A TOUCHDOWN BY DESIGN Interior design by Jennifer Corredor, J Design Group, Coral Gables, Florida Text by Christine Davis Photography by Daniel Newcomb, Palm Beach Gardens, FL What did Detroit Lions linebacker, Stephen Tulloch, do when he needed a decorator for his new Miami 10,000-square-foot home? He tackled the situation by hiring interior designer Jennifer Corredor. Never defensive, he let her have run of the field. “He’d say, ‘Jen, do your thing,’” she says. And she did it well. The first order of the day was to get a lay of the land and a feel for what he wanted. For his primary residence, Tulloch chose a home in Pinecrest, Florida. — a great family neighborhood known for its schools and ample lot sizes. “His lot is huge,” Corredor says. “He could practice his game there if he wanted.” A laidback feeling permeates the suburban village, where mostly Mediterranean homes intermix with a few modern styles. With views toward the pool and a landscaped yard, Tulloch’s 10,000-square-foot home touches on both, a Mediterranean exterior with chic contemporary interiors. Step inside, where high ceilings and a sculptural stairway with oak treads and linear spindles immediately capture the eye. “Knowing he was more inclined toward an uncluttered look, and taking into consideration his age and lifestyle, I naturally took the path of choosing more modern furnishings,” the designer says. In the dining room, Tulloch specifically asked for a round table and Corredor found “Xilos Simplice” by Maxalto, a table that seats six to eight and has a Lazy Susan. And just past the stairway, two armless chairs from Calligaris and a semi-round sofa shape the living room. In keeping with Tulloch’s desire for a simple no-fuss lifestyle, leather is often used for upholstery. “He preferred wipe-able areas,” she says. “Nearly everything in the living room is clad in leather.” An architecturally striking, oak-coffered ceiling warms the family room, while Saturnia marble flooring grounds the space in cool comfort. “Since it’s just off the kitchen, this relaxed space provides the perfect place for family and friends to congregate — somewhere to hang out,” Corredor says. The deep-seated sofa wrapped in tan leather and Minotti armchairs in white join a pair of linen-clad ottomans for ample seating. With eight bedrooms in the home, there was “plenty of space to repurpose,” Corredor says. “Five are used for sleeping quarters, but the others have been converted into a billiard room, a home office and the memorabilia room.” On the first floor, the billiard room is set for fun and entertainment with doors that open to the pool area. The memorabilia room presented quite a challenge. Undaunted, Corredor delved into a seemingly never-ending collection of mementos to create a tribute to Tulloch’s career. “His team colors are blue and white, so we used those colors in this space,” she says. In a nod to Tulloch’s career on and off the field, his home office displays awards, recognition plaques and photos from his foundation. A Copenhagen desk, Herman Miller chair and leather-topped credenza further an aura of masculinity. All about relaxation, the master bedroom would not be complete without its own sitting area for viewing sports updates or late-night movies. Here, lounge chairs recline to create the perfect spot for Tulloch to put his feet up and watch TV. “He wanted it to be really comfortable,” Corredor says A total redo was required in the master bath, where the now 12-foot-long shower is a far cry from those in a locker room. “This bath is more like a launching pad to get you going in the morning,” Corredor says. “All in all, it’s a fun, warm and beautiful environment,” the designer says. “I wanted to create something unique, that would make my client proud and happy.” In Tulloch’s world, that’s a touchdown. This home’s bright white traditional kitchen bounces light off every surface, from the Amazon Pearl Quartzite countertops and white subway tile backsplash to the gleaming white cabinets with their polished nickel hardware. Polished nickel is repeated in the faucet that is paired with a large white farm sink. A small area rug in shades of blue covers the walnut stained hardwood floor, while a stainless-steel range stands ready to take on any cooking task. A trio of frosted globe pendants hang from gold chains above the center island. The honeycomb design of the pendants is echoed in the blue trellis pattern of the roman shades that have been accented with a navy band. Coffee bean stained barstools boast turquoise seats in a durable easy-to-clean vinyl, and the striped fabric covering the built-in banquette has been laminated for easy cleaning as well. This is the chandelier in full of the previous closeup photo. We produced this vibrantly colored outdoor chandelier for a client's roofed patio area. Do not be deceived by the thin wires; we use taut, aircraft-strength cables that keep the chandelier stable, secure and safe.

Upon entering the home from the screened porch, MOSS installed floor to ceiling semi-custom cabinetry to be used as a sort of butler’s pantry to store kitchen items, additional entertainment ware, guests’ coats, cleaning equipment and supplies, and more. The use of the unique green tone was a beautiful touch as the color green is used throughout the home’s updated décor and brings a sense of unity to the overall space. Immediately off the long hallway is the home’s kitchen, which was completely updated. Square footage was not affected but MOSS re-designed the space so that it could be used in a more functional manner. A massive kitchen island with a beautiful soapstone countertop dominates the room. Semi-custom white cabinetry lines the perimeters. New large windows provide an incredible view of the yard. Finally, a seating area with built-ins was added to supply more space for seating and for the dining room table to be moved from the center of the kitchen, previously, to the side. The kitchen also features a beautiful fireplace which had its wooden surround updated. The home’s sunroom, located next to the kitchen, was previously a few feet lower than the rest of the home. To bring a better flow to the space, MOSS raised the entire floor of the room up to meet the rest of the main level. Stunningly, the hardwood floor matches to a “T”. In the home’s living room and office, full wall built-ins were added, allowing the homeowners to display their favorite books on topics ranging from art to history, as well as showcasing statues and art sculptures and other items that are meaningful to their family. The living room fireplace’s stone and wooden surrounds were updated by MOSS as well.

On a quiet cul-de-sac not too far from downtown San Luis Obispo lies the contemporary craftsman styled Clausen Residence. The challenges that accompanied this project were what, in the end, made it so interesting. The buildable area of the site is very small due to the fact that almost half of the property is occupied by a biological open space easement, established to protect the creek that runs behind the lot. In addition to this, the site is incredibly steep, which lent itself well to a stair stepped 3-story floor plan. Strict height restrictions set by the local jurisdiction governed the decision to bury the garage in the hill, and set the main living space on top of it, accompanied by the children’s bedrooms and game room further back on the site. The 3rd floor is occupied fully by the master suite, which looks down on the back yard below. Off of the great room is a vast deck, with built in barbecue, fire place and heaters, ideal for outdoor entertaining year round. The house, adorned in lap siding and true craftsman details is flanked by gorgeous oak trees and the creek beyond.

A TOUCHDOWN BY DESIGN Interior design by Jennifer Corredor, J Design Group, Coral Gables, Florida Text by Christine Davis Photography by Pablo Corredor Miami, Florida What did Detroit Lions linebacker, Stephen Tulloch, do when he needed a decorator for his new Miami 10,000-square-foot home? He tackled the situation by hiring interior designer Jennifer Corredor. Never defensive, he let her have run of the field. “He’d say, ‘Jen, do your thing,’” she says. And she did it well. The first order of the day was to get a lay of the land and a feel for what he wanted. For his primary residence, Tulloch chose a home in Pinecrest, Florida. — a great family neighborhood known for its schools and ample lot sizes. “His lot is huge,” Corredor says. “He could practice his game there if he wanted.” A laidback feeling permeates the suburban village, where mostly Mediterranean homes intermix with a few modern styles. With views toward the pool and a landscaped yard, Tulloch’s 10,000-square-foot home touches on both, a Mediterranean exterior with chic contemporary interiors. Step inside, where high ceilings and a sculptural stairway with oak treads and linear spindles immediately capture the eye. “Knowing he was more inclined toward an uncluttered look, and taking into consideration his age and lifestyle, I naturally took the path of choosing more modern furnishings,” the designer says. In the dining room, Tulloch specifically asked for a round table and Corredor found “Xilos Simplice” by Maxalto, a table that seats six to eight and has a Lazy Susan. And just past the stairway, two armless chairs from Calligaris and a semi-round sofa shape the living room. In keeping with Tulloch’s desire for a simple no-fuss lifestyle, leather is often used for upholstery. “He preferred wipe-able areas,” she says. “Nearly everything in the living room is clad in leather.” An architecturally striking, oak-coffered ceiling warms the family room, while Saturnia marble flooring grounds the space in cool comfort. “Since it’s just off the kitchen, this relaxed space provides the perfect place for family and friends to congregate — somewhere to hang out,” Corredor says. The deep-seated sofa wrapped in tan leather and Minotti armchairs in white join a pair of linen-clad ottomans for ample seating. With eight bedrooms in the home, there was “plenty of space to repurpose,” Corredor says. “Five are used for sleeping quarters, but the others have been converted into a billiard room, a home office and the memorabilia room.” On the first floor, the billiard room is set for fun and entertainment with doors that open to the pool area. The memorabilia room presented quite a challenge. Undaunted, Corredor delved into a seemingly never-ending collection of mementos to create a tribute to Tulloch’s career. “His team colors are blue and white, so we used those colors in this space,” she says. In a nod to Tulloch’s career on and off the field, his home office displays awards, recognition plaques and photos from his foundation. A Copenhagen desk, Herman Miller chair and leather-topped credenza further an aura of masculinity. All about relaxation, the master bedroom would not be complete without its own sitting area for viewing sports updates or late-night movies. Here, lounge chairs recline to create the perfect spot for Tulloch to put his feet up and watch TV. “He wanted it to be really comfortable,” Corredor says A total redo was required in the master bath, where the now 12-foot-long shower is a far cry from those in a locker room. “This bath is more like a launching pad to get you going in the morning,” Corredor says. “All in all, it’s a fun, warm and beautiful environment,” the designer says. “I wanted to create something unique, that would make my client proud and happy.” In Tulloch’s world, that’s a touchdown. For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

The couple has a lifelong love of Arts and Crafts and Modernism, and are the co-founders of PrairieMod, an online retailer that offers timeless modern lifestyle through American made, handcrafted, and exclusively designed products. So, having such a design savvy client was super exciting for us, especially since the couple had many unique pieces of pottery and furniture to provide inspiration for the design. The condo is a large, sunny top floor unit, with a large open feel. The existing kitchen was a peninsula which housed the sink, and they wanted to change that out to an island, relocating the new sink there as well. This can sometimes be tricky with all the plumbing for the building potentially running up through one stack. After consulting with our contractor team, it was determined that our plan would likely work and after confirmation at demo, we pushed on. The new kitchen is a simple L-shaped space, featuring several storage devices for trash, trays dividers and roll out shelving. To keep the budget in check, we used semi-custom cabinetry, but added custom details including a shiplap hood with white oak detail that plays off the oak “X” endcaps at the island, as well as some of the couple’s existing white oak furniture. We also mixed metals with gold hardware and plumbing and matte black lighting that plays well with the unique black herringbone backsplash and metal barstools. New weathered oak flooring throughout the unit provides a nice soft backdrop for all the updates. We wanted to take the cabinets to the ceiling to obtain as much storage as possible, but an angled soffit on two of the walls provided a bit of a challenge. We asked our carpenter to field modify a few of the wall cabinets where necessary and now the space is truly custom. Part of the project also included a new fireplace design including a custom mantle that houses a built-in sound bar and a Panasonic Frame TV, that doubles as hanging artwork when not in use. The TV is mounted flush to the wall, and there are different finishes for the frame available. The TV can display works of art or family photos while not in use. We repeated the black herringbone tile for the fireplace surround here and installed bookshelves on either side for storage and media components. Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. Richard Herman is in the hospitality business and owns several upscale hotels in Florida and in other states as well as cattle ranches in both Florida and Missouri. Their farm in Ocala is by farm their most unique. The property serves as a 4-H demonstration project for the purpose of children’s education. They have been working with the Academy Prep of St. Pete which is dedicated to inner-city youths that are selected on the basis of need and achievement. Wife Diane spends her time on the farm raising Gypsy Vanners, a diminutive draft horse named after the job they did in Eastern Europe, pulling the wagons (vans) for gypsies that wandered across the continent. On the Ocala farm, there are several mules with a unique profession. Richard had visited the Hearthstone display at a Log & Timber Home Shows at the Orlando Convention Center many years ago. He was impressed that Hearthstone had stayed in touch with him over the years by mailings, invitations to shows, and periodic phone calls. When the time came to start serious consideration of the design of barn, Hearthstone responded promptly and professionally to Richard and Diane’s requests for information and a review of their ideas for their barn, which would serve as the centerpiece for their new farm. They wanted a multipurpose facility that could accommodate an educational environment and a large hall suitable for the fundraising events for his charities. Richard wanted a barn that reflected the look and feel of barns built at the dawn of the 20th century. Besides the rustic chicken houses and vegetable gardens, they have completely renovated a 1020’s era farmhouse to be as historically correct as possible and serves as the entry to the farm. “They very careful to feel us out, get comfortable with our capabilities, and be convinced that we could perform as promised,” said Project Manager John Ricketson of Hearthstone. Design Process There were some initial drawings that gave us a start on the basic shape and size of the barn. From there, it was a process of narrowing down the uses of each area and the spans that could be achieved. The barn was going to have the traditional “board & batten” exterior siding and a metal roof. There is a cantilevered ‘hay hood” on the north gable end above the large sliding barn doors that open into the foyer and horse stalls. The wings house a combination of areas, beginning with the large restrooms to accommodate crowds for events. Other parts of the wings have garage areas for the farm vehicles, feed room, tack room, wash rack, storage, offices, and smaller restrooms. Keeping with the look and feel of the turn of the century, Hearthstone developed a process for giving the timbers a surface texture that mimicked the circular cuts of timbers that had just come out of an old sawmill. This was easier said than done. Randy Giles guided his millwright (Wolfgang) in designing a machine that would do this effectively. The barn was delivered in October of 2014 and was erected over the course of two weeks, thanks to a hardworking crew (Eric Foster) and near-perfect weather. After the Hearthstone crew completed the erection and roof dry-in, it was time for the local carpenters to step up and install some light conventional framing on the gable ends before applying the roof fascia and exterior board & batten siding. Next came the big sliding barn doors, plumbing, electrical, heating, and cooling. Large rustic fixtures were hung from the great hall roof timbers. Exterior The board & batten siding was cypress and allowed to turn color naturally as rain hit it and the sun started working on it with UV rays. This method causes a much grayer look closer to the ground and less so where the roof overhang provides protection. The North end has some large limestone boulders and planters arranged around the pad with tall pampas grass. The planters provide casual seating before events and during outside receptions. The entire area was sodded with lush St. Augustine grass and split rail fences were added to enclose the barn area. The corrugated metal roof was a special order material that immediately rusted after being exposed to moisture. The layer of rust protects the metal from the elements. Interior The board & batten theme was carried throughout most of the interior with the timbers left natural to show off the circular saw texture. All of the tongue & groove decking was shipped in advance to allow the local painter to pre-stain it with a dark brown transparent stain that is a beautiful background to the light color Eastern White Pine timbers. “Everything was unique in this project” said Project Manager John Ricketson. “The setting on a small demonstration farm close to Ocala, the multipurpose design, the circular saw texture on the timbers.” The Hermans are very proud of their farm’s outcome. Richard sent a note to Randy Giles, owner of Hearthstone: “The Barn is fantastic, not a single problem, period. Next month, we have Jo Dee Messina coming in to help with a fundraiser for a local center for abused kids. Folks love the farm, ...... but that barn gets all of the attention. I would encourage you to use me as a reference for your sales team, feel free to extend my cell phone to any prospective purchasers.”

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.
