We were called in to update the 80s master bathroom with a carpet, large built-in tub that took up a lot of space and was hardly used, and cabinetry that needed improved functionality. The goal of this project was to come up with a new layout to include, among other things, a makeup area for her and a freestanding tub, and design a sophisticated spa-retreat for the owners.

Finding a home is not easy in a seller’s market, but when my clients discovered one—even though it needed a bit of work—in a beautiful area of the Santa Cruz Mountains, they decided to jump in. Surrounded by old-growth redwood trees and a sense of old-time history, the house’s location informed the design brief for their desired remodel work. Yet I needed to balance this with my client’s preference for clean-lined, modern style.
Suffering from a previous remodel, the galley-like bathroom in the master suite was long and dank. My clients were willing to completely redesign the layout of the suite, so the bathroom became the walk-in closet. We borrowed space from the bedroom to create a new, larger master bathroom which now includes a separate tub and shower.
The look of the room nods to nature with organic elements like a pebbled shower floor and vertical accent tiles of honed green slate. A custom vanity of blue weathered wood and a ceiling that recalls the look of pressed tin evoke a time long ago when people settled this mountain region. At the same time, the hardware in the room looks to the future with sleek, modular shapes in a chic matte black finish. Harmonious, serene, with personality: just what my clients wanted.

Custom-designed cabinetry makes this space completely individual. The linen cabinet, with its vintage Deep Sky painted finish, wire mesh inserts and cabriole feet, feels as if it could have come from Provence, yet provides modern functionality. The vanities are custom designed to look like chests of drawers, although some of the fronts are actually doors. In spite of its old-world warmth, the bath features the most modern amenities, including a freestanding tub with advanced massage jets and a heated backrest, a spa style shower and more.
The architectural plans didn't specify a linen closet, but the client needed storage. What's more, the closet had to be designed around a window that had been place in the center of the two vanities. The window dictated the height of this custom piece. In spite of this, the custom Deep Sky cabinet designed to store towels and other products became a centerpiece of the space. In addition, the vanities were thoughtfully designed with shelves and drawers of varying heights to accommodate the client's specific toiletries and cosmetics. Because these are positioned on an exterior wall, it was also necessary to plan for cutouts, so the plumbing could come up through the floor.

Crowded Master Bathroom was impeding the sale of a magnificent water front property. As a result we transformed the bathroom in to a light and airy space that beckons any home owner to enter to a spa looking space with upscale fixtures and amenities. We offered our client contractor discounted pricing toward the purchase of all Bathroom Plumbing Fittings including the vessel tub, vanity and bathroom fixtures. Tiles were provided at deep discounted while sale prices. Vanity top, Saddles and other marble pieces were all custom fabricated in our shops and installed by our Renovation Expert Technicians.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family.
The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space.
The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm.
Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace.
Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family.

Designed for a waterfront site overlooking Cape Cod Bay, this modern house takes advantage of stunning views while negotiating steep terrain. Designed for LEED compliance, the house is constructed with sustainable and non-toxic materials, and powered with alternative energy systems, including geothermal heating and cooling, photovoltaic (solar) electricity and a residential scale wind turbine.

The master bath in this Franklin home, completed in 2017, features a natural cement looking porcelain floor tile with large format Italian porcelain slabs on the walls to create a natural gray travertine appearance. The wall hung cabinetry is simple yet functional allowing for all items including towels, linens, and dirty laundry to be easily stored in the two towers flanking the countertop. Above the two towers is a ribbon of glass windows to the ceiling which provide ample light while allowing for privacy. The bathroom also features a makeup vanity area with built-in hidden medicine cabinets and a huge walk-in shower with rain head, floating stone seat, and matching floor-to ceiling porcelain slabs on the shower walls.
