renovation. A quick update of the fireplace and television nook area to update its features to blend in with the new kitchen. Moving on to the bathrooms, white shaker cabinets, matching concrete look quarts countertops, and the bushed nickel plumbing fixtures and hardware were used throughout to match the kitchen’s update, all for continuity and cost efficiency for the client. Custom beveled glass mirrors top off the vanities in the bathrooms. In both the master and guest bathrooms we used a commercially rated 12”x24” porcelain tile to mimic vein cut travertine. Choosing to place it in a stagger set pattern up to the ceiling brings a modern feel to a classic look. Adding a 4” glass and natural slate mosaic accent band for design, and acrylic grout used for easy maintenance. A single niche was built into the guest bath, while a double niche was inset into the master bath’s shower. Also in the master bath, a bench seat and foot rest were added, along with a brushed nickel grab bar for ease of maneuvering and personal care. Seamlessly bringing the rooms together from the complete downstairs area, up through the stairwell, hallways and bathrooms, a waterproof laminate with a wood texture and coloring was used to both warm up the feel of the house, and help the transitional flow between spaces.

These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well.
For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. Perfectly appointed furnishings, artwork, accessories and custom made window treatments complete the look and feel of this gorgeous vacation home.

The 5,600 square foot Willow Creek ranch home blends industrial and organic design elements for a modern but classic design scheme. For an aesthetic that is simultaneously traditional and contemporary, By Design Interiors utilized Banker Wire’s fine woven wire mesh pattern S-12 in two separate areas of the home—the French Country inspired kitchen, and the game room bar—to provide unexpected touch points while creating a cohesive design experience.
The modern French Country inspired kitchen was designed from the ground up. As a central point in the open concept home, the theme of organic-meets-industrial originates here. Specified in an antique brass finish, Banker Wire’s S-12—a fine woven wire mesh pattern—was fabricated into the front of the kitchen cabinets. The robust woven wire mesh provides a warm aesthetic touch to the surrounding neutral color palette while also giving a near opaque cover to the storage space. The highly faceted surface of S-12 both absorbs and reflects the colors of its surroundings, adding texture and depth to the striking design.
“Banker Wire’s S-12 provides the integral industrial element in the kitchen area, helping to create the high/low aesthetic of the space—accentuating the organic materials, such as the leathered quartzite countertop island and single-sided waterfall edge, and the custom zinc vent range hood,” says Ayca Stiffel, Senior Interior Designer, Design Interiors. “The nearby dining room chandelier, grey-white walls, and natural light add a softness to the space, when contrasted with the industrial look and feel of the mesh.”
Departing from the traditional French touchpoints found in the kitchen, By Design Interiors leaned more heavily on industrial accents to realize the custom game room bar. The homeowner’s requested a fun “industrial” space different from any home bar they had seen before. Using Banker Wire’s fine woven wire mesh pattern S-12, multiple sliding screen doors were crafted to create customizable storage space for the bar. The antique brass finish of the mesh reflects the warm light, adding a lighter tone that contrasts the chocolate browns and matte black finishes of the surrounding space. Leather chairs and metal work on the foot bars, bar front and frame compliment the woven wire mesh, creating a cohesive environment that is both unique and welcoming.
Edgy, sophisticated, and familiar, the Willow Creek Texas Ranch Home exemplifies the role that unique materiality—such as Banker Wire’s architectural woven wire mesh—can play in a contemporary residential design scheme.

Like the Manhattan, the Expanded plan is an elegant, open ranch with great visual appeal. Ceilings are over ten feet in the entry and family room, and over nine feet in the dining room, kitchen, breakfast area, and utility room. Two optional fireplace locations are offered in the family room, and triple windows with transoms overlook the rear yard. The master bedroom includes a deep tray ceiling detail, and bedroom #3 has vaulted ceilings and a plant shelf above the closet. The master suite has a very spacious closet, a garden tub and separate shower, linen storage in the master bath, and other luxury bath options. The dining room is defined by columns and a dropped tray ceiling, but remains otherwise open to the other living areas. A butler's pantry off the kitchen and formal dining room adds a nice luxury touch, as does a bay window in the breakfast area. A nicely-sized utility/mudroom combination includes a built-in folding counter. Several front elevations are available, all with the plan's signature high hip roof and a variety of feature window and porch designs.
This expanded version of the Manhattan plan offers a 3' plan width extension and a Bedroom 3 bumpout extension that add 165sf to the home. The additional space is reflected in of all bedrooms, as well as the master bath, family room, dining room, and garage. Three mull windows with transoms above line the rear wall of the family room. Two single garage doors are part of the standard plan.

Riverside started by moving the location of the refrigerator and converting a sliding glass patio door to a single door. This allowed the space needed to extend the kitchen footprint into an eat-in nook area. Unable to tear down the wall where the old fridge and a small closet were located, we utilized the space to maximize storage. A brand new bank of upper and lower Wellborn Select Style cabinets was designed into the space, along with a large center island that provided additional seating and storage options.

The installation of the Moen Belfield valve and trim kit, coupled with the Moenflo XL Single Function Showerhead, both in an elegant Oil Rubbed Bronze finish, significantly enhanced the shower's functionality and aesthetic allure.

The owners of this 1956 Brooklyn Park home called us in to create a more functional and updated kitchen. They entertain and cook a lot, so requested that we add more countertop space, utilize the wasted area in front of the sliding glass door, and maximize storage. They also had a great inspiration photo that helped us to create the warm yet sleek look. The kitchen received a major transformation with the dark hickory chocolate frameless cabinetry and contrasting high gloss white doors and quartz countertops. By moving the refrigerator the owners gained workspace on either side of the new gas range. We placed an angled peninsula near the sliding glass door. The peninsula provides seating for two, great working space, and cabinetry with roll-outs. An existing closet was transformed into a functional pantry, adding drawers to the base and roll-outs behind the upper doors. Under cab lighting, pendants, and puck lights supplement the recess lights without overwhelming the room.
