Large elegant living room photo in New York with beige walls and a standard fireplace

Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply.
The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia.
Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s.
The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch.
The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. Let a Lake Burton resident and expert show you the way
The Lake Burton Civic Association is an active homeowners association for residents of the Lake Burton area and sponsors many events throughout the year such as:

The thermally sealed doorglass can be used in doors to meet ENERGY STAR criteria, giving you energy savings and long-term value, too. They reduce heat loss in the winter and solar heat gain in the summer. Our offering includes energy-saving Low-E glass options and impact-resistant, triple-glazed doorglass that safeguards against high winds, offers sound suppression, and reduces heat transmission. With our Light-Touch Blinds, a single-touch control lets you choose the perfect light or privacy level. The ergonomically considered design places the fingertip control within easy reach to tilt, raise, and lower blinds the entire length of the doorglass—with only the slightest movement required. Privacy channels on each side of the doorglass eliminate light gaps when the blinds are closed—no streetlight shadows or sunlight glare. Easy to clean, no dusting required. Light and Privacy Control. Four colors of Enclosed Blinds: Sand, Espresso, Slate Gray, and Silver Moon. This project was the remodel of a master suite in San Francisco’s Noe Valley neighborhood. The house is an Edwardian that had a story added by a developer. The master suite was done functional yet without any personal touches. The owners wanted to personalize all aspects of the master suite: bedroom, closets and bathroom for an enhanced experience of modern luxury.
The bathroom was gutted and with an all new layout, a new shower, toilet and vanity were installed along with all new finishes.
The design scope in the bedroom was re-facing the bedroom cabinets and drawers as well as installing custom floating nightstands made of toasted bamboo. The fireplace got a new gas burning insert and was wrapped in stone mosaic tile.
The old closet was a cramped room which was removed and replaced with two-tone bamboo door closet cabinets. New lighting was installed throughout.

Our renovation of an old Clapham family house introduced harmonious elements within a radically opened landscape that carefully mirrored the clients’ lifestyle, connecting the spaces of their various passions – cooking with entertaining, reading with writing, gardening with life. The rear walled garden oasis was the prime generator for a scheme which weaves a sense of the organic and the exterior throughout the building, offering a sense of outdoor nature amidst the comforts of home.
The house centres on a living room flowing effortlessly out into the garden – its rear glazing dissoluble, its roof supporting a second garden above, providing a patio at the feet of the master bedroom. Walls and floors slide outwards into the great outdoors, the study, kitchen and living room straddling a delicate rear blade of glass, their pockets expanding to form great hills and planters, the floor curling into a series of steps and an elevated seating area above the sloping lawn. Ceiling slots carve serpentine rivers of light that slide through all apertures and across the sequence of spaces. Delicate pairs of thin skirting lines flow between the spaces, tracing their edges and framing passages, dramatically expanding into the stair’s sinuous web of curvaceous lines, climbing and wrapping throughout the first floor.
The CNC-cut staircase's horizontal treads were seamlessly blended into a vertical wall to the West composed of a mirror mesh of lines – timber balustrade strands designed to appear as threads hanging from the filigree bars of the landing balustrade above, the skirting bifurcating into each individual tread like a fern branching into leaves.
