This client grew up in this 1950’s family home and has now become owner in his adult life. Designing and remodeling this childhood home that the client was very bonded and familiar with was a tall order. This modern twist of original mid-century style combined with an eclectic fusion of modern day materials and concepts fills the room with a powerful presence while maintaining its clean lined austerity and elegance. The kitchen was part of a grander complete home re-design and remodel. A modern version of a mid-century His and Hers grand master bathroom was created to include all the amenities and nothing left behind! This bathroom has so much noticeable and hidden “POW” that commands its peaceful spa feeling with a lot of attitude. Maintaining ultra-clean lines yet delivering ample design interest at every detail, This bathroom is eclectically a one of a kind luxury statement. The concept in the laundry room was to create a simple, easy to use and clean space with ample storage and a place removed from the central part of the home to house the necessity of the cats and their litter box needs. There was no need for glamour in the laundry room yet we were able to create a simple highly utilitarian space. If there is one room in the home that requires frequent visitors to thoroughly enjoy with a huge element of surprise, it’s the powder room! This is a room where you know that eventually, every guest will visit. Knowing this, we created a bold statement with layers of intrigue that would leave ample room for fun conversation with your guests upon their prolonged exit. We kept the lights dim here for that intriguing experience of crafted elegance and created ambiance. The walls of peeling metallic rust are the welcoming gesture to a powder room experience of defiance and elegant mystical complexity. It's a lucky house guest indeed who gets to stay in this newly remodeled home. This on-suite bathroom allows them their own space and privacy. Both Bedroom and Bathroom offer plenty of storage for an extended stay. The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. It contains no harmful chemicals and do not emit harmful radiation or gasses. Granite is heat resistant and is one of the most heat-resistant countertops on the market. You can place a hot pan out of the oven directly onto the countertop surface. Experts do recommend the use of a trivet when using appliances that emit heat for long periods of time, such as crockpots. Since the material is so dense, there is a small possibility heating one area of the top and not the entire thing, could cause the countertop to crack. Granite is scratch resistant. You can cut on it, but it will dull your knives! Granite scores a seven on Moh’s hardness scale. Granite countertops are considered to be a low maintenance countertop surface. The likelihood of needing to be repaired or resurfaced is low. Granite is a porous material. Most fabricators will apply a sealer to granite countertops before they are installed which will protect them from absorbing liquids too quickly. Many sealers last more than 10 years before needing to be reapplied. When they do need to be reapplied, it is something that most homeowners can do on their own as the process is similar to cleaning. Darker granites are very dense and sometimes don’t even require a sealer. When it comes to pricing, there are a lot of variables such as edge profile, total square footage, backsplash, etc. Don’t be fooled by the stereotype that all granite is expensive. Lower-range granites will cost less than high-range laminate. Though granite countertops are not considered “low range” in pricing, there are a lot of affordable options. If you are looking for something truly unique, consider an exotic granite. Some quarries are not easily accessible and/or only able to be quarried for short periods of time throughout the year. If these circumstances exist in a quarry with gorgeous stone, the price will be driven upward You won’t find a lot of solid patterns or bright colors, but both do exist. Also, watch for a large range of color and pattern within the same color of stone. It’s always a good idea to view the exact slab(s) that will be fabricated for your kitchen to make sure they are what you expected to see from the sample. Another factor is that many exotic types of granite have huge flowing waves, and a small sample will not be an accurate representation of the whole slab. Granite countertops are very resistant to chemicals. Acids and bases will not harm the material.

His and Hers floating beech wood vanities with quartz counters, include a drop down make up vanity on Her side. Custom recessed solid maple medicine cabinets behind each mirror. Both vanities feature large rimmed vessel sinks and polished chrome faucets. The spacious 2 person shower showcases a custom pebble mosaic puddle at the entrance, 3D wave tile walls and hand painted Moroccan fish scale tile accenting the bench and oversized shampoo niches. Each end of the shower is outfitted with it's own set of shower head and valve, as well as a hand shower with slide bar. Also of note are polished chrome towel warmer and radiant under floor heating system.

Nearly two decades ago now, Susan and her husband put a letter in the mailbox of this eastside home: "If you have any interest in selling, please reach out." But really, who would give up a Flansburgh House? Fast forward to 2020, when the house went on the market! By then it was clear that three children and a busy home design studio couldn't be crammed into this efficient footprint. But what's second best to moving into your dream home? Being asked to redesign the functional core for the family that was. In this classic Flansburgh layout, all the rooms align tidily in a square around a central hall and open air atrium. As such, all the spaces are both connected to one another and also private; and all allow for visual access to the outdoors in two directions—toward the atrium and toward the exterior. All except, in this case, the utilitarian galley kitchen. That space, oft-relegated to second class in midcentury architecture, got the shaft, with narrow doorways on two ends and no good visual access to the atrium or the outside. Who spends time in the kitchen anyway? As is often the case with even the very best midcentury architecture, the kitchen at the Flansburgh House needed to be modernized; appliances and cabinetry have come a long way since 1970, but our culture has evolved too, becoming more casual and open in ways we at SYH believe are here to stay. People (gasp!) do spend time—lots of time!—in their kitchens! Nonetheless, our goal was to make this kitchen look as if it had been designed this way by Earl Flansburgh himself. The house came to us full of bold, bright color. We edited out some of it (along with the walls it was on) but kept and built upon the stunning red, orange and yellow closet doors in the family room adjacent to the kitchen. That pop was balanced by a few colorful midcentury pieces that our clients already owned, and the stunning light and verdant green coming in from both the atrium and the perimeter of the house, not to mention the many skylights. Since the material is so dense, there is a small possibility heating one area of the top and not the entire thing, could cause the countertop to crack. Granite is scratch resistant. The likelihood of needing to be repaired or resurfaced is low. Granite is a porous material. If you are looking for something truly unique, consider an exotic granite. Some quarries are not easily accessible and/or only able to be quarried for short periods of time throughout the year.
