The original structure at Yankee Point was a simple 1970s home with “good bones.” Unfortunately, it was also a case where less-than-poetic considerations threatened to eclipse design. Setbacks, height and footprint restrictions and other building regulations had boxed in the renovation to the point where there was literally nowhere left to build. Fortunately, the house sat 6' above grade on the ocean side. With some three-dimensional ingenuity, this ultimately provided ample space to add a new full height lower level without exceeding stringent lot coverage limitations. Today, upon entering the residence, you catch a quick glimpse of the ocean views and of the cascading roof lines designed to echo the motions of ocean waves beyond. The space opens up as you move toward the ocean to reveal a panoramic view.

Top floor is comprised of vastly open multipurpose space and a guest bathroom incorporating a steam shower and inside/outside shower. This multipurpose room can serve as a tv watching area, game room, entertaining space with hidden bar, and cleverly built in murphy bed that can be opened up for sleep overs. Recessed TV built-in offers extensive storage hidden in three-dimensional cabinet design. Recessed black out roller shades and ripplefold sheer drapes open or close with a touch of a button, offering blacked out space for evenings or filtered Florida sun during the day. Being a 3rd floor this room offers incredible views of Fort Lauderdale just over the tops of palms lining up the streets. This contemporary living room has a light colored three dimensional wall tile called Duna. There are different styles available. Great for indoor or outdoor, it can be used from your livingroom to your bathroom to and ouside wall.

The adage “good things come in small packages” was never more true than in the remodeling of this home’s small bathrooms. First, a powder room was renovated with a dynamic three dimensional wall decorated with chipped marble. A wall hung pedestal sink and embedded lighting create an ultra-modern appeal. A second floor bathroom was gutted and redesigned to allow for a large walk-in shower. Marble walls, a tile floor, a rain shower head and a glass entry provide a spa-like feel. A marble countertop adorned with a white furniture-quality vanity and improved lighting are additional highlights. While they were at it, the homeowners also redid the mudroom to create additional storage, a bench and locker storage. The added counter and back splash above washer and dryer make doing laundry and folding a lot easier.

The original kitchen, although generous in size, was out of touch with our clients personal style. When a plumbing mishap caused significant damage to the space, the homeowners seized the opportunity to create the culinary workspace of their dreams. At the top of their wish list was a well designed kitchen, both aesthetically and functionally. State of the art appliances were selected based on the client's functional requirements and the optimal layout was tailored to family dinners and occasional entertaining. At the heart of the existing kitchen was a large and highly utilized island, keeping this was a high priority. An unused audio cabinet with outdated components was removed to create a much needed dry bar. The large refrigerator, and beverage fridge drawers were concealed behind custom made cabinetry panels and were positioned adjacent to the family seating area for easy access. Attributes such as spice storage, silver dividers and a tall pantry storage ensured everything had its place. Sherwin Williams, indigo batik (as seen on the island) was carried through the home allowing a visual connection throughout the home while the bright white perimeter cabinets created lightness and dramatic contrast. Brass hardware and decorative lighting gave the space a hint of understated glamour while pulling the warm tones found in the lattice of veining in the cambria quartz countertop. It is hard not to notice, however, the dramatic impact of the large ceramic, three dimensional, hexagon tiles that highlight the range wall. Companion subway tiles created continuity throughout the expansive kitchen, adorning the backsplash through the rest of the space.

Along the window (a perfect place to study) there is a custom designed L-shaped desk which incorporates bookshelves above countertop, and large recessed into the wall bins that sit on wheels and can be pulled out from underneath the window to access the girl’s belongings. The multiple storage solutions are well hidden to allow for the beauty and neatness of the bedroom and of the millwork with multi-dimensional wall design in drywall. Black out window shades are recessed into the ceiling and prepare room for the night with a touch of a button, and architectural soffits with led lighting crown the room. Cabinetry design by the interior designer is finished in bamboo material and provides warm touch to this light bedroom. Lower cabinetry along the TV wall are equipped with combination of cabinets and drawers and the wall above the millwork is framed out and finished in drywall. Multiple niches and 3-dimensional planes offer interest and more exposed storage. Soft carpeting complements the room giving it much needed acoustical properties and adds to the warmth of this bedroom. The second powder room in this home features a floating vanity and integrated sink composed of polished Smokey Black Vein Cut slabs. The accent wall was meant to create a dramatic, masculine feel which was accomplished by using a brushed metal three-dimensional mosaic. Sherpa Brown marble filed tile was used for the flooring to compliment the overall design.
