Sampson-Henricks Building - Tenant Space Renovation and Remodel - Jim Nix - AIA - Austin Architect - Nix Group Architects – Residential and Commercial Architecture Firm - Austin Texas – 78701.
The office space conversion was a remodel of a street-level retail shell space within a three-story historic corner office building built in 1852 in downtown Austin on Congress Ave. The new space designed for a prominent law firm included a new client reception and waiting area, conference and meeting rooms as well as a staff kitchenette and break room. The main conference room, positioned in the outside corner of the space, is surrounded by fixed raised-panel half-lite wood double doors that were salvaged and repurposed from the previous retail space. Matching wood window blinds provide privacy as needed. A concealed roll-down projection screen was mounted in the ceiling coffer for use directly adjacent the conference table. The client chose a soft natural color palette throughout the space that accents the warm and rich stained finish of the fixed exterior wood door panels and new interior wood doors.

This is an organic Lime Wash done with a true lime wash product as opposed to a brick mortar or concrete that is often seen on new houses. This product can be applied as a solid coating making the surface completely white, or can be applied and "washed off" in many artistic ways, as seen here. If you hate your brick or just want something unique this is a great option!

Meet Kim: a partner in a downtown law firm. To say that she is short on time is a giant understatement. In the rare event she has a free moment, she wants to spend it with her kids, not fussing over home decor.
That’s my cue!
Kim is my favorite type of client. She didn’t know where to go or what to do. She leaned on me to explain and articulate design and style.
She looked to me to make her home a mirror of her best self. Easy peasy lemon squeezy. Fantastic human giving me a blank slate? Yes please!
While Kim’s traditional home had a great layout and good bones, it needed updating to make it contemporary and fresh. It needed fixtures and knobs from this century. It needed a Lulu DK roman shade in the powder room. It needed a durable, snuggle-ready sofa with tufting and little patterns of texture. It needed drapery with small-scale drama. Throw in a Thomas O’ Brian cocktail table, and now there’s no shortage of conversation pieces.
Little spaces make me happy – they are the most intimate snapshot of your entire home’s aesthetic – and this house has some good ones.
I couldn’t wait to work with the nooks and crannies of this house. Kim’s sitting room, a small den off of the master bedroom, morphed into a craveable cozy space, a quiet adult respite from the occasional chaos of raising a family. The kitchen evolved into something quite unique: playful yet modest, dressed-up but centered. We used a favorite Lucy Rose fabric and Galbraith & Paul pillows to work perfectly with a fresh color palette selected during a prior-to-me renovation. A locally made kitchen farm table fit right in with the high-fashioned quirky blend of color, texture, and pattern.
High-End + Color = Fun + Functional
This is how we articulated Kim’s style and personality. She trusted me with her inner self, allowing me to get to know her and her real, everyday life. I built her a special space to reflect the beautiful life she made for herself. Nothing too fancy or off-limits to little hands, nothing too stuffy (snore!). Everything 100% HER. #nailedit See more Safferstone stuff at www.safferstone.com. Connect with us on Facebook, get inspired on Pinterest, and share modern musings on life & design on Instagram. Find the right local pro for your project

Coastal living at it’s finest; this is "The One". Nestled in lush landscaping, experience the largest, most private, un-matched unobstructed bay and channel views from nearly every room. Perched out on, unquestionably, the most superior lot location in all of the prestigious Coronado Cays, free from surrounding properties, at the end of a 2 property cul-del sac, secure and privacy gated.
View the recently completed 2015 transformation of an Aron Issac Katson original architectural design. Soaring ceilings, abundant sky lights and complete walls of glass with an open flowing and spacious floor-plan that lead to outdoor patios and view decks. Chef's custom kitchen, luxurious en-suites with state of the art bathrooms, throughout. A private in-law wing, and 2 casita-guest suites, luxurious, comfortable and private for extended family, and visitors.
Expansive master suites, generous family and living rooms, all featuring doors that open right up to the bay. There is a finished expansive bonus room perfect for an office, gym, home theater or additional garage space.
Crestron Lighting, whole house sound system, and surveillance cameras on property, motor court style driveway for several cars, privacy gated. Be the first to experience this very light and open contemporary design, embellished with warm Scandinavian furnishings and original artwork and sculpture also available.
The outdoor patio areas are perfect for entertaining and dining and have direct access from the main level master. From the upper level, bay-facing decks, see the fish swim by and birds skim over the water. These decks are directly accessible from 5 bedrooms plus the upstairs master. The larger of the second story decks is out of site from neighboring properties. Newly added architecturally designed pool, lap pool adorned with lighted fountain water features. Several cozy fireplaces, fire pits and perimeter torchiere columns.
This home sets the new standard of excellence in a world-class luxury destination. Over 300 feet of open bay and channel frontage. Paddle Board, Sail or Cruise from your rare and coveted 100 foot private boat dock recently re-lined in hardwood.
It is rare to find a comparable Southern California, exclusive waterfront luxury property, similarly sized, newly-built, with expansive dock frontage of this size and scope, surrounded by 2 complete sides of water. This is the One you have been waiting for.
