The homeowners desired an outdoor space that felt more rustic than their refined interior spaces, but still related architecturally to their house. Knowing the areas and resources of Lake Burton is our specialty Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. We introduce to you one of our newer services we are providing here at Kitchen Design Concepts: spaces that just need a little reviving! As of recent, we are taking on projects that are in need of minimal updating, as in, spaces that don’t need a full-on remodel. Yes, you heard right! If your space has good bones, you like the layout of your kitchen, and you just need a few cosmetic changes, then today’s feature is for you! Recently, we updated a space where we did just this! The kitchen was in need of a little love, some fresh paint, and new finishes. And if we’re being honest here, the result looks almost as if the kitchen had a full-on remodel! To learn more about this space and how we did our magic, continue reading below: The Before and After First, see what an impact new finishes can make! The “before” image shows a kitchen with outdated finishes such as the tile countertops, backsplash, and cabinetry finish. The “after” image, is a kitchen that looks almost as if its brand new, the image speaks for itself! Cabinetry With the wooden cabinetry in this kitchen already having great bones, all we needed to do was our refinishing process that involved removing door and drawer fronts, sanding, priming, and painting. The main color of the cabinetry is white (Sherwin Williams Pure White 7005) and as an accent, we applied a deep navy blue that really pops in this space (Sherwin Willaims Naval 6244). As a special design element, we incorporated a natural wooden band across the hood which is subtle but adds an element of surprise. Countertops The original countertops in this space were a 12×12 tile with cracks and discolored grout from all the wear and tear. To replace the countertops, we installed a clean and crisp quartz that is not only durable but easy to maintain (no grout here!). The 3cm countertops are a Cambria quartz in a grey-tone color (Carrick). Backsplash Keeping things simple, yet classic, we installed a 3×6 subway tile from Interceramic. The crisp white pairs well with all the other finishes of the space and really brighten the space up! To spice things up, we paired the white tile with a contrasting grout color (Cape Grey) that matches the countertop. This is a simple method to add interest to your white backsplash! Fixtures and Fittings For the fixtures and fittings of the kitchen, we wanted pieces that made a statement. That’s why we selected this industrial style faucet from Brizo! The faucet is a Brizo LITZE™ PULL-DOWN FAUCET WITH ARC SPOUT AND INDUSTRIAL HANDLE (63044LF-BLGL). The matte black paired with the luxe gold elements really make a statement! To match the gold elements of the faucet, we installed cabinetry hardware from Topknobs in the same gold finish. The hardware is a Channing pull TK743HB. Lastly, the large single bowl sink (who doesn’t want a large sink?!) is a great functional touch to the kitchen. The sink is a Blanco Precision 16″ R10 super single with 16″ Drainer in stainless steel (516216).

Our busy lawyer couple, with three close-knit children, had recently purchased a home that was modern on the outside, but dated on the inside. They loved the feel, but knew it needed a major overhaul. Being incredibly busy and having never taken on a renovation of this scale, they knew they needed help to make this space their own. Upon a previous client referral, they called on Pulp to make their dreams a reality. Then ensued a down to the studs renovation, moving walls and some stairs, resulting in dramatic results. Beth and Carolina layered in warmth and style throughout, striking a hard-to-achieve balance of livable and contemporary. The result is a well-lived in and stylish home designed for every member of the family, where memories are made daily.

Dynamic Garage Door specializes in Tuscan Architectural beautification in the Newport Beach, CA through our custom designed and hand made architectural shutters, garden gates and garage doors. This Newport-Mesa Tuscan home was exquisitely decorated with a combination of custom gates, decorative shutters and balcony barn door style shutters all handcrafted out of authentic, century-old reclaimed barn wood specifically harvested for this custom project. Beginning with the balcony shutters which actually slide from side to side like a real barn door we worked a charming rustic shutter design that would typically be seen in the Tuscan Riviera. We opted for sliding shutters as the balcony spacing limited the swing action of even bi-folding shutters. Incorporating real barn door hardware railing and crowing it behind the faux reclaimed wood beam made an excellent statement while adding functional shutters that can be shut close for comfort during the summer morning when the sun beats down into the master suite. The four shutter leafs are decorated with real hand forged dummy straps that were hammered and crafted by hand to achieve that gorgeous rustic charm typical of Tuscan architecture. The reclaimed barn wood from a century-old barn gives off a timeless appearance that increase in characters as the years go by. Because rustic barn wood has already aged beautifully over hundreds of years, the next century will only increase its authentically gorgeous appearance. The culmination of this project has been a meticulous collaborative input of our in-house head designer and the clients themselves. Although the completion of this project is lengthy and intricate, the results speak volumes and the wait simply justifies the outcome. The rest of thew windows on this Tuscan home have been accessorized with rustic barn wood as well and accentuated with our custom designed and handmade dummy iron hinge straps. Our dummy hardware is so authentically done in the same tradition used for hundreds of years in Europe to create shutter hardware that looks authentic and functional although it is only decorative. The details of our custom shutters is evident in the slightest of details including the bolts used to hold the shutter straps in place. Each of the shutter also has a decorative ring pull with a hand-hammered back plate which enhances the appearance of true functional shutters and defining that authentic Tuscan look. The beauty of this Tuscan home is visible throughout the entire property including the garden gates, garage doors and entry door. Again, for the garden gates, we went with rustic barn wood carefully crafted to preserve the original surface that has aged over hundreds of years but building the gates on galvanized steel frames that will ensure structural durability for the next few hundred years. The gates are highly secure, sound and can definitely hold back a crowd with authentic rustic charm. Don't be fooled with the simple-looking gate design. It is quite intricate with its 45 degree angle cuts around the perimeter of the trim which deviates water away from crevices that would otherwise make the gates vulnerable to the accumulation of moisture from the elements, sprinkler system or simply air humidity since the home is located near the ocean. Each one of the garden gates is equipped with European style mortise lock mechanisms and roller catches.
