This is a great house. Perched high on a private, heavily wooded site, it has a rustic contemporary aesthetic. Vaulted ceilings, sky lights, large windows and natural materials punctuate the main spaces. The existing large format mosaic slate floor grabs your attention upon entering the home extending throughout the foyer, kitchen, and family room.
Specific requirements included a larger island with workspace for each of the homeowners featuring a homemade pasta station which requires small appliances on lift-up mechanisms as well as a custom-designed pasta drying rack. Both chefs wanted their own prep sink on the island complete with a garbage “shoot” which we concealed below sliding cutting boards. A second and overwhelming requirement was storage for a large collection of dishes, serving platters, specialty utensils, cooking equipment and such. To meet those needs we took the opportunity to get creative with storage: sliding doors were designed for a coffee station adjacent to the main sink; hid the steam oven, microwave and toaster oven within a stainless steel niche hidden behind pantry doors; added a narrow base cabinet adjacent to the range for their large spice collection; concealed a small broom closet behind the refrigerator; and filled the only available wall with full-height storage complete with a small niche for charging phones and organizing mail. We added 48” high base cabinets behind the main sink to function as a bar/buffet counter as well as overflow for kitchen items.
The client’s existing vintage commercial grade Wolf stove and hood commands attention with a tall backdrop of exposed brick from the fireplace in the adjacent living room. We loved the rustic appeal of the brick along with the existing wood beams, and complimented those elements with wired brushed white oak cabinets. The grayish stain ties in the floor color while the slab door style brings a modern element to the space. We lightened the color scheme with a mix of white marble and quartz countertops. The waterfall countertop adjacent to the dining table shows off the amazing veining of the marble while adding contrast to the floor. Special materials are used throughout, featured on the textured leather-wrapped pantry doors, patina zinc bar countertop, and hand-stitched leather cabinet hardware. We took advantage of the tall ceilings by adding two walnut linear pendants over the island that create a sculptural effect and coordinated them with the new dining pendant and three wall sconces on the beam over the main sink.

With porches on every side, the “Georgetown” is designed for enjoying the natural surroundings. The main level of the home is characterized by wide open spaces, with connected kitchen, dining, and living areas, all leading onto the various outdoor patios. The main floor master bedroom occupies one entire wing of the home, along with an additional bedroom suite. The upper level features two bedroom suites and a bunk room, with space over the detached garage providing a private guest suite.

The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway.
The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views.
Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel.
To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection.
“Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.”
The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space.
An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light.
When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons:
1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.”
2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.”
3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.”
4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.”
Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.”
The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

This transitional timber frame home features a wrap-around porch designed to take advantage of its lakeside setting and mountain views. This tired, unused San Francisco backyard was transformed into a modern, low-maintenance landscape with site-appropriate plantings enhanced by raised planting beds and a lead-free artificial lawn to replace the existing water-thirsty lawn. I created two separate "rooms" to break up the long narrow yard, and specified full range blue stone for the two small patio areas, connected by a curved pattern of rectangular pavers of the same natural stone. The raised concrete rectangular planting beds were incorporated to bring more movement and interest to the landscape along with gravel bed accents alongside. Some of the existing concrete remained, and was stained with a color to compliment the natural stone. These photos were taken over a three year period. This one-of-a-kind home showcased the incredible customization and craftsmanship that Buffum Homes is known for throughout West Michigan. From the moment visitors arrived, it was clear this home was something special. Featuring stunning architectural details, thoughtful design elements, and statement pieces around every corner, this home left a lasting impression on everyone who toured it during the HBA Spring Parade of Homes.
Upon entering, guests were welcomed into a breathtaking two-story great room highlighted by a dramatic wall of windows that floods the space with natural light. Opposite the windows, a beautiful masonry fireplace chase extends upward, surrounded by custom built-ins that create a stunning focal point for the room. Looking above, the eye is immediately drawn to the intricate tray ceiling detail, a signature design feature that Buffum Homes loves incorporating to add character, dimension, and visual impact.
Just off the entryway, the home features both a private office and a versatile flex room complete with beautiful built-in cabinetry. Every square foot was intentionally designed to maximize functionality, comfort, and beauty while creating a home uniquely tailored to the homeowners’ lifestyle.
Not only was this a beautiful home situated on a stunning site, but it was also a beautiful project that truly showcased the endless customization possibilities available with Buffum Homes. From the thoughtfully designed floor plan to the carefully selected finishes and statement features throughout, every detail reflected the homeowners’ vision and personality.

Using both natural brown board and grey board we created this walk in wine cellar as a focal point within the basement. The custom glass panels and center glass door allows this space to be seen at all times while also creating its own dedicated environment.
The large-scale light grey tile was installed on the floor throughout the bar area and wine cellar in order to bring a sense of connection between the two spaces.
