The renovation of an extensive linear residence and site facing Port Orchard waterway embraces water, greenspace and forested hillside. The home, completed this fall, serves as an artist’s studio, galleries, family space, game room, outdoor living areas and peaceful retreat. New interiors and exterior spaces and finishes, cabinetry, lighting, paving, landscape and courtyards become settings for the owner’s art + collections, three-generations of family and the wonderful colors and textures of the land + water. Inside, a monumental central stair and tapered two-story tall red cedar and steel column was designed as the residence’s entry focal point and internal landmarks, guiding the visitor’s eye to the main atrium…. and upward. Heavy wide-flange steel moment frames support the house and enable whole walls of glass. Rough, mill-finished steel contrasts refined cabinetry, stone, wood structure and defining dropped ceilings, reflecting the opener’s love of the tension between highly polished and detailed + rough, found art. Outside, A new southern “dining room” was designed for warm summer evening gatherings under a heavy-timber trellis. The focus, opposite water and island views, is a metal perforated screen. The final screen is composed of the lyrics from a Joe Cocker song of great meaning to the owners, cut from ½” marine bronze, set into dark-fired brick. “Oh My Darling, Be Home Soon….” Natural daylight and high-efficiency lighting are central players as in any gallery. From a high clerestory and extensive southern and eastern window-walls to carefully selected up-lighting, pendants, and accent fixtures, Rhodes Architecture + Light worked closely with the owner to ensure that their dark existing house would become one filled with light…. night and day. The owners, Ken and Jane, allowed us to interview them about their experience working with Rhodes Architecture + Light, and how they are feeling about living with the architecture today. What was your experience like, working with Rhodes Architecture + Light? “They worked with us because it was a remodel, an existing thing, and we had to try to make it work for all of our interests and how our family operated. They listened, and we listened, and it was a great communication back and forth.”–Jane How has the renovation changed the way you live and enjoy your home? “I remember saying to them that I want the whole floor heated because it gets so chilly down here. And we had the wood burning stove, but it was over there and now we just turn the floor heat on and we can come down. It’s cozy and nice. So we’re looking forward to winter now.”–Ken “We have 5 kids together and now a bunch of grandchildren. I wanted a marble countertop, but there’s just no way. I didn’t want it to be a place where I had to say, ‘No, no, no. Wipe up your drink, do this, do that.’ I wanted it to be a place where everybody can come with all the kids, and we make a big mess, and I can clean it up. And we can enjoy ourselves here, because that room upstairs, we almost never went in. Here in Florida, we’re blessed with great weather year-round. So it’s no surprise that outdoor entertaining areas are an extremely popular way to enhance outdoor living. When our clients requested an update to their existing outdoor kitchen while they were away on vacation, we were ready to hit the ground running. While their beautiful 2-story home on a golf course had a pool and covered lanai area, the existing outdoor kitchen just didn’t function well for their needs. Mainly, they craved additional counter space and more seating. And, as avid football fans, with a son playing on a renown Division 1 college team, they also wanted a large screen TV to watch games. After all, what better way to share game day excitement than at a barbecue with family and friends? A Bigger, Better Kitchen Layout Our brilliant design team came up with a much larger, u-shaped outdoor kitchen layout for increased functionality. The extra base cabinets provided plenty of storage as well as a foundation for additional countertop space. Adjacent to the sink, we added a 24” outdoor refrigerator to keep food and beverages chilled, and the high top bar allowed for more seating around the perimeter. For cooking, our clients selected a much larger Lynx grill and side burner to replace the original grill. While the kitchen was already set up for a grilling area, it required a hood, so we built and installed a custom hood for proper ventilation. Then, we added a large screen TV above the hood for easy viewing. Finishing Touches To softly illuminate the entire space at night, we installed additional recessed light fixtures into the ceiling and under the grill hood. We also tied the Cypress wood ceiling and the crown molding together into the design with a luxurious cabinet stain. Along with these finishing touches, we added a decorative travertine stone backsplash behind the grill and homogenized the front face of the bar for a polished, matching look. Ventilation Challenges With the outdoor kitchen lanai located directly under a second-floor living area, we had expected to tuck away ventilation ductwork between the second-level floor joists and the exterior wall running parallel to the grill hood. However, upon further investigation, we discovered the second floor joist system, in fact, ran perpendicular to the grill hood. In short, we needed a new way to hide the venting without compromising the original design. Our team came up with an inspired solution: Construction of a false wall behind the outdoor kitchen allowed us to run ductwork without creating a visible chase for the vent, thus maintaining a symmetrical look on both sides of the grill and decorative hood. Exceeding Expectations In the end, we didn’t just meet our clients’ needs for a beautiful outdoor kitchen update – we exceeded them. As planned, we completed the new outdoor kitchen while they were out of town. But when our clients returned from vacation, they were so impressed with the results (and the stress-free design/build experience) that they promptly hired us for another extensive remodel – a stunning home addition!

Saturday June 20, 1:30 to 3:00pm | Greenwich Village Urban Aerie by David Kamp, FASLA, of Dirtworks Landscape Architecture, PC For their award-winning terrace design, the landscape architects created a relaxing setting using the same materials they employed on their client’s beachfront hideaway (as part of this Dialogue, attendees visit the terrace where they’ll also get a presentation about the beach property). Contrasts in texture and color are carefully arranged. Cedar, weathered to a buff grey, is used throughout for decking and set off in places with borders of dark round stones. The wood is carefully treated so it’s smooth underfoot. Two bow front metal perimeter planters overflow with grasses, which soften the edges. Strategically placed cedar planters with amelanchier, also known as juneberry, are used as a screening device, to frame dramatic views from the apartment and provide some canopy. A single pine, together with the juneberry, provides sculptural interest. All the plants, which are either native or naturalized, weather the harsh winter winds and temperatures. Open-Concept Living With Hosting in Mind Our clients hosted often and lived actively, so the main level had to be flexible for all of life’s moments. The goal was a space that felt grand without losing its warmth. Cooking together as a family mattered to our clients – the Wolf range, farmhouse sink, integrated appliances, and large island gave them a kitchen that flowed effortlessly while looking beautiful. This space also served as the bridge between other parts of the main level so that they would stay in view of the next. This created the perfect environment for gathering where everyone had their own spot without ever feeling apart from the whole group. For the living room, our clients wanted space that felt open without losing its warmth. Soaring ceilings created that sense of scale, while warm tones and materials, like the wood coffered ceiling and fireplace wall, kept it grounded. That same warmth carried outside, where an outdoor lounge with a fireplace and dining area made sure guests felt welcomed the moment they stepped out. A Backyard Built for Real Rest Every corner of the backyard was designed with one goal: to be the ultimate outdoor retreat. The elevated, white-brick-framed pool and integrated spa hot tub gave them a place to truly exhale. As the sun set, the fire pit lounge next to the pool became the hangout spot when they hosted their youth groups and family gatherings. Room to Grow With kids in the house, “custom” had to also mean flexible. Our clients had 2 young sons and needed their rooms to grow with them through the years. The two bedrooms and a full bath sat beside a loft that served as both their hangout-and-homework spot. The guest suite sat on the same level where a four-poster bed, floor-to-ceiling wood-look tile, and a frameless glass shower welcomed their guests from day one. A Retreat That’s Actually Theirs Between hosting and raising kids, this couple needed a suite that felt like a true escape. The wood-planked tray ceiling and French doors grounded the room in warmth the moment you walked in, while the ensuite bathroom carried a spa-like feeling with a freestanding soaking tub, custom double vanity, and a glass-enclosed shower. This Is What Approachable Luxury Looks Like The approachable luxury experience meant starting with conversations about how they wanted their space to live with them – how they hosted, how their kids played, how they wanted to feel walking through their own front door, and how we took their goals and experience and used it as the foundation of every decision that was made from start to finish. We wanted our clients to feel taken care of through the process and, most importantly, feel heard.

Originally built in the early twentieth century, this Orchard Lake cottage was purchased almost 10 years ago by a wonderful couple—empty nesters with an appreciation for stunning views, modern amenities and quality craftsmanship. They hired MainStreet Design Build to design and remodel their home to fit their needs exactly. Upon initial inspection, it was apparent that the original home had been modified over the years, sustaining multiple room additions. Consequently, this mid-size cottage home had little character or cohesiveness. Even more concerning, after conducting a thorough inspection, it became apparent that the structure was inadequate to sustain major modifications. As a result, a plan was formulated to take the existing structure down to its original floor deck. The clients’ needs that fueled the design plan included: -Preserving and capitalizing on the lake view -A large, welcoming entry from the street -A warm, inviting space for entertaining guests and family -A large, open kitchen with room for multiple cooks -Built-ins for the homeowner’s book collection -An in-law suite for the couple’s aging parents The space was redesigned with the clients needs in mind. Building a completely new structure gave us the opportunity to create a large, welcoming main entrance. The dining and kitchen areas are now open and spacious for large family gatherings. A custom Grabill kitchen was designed with professional grade Wolf and Thermador appliances for an enjoyable cooking and dining experience. The homeowners loved the Grabill cabinetry so much that they decided to use it throughout the home in the powder room, (2) guest suite bathrooms and the laundry room, complete with dog wash. Most breathtaking; however, might be the luxury master bathroom which included extensive use of marble, a 2-person Maax whirlpool tub, an oversized walk-in-shower with steam and bench seating for two, and gorgeous custom-built inset cherry cabinetry. The new wide plank oak flooring continues throughout the entire first and second floors with a lovely open staircase lit by a chandelier, skylights and flush in-wall step lighting. Plenty of custom built-ins were added on walls and seating areas to accommodate the client’s sizeable book collection. Fitting right in to the gorgeous lakefront lot, the home’s exterior is reminiscent of East Coast “beachy” shingle-style that includes an attached, oversized garage with Mahogany carriage style garage doors that leads directly into a mud room and first floor laundry. These Orchard Lake property homeowners love their new home, with a combined first and second floor living space totaling 4,429 sq. ft. To further add to the amenities of this home, MainStreet Design Build is currently under design contract for another major lower-level / basement renovation in the fall of 2017. The two bedrooms and a full bath sat beside a loft that served as both their hangout-and-homework spot. The guest suite sat on the same level where a four-poster bed, floor-to-ceiling wood-look tile, and a frameless glass shower welcomed their guests from day one. This 2,700 square-foot renovation of an existing brick structure has provided a stunning, year round vacation home in the Lake Sunapee region. Located on the same footprint as the original brick structure, the new, one-story residence is oriented on the site to take advantage of the expansive views of Mts. Sunapee and Kearsarge. By implementing a mix of siding treatments, textures and materials, and unique rooflines the home complements the surrounding site, and caps off the top of the grassy hill. New entertainment rooms and porches are located so that the spectacular views of the surrounding mountains are always prominent. Dressed in bright and airy colors, the spaces welcome conversation and relaxation in spectacular settings. The design of three unique spaces, each of which experience the site differently, contributed to the overall layout of the residence. Sited in an atypical suburban lot in the heart of Naperville IL, the Bieniek Residence ascends from the ground much like the dense vegetation which surrounds it. Taking advantage of its isolation from neighboring houses, serene views are framed to overlook the site’s preserved wetlands and mature foliage. The house consists of two very distinct elevations. The lower profile east facade creates a soft and inviting experience from the street level corridor. Conversely, the west facade, with three different terrace levels integrates indoor/outdoor space opening up to the wetlands and embracing nature. Evoking the rich qualities of its surrounding natural environment, the exterior envelope consists of zinc, IPE, kumara, and natural stone. Throughout the house, outside is brought in through various framed views and continuous clerestory windows. The living natural light experience culminates at the 3rd level “tree house” where the views are elevated to the level of the surrounding tree canopy.
