This was an incredible patio home remodel we completed in the Fall of 2013. The original interior was straight from the early 1980s. We brought the property every luxury of a 21st century kitchen - slow close drawer glides, farmhouse sink, panel-front dishwasher and refrigerator, beaded inset cabinets, island with eat-in barstools....the list goes on. Every room on the first floor was transformed with newly installed hardwood floors, crown molding, and fresh paint. The two-sided fireplace was refaced on either side as well as given brand new molding, mantles, and recessed lighting. An alder wood bookshelf was installed in the dining room. The master bath received a full-size laundry closet (in lieu of the former laundry closet which was in the kitchen where we now have a built-in and TV!). We expanded the shower to give room for a seat. The original vanity was ripped out and replaced with custom-built vanities, new lighting, mirrors, etc. Every inch of this patio home has been elevated! We are so excited to share our most recent kitchen renovation with you, by one of our designers Vincent Guarino. The kitchen plans were designed with function and form in mind. The kitchen required different levels of architectural support throughout we carefully incorporated/hid posts and beams into the design aesthetic. You will notice one post between the pantry cabinet and refrigerator, an additional beam is hidden across the top behind the crown molding, and another support wall within the shallow depth pantry left of the refrigerator. Aesthetic details include painted maple Ultracraft cabinetry in Arctic White, the counters are a Q-Quartz in Calacatta Trevi, white subway tile, anchored by a gorgeous Herringbone wood floor. All appliances are the GE Café line in white with brass hardware. Additional features include entry-way cabinetry and bench complimented by a wood top, floating Poplar wood shelves in “Seagull”, a custom wood hood, floor to ceiling pantry carried through to the refrigerator, and the full design is finished with decorative paneling and crown molding.

David Duncan Livingston For this ground up project in one of Lafayette’s most prized neighborhoods, we brought an East Coast sensibility to this West Coast residence. Honoring the client’s love of classical interiors, we layered the traditional architecture with a crisp contrast of saturated colors, clean moldings and refined white marble. In the living room, tailored furnishings are punctuated by modern accents, bespoke draperies and jewelry like sconces. Built-in custom cabinetry, lasting finishes and indoor/outdoor fabrics were used throughout to create a fresh, elegant yet livable home for this active family of five.

The architectural elements add texture to the space. The custom shutters painted in a contrasting black draw your eye to the gracefully arched front windows framed in substantial trim work. A wall of cabinetry integrated with the fireplace offers a focal wall in the room as you enter the space. It also provides shelf space to give warmth by displaying familial pieces. This home office features wainscoting, chair rail, and crown by Banner's Cabinets. The display/storage unit has fluted and paneled pilasters, a soft eyebrow arch with frame bead at the open display sections, and a linear molding applied to the door frames of the doors in the center section. The upper paneled header and lower display section are separated by a piece of crown molding. The upper crown continues around the room, and the chair rail serves as a counter edge profile at the cabinets for a totally integrated look.

This powder room room use to have plaster walls and popcorn ceilings until we transformed this bathroom to something fun and cheerful so your guest will always be wow'd when they use it.
