Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. The combination of chrome baskets for toys, hanging rods for clothes, and shelves for all of the miscellaneous items children have, it CAN be possible to see the bedroom floor!

This outdated and deteriorating master bathroom needed a modern update after sustaining a leak. We had worked with them in the past on their kitchen and they knew the design and remodeling level of excellence we brought to the table, so they hired us to design a modern master-suite. We removed a garden tub, allowing for a walk-in shower, complete with a heated towel rack and drying area. We were able to incorporate showcasing of their orchids in the design with an orchid shelf on the exterior of the shower, as well as searching high and low to provide vessel bowl sinks that had a unique shape and utilizing contemporary lights. The end result is a spa-like master suite, that was beyond what they had hoped for and has them loving where they live. Discussions have begun for their next project.

This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. This completed character Kitchen designed & crafted especially for our Client's Victorian Farmhouse was completely renovated top to bottom to ensure old electrical & ventilation issues were addressed. The Walls & Ceilings were levelled and new materials added for insulation value & health. The fascinating original patina of the wainscoting & floors was left as is. An interior Wall was supported, engineered & removed to allow the natural light from an exterior Window to enter the main Kitchen & to create an expansive run of Cabinets from the Cooking zone to the Cleaning zone. Custom Cabinetry throughout & utilization of the vertical storage potential were fully utilized. Warm Metal tones, crisp White & stunning Blue create a lovely palette for this reinvented heart of our Clients Home. We hope they enjoy this space with their Family & Friends for years to come!

This design is an exemplar of not sacrificing function over design. At 1,300 square feet a suite, these two bedroom, two bath suites do not lack comfort . Our KRN designer's inspiration came from a design challenge of fitting the clients desire for building a duplex on a narrow lot. The unique design features the two bedrooms towards the front of the house, allowing the living spaces to utilize the view and the space of the backyard. An important concept for the client was being able to use the basement as an entertainment space. This is achieved by utilizing an access from the main floor, as well as a front walk out basement. This design allows easier access for guests. Not only does this aid in the uniqueness of the floor plan, but the retaining walls help create a modern exterior. Along with the concrete stairs and retaining wall, the intersecting shed roofs create a balanced look; as well as emphasizes a modern feel. The horizontal windows break up the long vertical lines, while keeping with the modern appeal. The rear elevation is comprised of a two tiered deck with glass railing that creates the illusion of a smaller building, while aiding in individual living spaces. This allows the main and second floor their private outdoor space for outdoor gathers, barbequing and relaxing.

This home was a builder grade entry level home 22+ years ago, it has been transformed to the original owner's dream home. The kitchen is open to the family room and has very tall ceilings, but there was no way to extend the kitchen out. By going up, we were able to add much needed storage and utilize space already there. A custom cabinet above the refrigerator has vertical and horizontal storage to house cookie sheets, platters and even the turkey roasting pan all in the kitchen space. An appliance garage helps keep daily small appliances within reach without being on display. The tall kitchen commanded a more sophisticated range hood than a microwave. I designed a custom hood to better fit the space and bring in a little drama and sophistication to an elegant kitchen. Made of stained walnut with a natural walnut detail. Lighting control was important. Layered lighting to include accent, in cabinet, under cabinet, toe kick lighting all remote controlled and dimmable. The door activated in- cabinet lighting in the blind corner custom cabinet and the pantry make prepping easier. Pendants and canned lighting on dimmers. The pantry area got another layer of storage by adding another section above the existing utilizing dead space. Custom doors were made to match the cabinets on the L-shape. The island complements the clean angular lines of the range hood by matching the stained walnut slab look. It also houses the microwave/ convection oven allowing another oven in the kitchen without taking up extra room. The docking drawer allow for charging to take place without using counter space. The island also offers plugs on either side for usb and regular outlets hidden by the stone on the waterfall countertop. The open railing in walnut complements the kitchen. Cool gray tones envelop the primary bathroom. A custom vanity utilizes the space well, while calacatta quartz wraps the counter and back wall for a luxe feature. Delicate glass shelves between the vanity mirrors showcase perfumes and nail polishes. The bathtub sits center-stage, inviting long hours of relaxation while gazing out over the property through the nearby windows. The shower utilizes every inch of vertical space, providing a bit of impact and drama. Subtle details make a big impact, and just by rotating the wall’s subway tiles 90 degrees, a tall “baseboard” was created throughout the room to elevate the design.

This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come.
