The clients desired an intimate, yet dynamic family residence that reflected the beauty of the site and the lifestyle of the San Juan Islands. The house was built to be both a place to gather for large dinners with friends and family as well as a cozy home for the couple when they are there alone. The project is located on a stunning, but cripplingly-restricted site overlooking Griffin Bay on San Juan Island. The most practical area to build was exactly where three beautiful old growth trees had already chosen to live. A prior architect, in a prior design, had proposed chopping them down and building right in the middle of the site. From our perspective, the trees were an important essence of the site and respectfully had to be preserved. As a result we squeezed the programmatic requirements, kept the clients on a square foot restriction and pressed tight against property setbacks. The delineate concept is a stone wall that sweeps from the parking to the entry, through the house and out the other side, terminating in a hook that nestles the master shower. This is the symbolic and functional shield between the public road and the private living spaces of the home owners. All the primary living spaces and the master suite are on the water side, the remaining rooms are tucked into the hill on the road side of the wall. Off-setting the solid massing of the stone walls is a pavilion which grabs the views and the light to the south, east and west. Built in a position to be hammered by the winter storms the pavilion, while light and airy in appearance and feeling, is constructed of glass, steel, stout wood timbers and doors with a stone roof and a slate floor. The glass pavilion is anchored by two concrete panel chimneys; the windows are steel framed and the exterior skin is of powder coated steel sheathing.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

A TOUCHDOWN BY DESIGN Interior design by Jennifer Corredor, J Design Group, Coral Gables, Florida Text by Christine Davis Photography by Pablo Corredor Miami, Florida What did Detroit Lions linebacker, Stephen Tulloch, do when he needed a decorator for his new Miami 10,000-square-foot home? He tackled the situation by hiring interior designer Jennifer Corredor. Never defensive, he let her have run of the field. “He’d say, ‘Jen, do your thing,’” she says. And she did it well. The first order of the day was to get a lay of the land and a feel for what he wanted. For his primary residence, Tulloch chose a home in Pinecrest, Florida. — a great family neighborhood known for its schools and ample lot sizes. “His lot is huge,” Corredor says. “He could practice his game there if he wanted.” A laidback feeling permeates the suburban village, where mostly Mediterranean homes intermix with a few modern styles. With views toward the pool and a landscaped yard, Tulloch’s 10,000-square-foot home touches on both, a Mediterranean exterior with chic contemporary interiors. Step inside, where high ceilings and a sculptural stairway with oak treads and linear spindles immediately capture the eye. “Knowing he was more inclined toward an uncluttered look, and taking into consideration his age and lifestyle, I naturally took the path of choosing more modern furnishings,” the designer says. In the dining room, Tulloch specifically asked for a round table and Corredor found “Xilos Simplice” by Maxalto, a table that seats six to eight and has a Lazy Susan. And just past the stairway, two armless chairs from Calligaris and a semi-round sofa shape the living room. In keeping with Tulloch’s desire for a simple no-fuss lifestyle, leather is often used for upholstery. “He preferred wipe-able areas,” she says. “Nearly everything in the living room is clad in leather.” An architecturally striking, oak-coffered ceiling warms the family room, while Saturnia marble flooring grounds the space in cool comfort. “Since it’s just off the kitchen, this relaxed space provides the perfect place for family and friends to congregate — somewhere to hang out,” Corredor says. The deep-seated sofa wrapped in tan leather and Minotti armchairs in white join a pair of linen-clad ottomans for ample seating. With eight bedrooms in the home, there was “plenty of space to repurpose,” Corredor says. “Five are used for sleeping quarters, but the others have been converted into a billiard room, a home office and the memorabilia room.” On the first floor, the billiard room is set for fun and entertainment with doors that open to the pool area. The memorabilia room presented quite a challenge. Undaunted, Corredor delved into a seemingly never-ending collection of mementos to create a tribute to Tulloch’s career. “His team colors are blue and white, so we used those colors in this space,” she says. In a nod to Tulloch’s career on and off the field, his home office displays awards, recognition plaques and photos from his foundation. A Copenhagen desk, Herman Miller chair and leather-topped credenza further an aura of masculinity. All about relaxation, the master bedroom would not be complete without its own sitting area for viewing sports updates or late-night movies. Here, lounge chairs recline to create the perfect spot for Tulloch to put his feet up and watch TV. “He wanted it to be really comfortable,” Corredor says A total redo was required in the master bath, where the now 12-foot-long shower is a far cry from those in a locker room. “This bath is more like a launching pad to get you going in the morning,” Corredor says. “All in all, it’s a fun, warm and beautiful environment,” the designer says. “I wanted to create something unique, that would make my client proud and happy.” In Tulloch’s world, that’s a touchdown. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

A description of the homeowners and space from Linnzy, the Presidential Pools, Spas & Patio designer who worked on this project: "The homeowners can be described as an active family of three boys. They tend to host family and friends and wanted a space that could fill their large backyard and yet be functional for the kids and adults. The contemporary straight lines of the pool match the interior of the house giving them a resort feel in the very own backyard! The large pergola is a perfect area to cool off in the shade while enjoying a large outdoor kitchen as well as an oversized fire pit for the cooler nights and roasting marshmallows. They wanted a wow factor as the pool is the main focal point from the living room, and the oversized wall and rain sheer did the trick!"

Contemporary white high gloss Crystal cabinets with Cambria white cliff counter tops is striking. Adding black painted walls and large scale black tile floors make it even more dramatic. But with the addition of orange light fixtures and colorful artwork, the kitchen is over the top with energy. With no upper cabinets only floating shelves for display the base cabinets are well planned for each functional work zone. a. The “Cooking Zone” hosts the 60” range top (with hood) and is the heart of the kitchen. The ovens, coffee system and speed oven are located outside of this zone and use the island/snack bar as their landing space. b. The “Prep Zone” includes the refrigerator, freezer, sink, and dishwasher c. The “Entertainment Zones” has a separate sink and dishwasher, the wine cooler and beverage center. A desk off to the side of the kitchen with a large roll up tambour to keep any mess hidden. Also their robot vacuums have a charging station under the files drawers in the toe kick. This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. The home also boasts an open, four-story staircase flooded with natural, southern light, as well as a lower level family room, four bedrooms (including two en-suite) on the second floor, and an additional two bedrooms and study on the third floor. A spacious, 500SF roof deck is accessible from the top of the staircase, providing additional outdoor space for play and entertainment. Due to the location and shape of the site, there is a 2-car, heated garage under the house, providing direct entry from the garage into the lower level mudroom. Two additional off-street parking spots are also provided in the covered driveway leading to the garage. Designed with family living in mind, the home has also been designed for entertaining and to embrace life's creature comforts. Pre-wired with HD Video, Audio and comprehensive low-voltage services, the home is able to accommodate and distribute any low voltage services requested by the homeowner. Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. Spectacular unobstructed views of the Bay, Bridge, Alcatraz, San Francisco skyline and the rolling hills of Marin greet you from almost every window of this stunning Provençal Villa located in the acclaimed Middle Ridge neighborhood of Mill Valley. Built in 2000, this exclusive 5 bedroom, 5+ bath estate was thoughtfully designed by architect Jorge de Quesada to provide a classically elegant backdrop for today’s active lifestyle. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

Randy Angell, Designer GOLD International Award of Excellence winner - The transitional modern home was designed with large amounts of glass opening into the courtyard, creating an indoor-outdoor feel, and a visual connection among the spaces that could not be ignored. The neighboring wall, however, was not only rather imposing, but also of a style completely disconnected from our clients home. Our goal was to create a layering effect, with features of varying heights, both to add depth and dimension to the space, and to take the focus of the viewer off of the neighbor's wall.

A key storage feature in this space is the large built in pantry. full walnut interior, finished with Rubio oil in a custom blend of grays. The desk area has multiple outlets for charging as well as lots of storage. This is the epicenter of the home. Pocket doors close it off and hide any 'work in progress'. The kitchen area was originally two spaces. The area in the foreground was a butlers pantry/ breakfast room that had been converted to a laundry room. The Kitchen was the area by the window, roughly 8' x 8' and completely cut off from the rest of the house. The island sits on what had been the dividing line between the kitchen and the dining room. We discovered some salvageable hardwood flooring under the linoleum, we brought in salvaged hardwood to match. All the floors were then stained English Chestnut. All the woodwork was removed for construction, then carefully re installed and stripped once the work was complete. The kitchen has a mix of 6" recessed cans, under cabinet lighting, and island pendants. The soffit over the cabinets conceals the HVAC ducting as well as the hood ducting.
