The client wanted a hip, modern vibe to her new home and reached out to San Diego Interior Designer, Rebecca Robeson. Rebecca had a vision for what could be... With only 6 short months to completely gut and transform the space, it was essential Robeson Design connect with the right people in Denver. Rebecca searched HOUZZ for Denver General Contractors. Ryan Coats of Earthwood Custom Remodeling lead a team of highly qualified sub-contractors throughout the project and over the finish line. 8" wide hardwood planks of white oak replaced low quality wood floors, 6'8" French doors were upgraded to 8' solid wood and frosted glass doors, used brick veneer and barn wood walls were added as well as new lighting throughout. The outdated Kitchen was gutted along with Bathrooms and new 8" baseboards were installed. All new tile walls and backsplashes as well as intricate tile flooring patterns were brought in while every countertop was updated and replaced. All new plumbing and appliances were included as well as hardware and fixtures. Closet systems were designed by Robeson Design and executed to perfection. State of the art sound system, entertainment package and smart home technology was integrated by Ryan Coats and his team. The clients desired an intimate, yet dynamic family residence that reflected the beauty of the site and the lifestyle of the San Juan Islands. The house was built to be both a place to gather for large dinners with friends and family as well as a cozy home for the couple when they are there alone. The project is located on a stunning, but cripplingly-restricted site overlooking Griffin Bay on San Juan Island. The most practical area to build was exactly where three beautiful old growth trees had already chosen to live. A prior architect, in a prior design, had proposed chopping them down and building right in the middle of the site. From our perspective, the trees were an important essence of the site and respectfully had to be preserved. As a result we squeezed the programmatic requirements, kept the clients on a square foot restriction and pressed tight against property setbacks. The delineate concept is a stone wall that sweeps from the parking to the entry, through the house and out the other side, terminating in a hook that nestles the master shower. This is the symbolic and functional shield between the public road and the private living spaces of the home owners. All the primary living spaces and the master suite are on the water side, the remaining rooms are tucked into the hill on the road side of the wall. Off-setting the solid massing of the stone walls is a pavilion which grabs the views and the light to the south, east and west. Built in a position to be hammered by the winter storms the pavilion, while light and airy in appearance and feeling, is constructed of glass, steel, stout wood timbers and doors with a stone roof and a slate floor. The glass pavilion is anchored by two concrete panel chimneys; the windows are steel framed and the exterior skin is of powder coated steel sheathing.

For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

Inspiration for a small coastal guest medium tone wood floor and brown floor bedroom remodel with white walls

This Upper East Side prewar interior was specifically designed as a guest apartment for friends and family to stay for long periods of time. They wanted their guests to feel like home while staying in the city. Our criteria was that it had to be functional while remaining tailored, sophisticated and inviting. The space was rather dark so we opted for wallcoverings and paint colors that were soft, textural and exuded contrast. Our design was to completely renovate the living room, bathroom and master bedroom/sitting area. The kitchen was cosmetic with floor stain, paint, hardware and lighting. Grey, taupe, white and black were accents in the living room and created a friendly environment. This room also had to function as a guest room therefore a pullout sofa covered in a Lee Jofa linen was the perfect choice. The Bedroom has a soft palate which is extremely welcoming with touches of silver and pale grey. The hints of peacock blue and brown transform the space completely and work well with the pheasant mirror above the bed. This new spa bathroom has many great features and custom design ideas. This is a two in one, walk-in shower and soaking tub. The shower has a wall hung head and jets as well as a rain-head shower overhead with cobble stone floors that massage your feet while you shower to a large custom glass shower niche with a back LED light to give a soft accent glow. The vanity has clean lines with vessel sinks and waterfall faucets coming off the wall. This is warm comfortable bathroom that convenient and fun.

This Houston kitchen remodel turned an outdated bachelor pad into a contemporary dream fit for newlyweds. The client wanted a contemporary, somewhat commercial look, but also something homey with a comfy, family feel. And they couldn't go too contemporary, since the style of the home is so traditional. The clean, contemporary, white-black-and-grey color scheme is just the beginning of this transformation from the previous kitchen, The revamped 20-by-15-foot kitchen and adjoining dining area also features new stainless steel appliances by Maytag, lighting and furnishings by Restoration Hardware and countertops in white Carrara marble and Absolute Black honed granite. The paneled oak cabinets are now painted a crisp, bright white and finished off with polished nickel pulls. The center island is now a cool grey a few shades darker than the warm grey on the walls. On top of the grey on the new sheetrock, previously covered in a camel-colored textured paint, is Sherwin Williams' Faux Impressions sparkly "Striae Quartz Stone." Ho-hum 12-inch ceramic floor tiles with a western motif border have been replaced with grey tile "planks" resembling distressed wood. An oak-paneled flush-mount light fixture has given way to recessed lights and barn pendant lamps in oil rubbed bronze from Restoration Hardware. And the section housing clunky upper and lower banks of cabinets between the kitchen an dining area now has a sleek counter-turned-table with custom-milled legs. At first, the client wanted to open up that section altogether, but then realized they needed more counter space. The table - a continuation of the granite countertop - was the perfect solution. Plus, it offered space for extra seating. The black, high-back and low-back bar stools are also from Restoration Hardware - as is the new round chandelier and the dining table over which it hangs. Outdoor Homescapes of Houston also took out a wall between the kitchen and living room and remodeled the adjoining living room as well. A decorative cedar beam stained Minwax Jacobean now spans the ceiling where the wall once stood. The oak paneling and stairway railings in the living room, meanwhile, also got a coat of white paint and new window treatments and light fixtures from Restoration Hardware. Staining the top handrailing with the same Jacobean dark stain, however, boosted the new contemporary look even more. The outdoor living space also got a revamp, with a new patio ceiling also stained Jacobean and new outdoor furniture and outdoor area rug from Restoration Hardware. The furniture is from the Klismos collection, in weathered zinc, with Sunbrella fabric in the color "Smoke."

The owners of this kitchen had spent the money to upgrade the finishes in their kitchen upon building the home 12 years ago, but after living in the space for several years they realized how nonfunctional the layout really was. The (then) two preschool aged children had grown into busy, hungry teenagers with many friends who also liked to hang out at the house. So the family needed a more functional kitchen with better traffic flow, space for daily activities revolving around the kitchen at different times of day, and a kitchen that could accommodate cooking for and serving large groups. Furthermore, the dark, traditional finishes no longer reflected the homeowners’ style. They requested a brighter, more relaxed, coastal style that reflected their love of the seaside cities they like to visit. Originally, the kitchen was U-shaped with a narrow island in the middle. The island created narrow aisles that bottle-necked at the dishwasher, refrigerator, and cooktop areas. There was a pass-through from the foyer into the kitchen, but the owners never liked that the pass-through was also located so close to the powder room. The awkward proximity was unappealing and made guests feel uncomfortable. The kitchen’s storage was made up of lots of narrow cabinets, apothecary drawers, clipped corner units, and very few drawers. It lacked useful storage for the larger items the family used on a daily basis. And the kitchen’s only pantry was small closet that had only builder-grade, narrow shelving with no illumination to be able to see the contents inside. Overall, the kitchen’s lighting plan was poorly executed. Only six recessed cans illuminated the entire kitchen and nook areas. The under cabinet lighting was not evenly distributed either. In fact, the builder had mis-placed the under cabinet lighting around the decorative pilasters which made for choppy, dark cubbies. Further, the builder didn’t include any lighting over the sink or the bar area, which meant whoever was doing the dishes was always in their own shadow. That, coupled with the steep overhang of the game room above made the bar area feel like a dim, cavernous space that wasn’t inviting or task oriented. The kitchen looked out into the main living space, but the raised bar and a narrow wall (which held the only large cabinet in the kitchen) created more of a barrier than a relationship to the living room or breakfast nook. In fact, one couldn’t even see the breakfast nook from the cooktop or sink areas due to its orientation. The raised bar top was too narrow to comfortably sit to either dine at or chat from due to the lack of knee space. The the homeowners confided that the kitchen felt more like a dark, dirty prison than place where the family, or their guests, wanted to gather and commune. The clients' needs and desires were: ➢ to create a kitchen that would be a space the family loved to be in; to relate to the adjacent spaces all around, and to have better flow for entertaining large groups ➢ to remove the walls between the breakfast nook and living area and to be able to utilize the natural light from the windows in both those areas ➢ to incorporate a functional chopping block for prepping fresh food for home cooked meals, an island with a large sink and drain board, 2 pull out trash cans, and seating for at least the 2 teens to eat or do homework ➢ to design a kitchen and breakfast nook with an airy, coastal, relaxed vibe that blended with the rest of the house's coastal theme ➢ to integrate a layered lighting plan which would include ample general illumination, specific task lighting, decorative lighting, and lots of illuminated storage ➢ to design a kitchen with not only more storage for all the husband’s kitchen gadgets and collection of oils and spices, but smart storage, including a coffee/breakfast bar and a place to store and conceal the toaster oven and microwave ➢ to find a way to utilize the large open space between the kitchen, pantry area, and breakfast nook Twelve Stones Designs achieved the owner's goals by: ➢ removing the walls between the kitchen and living room to allow the natural light to filter in from the adjacent rooms and to create a connection between the kitchen, nook, and living spaces for a sense of unity and communion ➢ removing the existing pantry and designing 3 large pantry style cabinets with LED tape lights and rollout drawers to house lots of kitchen appliances, gadgets, and tons of groceries. We also took the cabinets all the way up to the 9’ ceiling for additional storage for seasonal items and bulk storage. ➢ designing 2 islands - 1 with a gorgeous black walnut chopping block that houses a drawer for chopping and carving knives and a custom double pull out trash unit for point of use utilization - and 1 that houses the dishwasher, a large Blanco Gourmet sink with integrated drain board, woven baskets for fresh root vegetables and kitchen towels, plenty of drawer storage for kitchen items, and bar seating for up to 4 diners. ➢ closing off the space between the kitchen and the powder room to create a beautiful new private alcove for the powder room as well as adding some decorative storage. This also gave us space to include more tall storage near the new range for precision placement of the husband’s extensive oil and spice collection as well as a location for a combo-steam oven the wife wanted for baking and cooking healthy meals. The project is enhanced functionally by: ➢ incorporated USB and standard receptacles for the kids’ laptops and phone charging in the large island ➢ designing the small island to include additional open shelving for items used on a daily basis such as a variety of bowls, plates, and colanders. This set up also works well for the husband who prefers to “plate” his dinners in restaurant-style fashion before presenting them to the table. ➢ the integration of specific storage units, such as double stacked cutlery drawers, a custom spice pull-out, a Kuerig coffee and tea pod drawer, and custom double stacked utensil drawers ➢ moving the refrigerator to the old oven location - this eliminated the bottle neck as well as created a better relationship to the eating table. It also utilizes the floor space between the pantry, nook, and kitchen ➢ creating a banquet style breakfast nook - this banquette seating not only doubles the amount of seating for large gatherings but it better utilizes the odd space between the kitchen and the previous nook area. It also helps to create a distinct pathway from the mudroom room through the pantry area, kitchen, nook, and living room. ➢ the coffee/breakfast bar area which includes the perfect location for the concealed microwave and toaster oven, convenient storage for the coffee pods and tea accoutrements. Roll-out drawers below also house the smoothie maker, hot water kettle, and a plethora of smoothie-making ingredients such as protein powders, smoothie additives, etc. Furthermore, the drawers below the Keurig house measuring utensil, cutlery, baking supplies and tupperware storage. ➢ incorporating lots of wide drawers and pullouts to accommodate large cookware. ➢ utilizing as much vertical space as possible by building storage to the ceiling which accommodates the family’s abundant amount of serving platters, baking sheets, bakeware, casserole dishes, and additional cutting boards. The project is enhanced aesthetically by: ➢ new 5-piece Versailles pattern porcelain tile that now seamlessly joins the entire down stairs area together creating a bright, cohesiveness feeling instead of choppy separated spaces - it also adds a coastal feeling ➢ designing a cabinet to conceal the microwave and toaster oven ➢ the coastal influenced light fixtures over the nook table and island ➢ the sandy colors of the Langdon Cambria countertops. The swirling pattern and sparkling quartz pieces remind the homeowner of black-and-tan sandy beaches ➢ the striped banquet seating whose creamy white background and blue-green stripes were the inspiration for the cabinet and wall colors. ➢ All the interior doors were painted black to coordinate with the blacks and grays in the backsplash tile and countertop. This also adds a hint of tailored formality to an otherwise casual space. ➢ the use of WAC's Oculux small aperture LED units for the overhead lighting complimented with Diode LED strips for task lighting under the cabinets and inside the pantry and glass wall cabinets. All of the lighting applications are on separate dimmer switches. Innovative uses of materials or construction methods by Realty Restoration LLC: ➢ Each 1-1/2” x 3” block of reclaimed end-grain black walnut that makes up the center island chopping block was hand milled and built in the shop. It was designed to look substantial and proportional to the surrounding elements, executed by creating the 4 inch tall top with a solid wood chamfered edge band. ➢ The metal doors on either side of the vent hood were also custom designed for this project and built in the Realty Restoration LLC shop. They are made 1x2, 11-gauge mild steel with ribbed glass. Weighing 60 lbs a piece, heavy duty cabinet hinges were added to support the weight of the door and keep them from sagging. ➢ Under-cabinet receptacles were added along the range wall in order to have a clean, uninterrupted backsplash. Design obstacles to overcome: ➢ Because we were removing the demising walls between the kitchen and living room, we had to find a way to plumb and vent the new island. We did this by tunneling through the slab (the slab had post tension cables which prevented us from just trenching) to run a new wet vent through a nearby structural wall. We pulled the existing hot and cold lines between upper floor joists and ran them down the structural wall as well and up through a conduit in the tunnel. ➢ Since we were converting from wall overs to a gas range it allowed us to utilize the 220 feed for the wall ovens to provide a new sub panel for all the new kitchen circuits ➢ Due to framing deficiencies inherited from the original build there was a 1-1/2” differential in the floor-to-ceiling height over a 20 foot span; by utilizing the process of cutting and furring coupled with the crown moulding details on the cabinet elevations we were able to mask the problem and provide seamless transitions between the cabinet components. Evidence of superior craftsmanship: ➢ uniquely designed, one-of-a-kind metal “X” end panels on the large island. The end panels were custom made in the Realty Restoration LLC shop and fitted to the exact dimensions of the island. The welding seams are completely indistinguishable - the posts look like they are cut from a single sheet of metal ➢ square metal posts on the small island were also custom made and designed to compliment and carry through the metal element s throughout the kitchen ➢ the beautiful, oversized end panels on the pantry cabinets which give the breakfast nook a tailored look ➢ integrating a large format 5 piece Versailles tile pattern to seamlessly flow from the existing spaces into the new kitchen space ➢ By constructing a custom cabinet that jogged around a corner we could not remodel (housing the entry way coat closet) we were able to camouflage the adjacent wall offset within the upper and lower cabinets. By designing around the existing jog in the structural walls we accomplished a few things: we were able to find the space to house, and hide, the microwave and toaster oven yet still have a clean cohesive appearance from the kitchen side. Additionally, the owners were able to keep their much needed coat closet and we didn’t have to increase the budget with unnecessary structural work.

Already a beauty, this classic Edwardian had a few open opportunities for transformation when we came along. Our clients had a vision of what they wanted for their space and we were able to bring it all to life. First up - transform the ignored Powder Bathroom into a showstopper. In collaboration with decorative artists, we created a dramatic and moody moment while incorporating the home's traditional elements and mixing in contemporary silhouettes. Next on the list, we reimagined a sitting room off the heart of the home to a more functional, comfortable, and inviting space. The result was a handsome Den with custom built-in bookcases to showcase family photos and signature reading as well three times the seating capacity than before. Now our clients have a space comfortable enough to watch football and classy enough to host a whiskey tasting. We rounded out this project with a bit of sprucing in the Foyer and Stairway. A favorite being the alluring bordeaux bench fitted just right to fit in a niche by the stairs. Perfect place to perch and admire our client's captivating art collection.

Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house. Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below. This house was built in 1994 and our clients have been there since day one. They wanted a complete refresh in their kitchen and living areas and a few other changes here and there; now that the kids were all off to college! They wanted to replace some things, redesign some things and just repaint others. They didn’t like the heavy textured walls, so those were sanded down, re-textured and painted throughout all of the remodeled areas. The kitchen change was the most dramatic by painting the original cabinets a beautiful bluish-gray color; which is Benjamin Moore Gentleman’s Gray. The ends and cook side of the island are painted SW Reflection but on the front is a gorgeous Merola “Arte’ white accent tile. Two Island Pendant Lights ‘Aideen 8-light Geometric Pendant’ in a bronze gold finish hung above the island. White Carrara Quartz countertops were installed below the Viviano Marmo Dolomite Arabesque Honed Marble Mosaic tile backsplash. Our clients wanted to be able to watch TV from the kitchen as well as from the family room but since the door to the powder bath was on the wall of breakfast area (no to mention opening up into the room), it took up good wall space. Our designers rearranged the powder bath, moving the door into the laundry room and closing off the laundry room with a pocket door, so they can now hang their TV/artwork on the wall facing the kitchen, as well as another one in the family room! We squared off the arch in the doorway between the kitchen and bar/pantry area, giving them a more updated look. The bar was also painted the same blue as the kitchen but a cool Moondrop Water Jet Cut Glass Mosaic tile was installed on the backsplash, which added a beautiful accent! All kitchen cabinet hardware is ‘Amerock’ in a champagne finish. In the family room, we redesigned the cabinets to the right of the fireplace to match the other side. The homeowners had invested in two new TV’s that would hang on the wall and display artwork when not in use, so the TV cabinet wasn’t needed. The cabinets were painted a crisp white which made all of their decor really stand out. The fireplace in the family room was originally red brick with a hearth for seating. The brick was removed and the hearth was lowered to the floor and replaced with E-Stone White 12x24” tile and the fireplace surround is tiled with Heirloom Pewter 6x6” tile. The formal living room used to be closed off on one side of the fireplace, which was a desk area in the kitchen. The homeowners felt that it was an eye sore and it was unnecessary, so we removed that wall, opening up both sides of the fireplace into the formal living room. Pietra Tiles Aria Crystals Beach Sand tiles were installed on the kitchen side of the fireplace and the hearth was leveled with the floor and tiled with E-Stone White 12x24” tile. The laundry room was redesigned, adding the powder bath door but also creating more storage space. Waypoint flat front maple cabinets in painted linen were installed above the appliances, with Top Knobs “Hopewell” polished chrome pulls. Elements Carrara Quartz countertops were installed above the appliances, creating that added space. 3x6” white ceramic subway tile was used as the backsplash, creating a clean and crisp laundry room! The same tile on the hearths of both fireplaces (E-Stone White 12x24”) was installed on the floor. The powder bath was painted and 12x36” Ash Fiber Ceramic tile was installed vertically on the wall behind the sink. All hardware was updated with the Signature Hardware “Ultra”Collection and Shades of Light “Sleekly Modern” new vanity lights were installed. All new wood flooring was installed throughout all of the remodeled rooms making all of the rooms seamlessly flow into each other. The homeowners love their updated home! This late 70's ranch style home was recently renovated with a clean, modern twist on the ranch style architecture of the existing residence. AquaTerra was hired to create the entire outdoor environment including the new pool and spa. Similar to the renovated home, this aquatic environment was designed to take a traditional pool and gives it a clean, modern twist. The site proved to be perfect for a long, sweeping curved water feature that can be seen from all of the outdoor gathering spaces as well as many rooms inside the residence. This design draws people outside and allows them to explore all of the features of the pool and outdoor spaces. This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.

Richard Herman is in the hospitality business and owns several upscale hotels in Florida and in other states as well as cattle ranches in both Florida and Missouri. Their farm in Ocala is by farm their most unique. The property serves as a 4-H demonstration project for the purpose of children’s education. They have been working with the Academy Prep of St. Pete which is dedicated to inner-city youths that are selected on the basis of need and achievement. Wife Diane spends her time on the farm raising Gypsy Vanners, a diminutive draft horse named after the job they did in Eastern Europe, pulling the wagons (vans) for gypsies that wandered across the continent. On the Ocala farm, there are several mules with a unique profession. Richard had visited the Hearthstone display at a Log & Timber Home Shows at the Orlando Convention Center many years ago. He was impressed that Hearthstone had stayed in touch with him over the years by mailings, invitations to shows, and periodic phone calls. When the time came to start serious consideration of the design of barn, Hearthstone responded promptly and professionally to Richard and Diane’s requests for information and a review of their ideas for their barn, which would serve as the centerpiece for their new farm. They wanted a multipurpose facility that could accommodate an educational environment and a large hall suitable for the fundraising events for his charities. Richard wanted a barn that reflected the look and feel of barns built at the dawn of the 20th century. Besides the rustic chicken houses and vegetable gardens, they have completely renovated a 1020’s era farmhouse to be as historically correct as possible and serves as the entry to the farm. “They very careful to feel us out, get comfortable with our capabilities, and be convinced that we could perform as promised,” said Project Manager John Ricketson of Hearthstone. Design Process There were some initial drawings that gave us a start on the basic shape and size of the barn. From there, it was a process of narrowing down the uses of each area and the spans that could be achieved. The barn was going to have the traditional “board & batten” exterior siding and a metal roof. There is a cantilevered ‘hay hood” on the north gable end above the large sliding barn doors that open into the foyer and horse stalls. The wings house a combination of areas, beginning with the large restrooms to accommodate crowds for events. Other parts of the wings have garage areas for the farm vehicles, feed room, tack room, wash rack, storage, offices, and smaller restrooms. Keeping with the look and feel of the turn of the century, Hearthstone developed a process for giving the timbers a surface texture that mimicked the circular cuts of timbers that had just come out of an old sawmill. This was easier said than done. Randy Giles guided his millwright (Wolfgang) in designing a machine that would do this effectively. The barn was delivered in October of 2014 and was erected over the course of two weeks, thanks to a hardworking crew (Eric Foster) and near-perfect weather. After the Hearthstone crew completed the erection and roof dry-in, it was time for the local carpenters to step up and install some light conventional framing on the gable ends before applying the roof fascia and exterior board & batten siding. Next came the big sliding barn doors, plumbing, electrical, heating, and cooling. Large rustic fixtures were hung from the great hall roof timbers. Exterior The board & batten siding was cypress and allowed to turn color naturally as rain hit it and the sun started working on it with UV rays. This method causes a much grayer look closer to the ground and less so where the roof overhang provides protection. The North end has some large limestone boulders and planters arranged around the pad with tall pampas grass. The planters provide casual seating before events and during outside receptions. The entire area was sodded with lush St. Augustine grass and split rail fences were added to enclose the barn area. The corrugated metal roof was a special order material that immediately rusted after being exposed to moisture. The layer of rust protects the metal from the elements. Interior The board & batten theme was carried throughout most of the interior with the timbers left natural to show off the circular saw texture. All of the tongue & groove decking was shipped in advance to allow the local painter to pre-stain it with a dark brown transparent stain that is a beautiful background to the light color Eastern White Pine timbers. “Everything was unique in this project” said Project Manager John Ricketson. “The setting on a small demonstration farm close to Ocala, the multipurpose design, the circular saw texture on the timbers.” The Hermans are very proud of their farm’s outcome. Richard sent a note to Randy Giles, owner of Hearthstone: “The Barn is fantastic, not a single problem, period. Next month, we have Jo Dee Messina coming in to help with a fundraiser for a local center for abused kids. Folks love the farm, ...... but that barn gets all of the attention. I would encourage you to use me as a reference for your sales team, feel free to extend my cell phone to any prospective purchasers.”

“We could never have envisioned what could be” – Steiner Ranch Homeowner and Client It is an especially fulfilling Project for an Interior Designer when the outcome exceeds Client expectations, and imagination. This remodeling project required instilling modern sensibilities, openness, styles and textures into a dated house that was past its prime. Strategically, the goal was to tear down where it made sense without doing a complete teardown. Starting with the soul of the home, the kitchen, we expanded out room by room to create a cohesiveness and flow that invites, supports and provides the warmth and relaxation that only a home can. In the Kitchen, we started by removing the wooden beams and adding bright recessed lighting. We removed the old limestone accent wall and moved the sink and cooktop from the island on to the countertop – the key goal was to create room for the family to gather around the kitchen. We replaced all appliances with modern Energy Star ones, along with adding a wine rack. The first order of business for the Living Room was to brighten it up by adding more lighting and replacing an unused section with a glass door to the backyard. Multi-section windows were replaced with large no-split glass overlooking the backyard. Once more, the limestone accent was removed to create a clean, modern look. Replacing the dated wooden staircase with the clean lines of a metal, wire and wooded staircase added interest and freshness. An odd bend in the staircase was removed to clean things up. The Master Bedroom went from what looked like a motel room with green carpet and cheap blinds to an oasis of luxury and charm. A section of the wraparound doors were closed off to increase privacy, accentuate the best view from the bedroom and to add usable space. Artwork, rug, contemporary bed and other accent pieces brought together the seamless look across the home. The Master Bathroom remodel started by replacing the standard windows with a single glass pane that enhanced the view of the outdoors. The dated shower was replaced by a walk-in shower and soaking tub to create the ultimate at-home spa experience. Lighted LED mirrors frame His & Hers sinks and bathe them in a soft light. The flooring was upgraded throughout the house to reflect the contemporary color scheme. Each of the smaller bedrooms were similarly upgraded to match the clean and modern décor of the rest of the house. After such a transformation inside, it was only appropriate that the exterior needed an upgrade as well. All of the legacy limestone accents were replaced by stucco and the color scheme extended from the interior of the house to the gorgeous wrap around balconies, trim, garage doors etc. to complete the inside outside transformation.
