Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. Designed using Trex Transcend decking in Lava Rock – a rich reddish-black shade with subtle shading and natural shade variations creating distinctive hardwood-like streaking and intense tropical hues and Trex Transcend decking in Tiki Torch – a warm, earthy shade features rich, reddish-brown hardwood streaking, and is designed to off the look of real tropical hardwoods with slight variations of color and streaking. Family members enter this kitchen from the mud room where they are right at home in this friendly space. The Kitchens central banquette island seats six on cozy upholstered benches with another two diners at the ends. There is table seating for EIGHT plus the back side boasts raised seating for four more on swiveling bar stools. The show-stopping coffered ceiling was custom designed and features beaded paneling, recessed can lighting and dramatic crown molding. The counters are made of Labradorite which is often associated with jewels. It's iridescent sparkle adds glamour without being too loud. The wood paneled backsplash allows the cabinetry to blend in. There is glazed subway tile behind the range. This lovely home features an open concept space with the kitchen at the heart. Built in the late 1990's the prior kitchen was cherry, but dark, and the new family needed a fresh update. This great space was a collaboration between many talented folks including but not limited to the team at Delicious Kitchens & Interiors, LLC, L. Inspiration for a timeless u-shaped dedicated laundry room remodel in Boston with a drop-in sink, shaker cabinets, white cabinets, white walls, a stacked washer/dryer and beige countertops

When this suburban family decided to renovate their kitchen, they knew that they wanted a little more space. Advance Design worked together with the homeowner to design a kitchen that would work for a large family who loved to gather regularly and always ended up in the kitchen! So the project began with extending out an exterior wall to accommodate a larger island and more moving-around space between the island and the perimeter cabinetry. Style was important to the cook, who began collecting accessories and photos of the look she loved for months prior to the project design. She was drawn to the brightness of whites and grays, and the design accentuated this color palette brilliantly with the incorporation of a warm shade of brown woods that originated from a dining room table that was a family favorite. Classic gray and white cabinetry from Dura Supreme hits the mark creating a perfect balance between bright and subdued. Hints of gray appear in the bead board detail peeking just behind glass doors, and in the application of the handsome floating wood shelves between cabinets. White subway tile is made extra interesting with the application of dark gray grout lines causing it to be a subtle but noticeable detail worthy of attention. Suede quartz Silestone graces the countertops with a soft matte hint of color that contrasts nicely with the presence of white painted cabinetry finished smartly with the brightness of a milky white farm sink. Old melds nicely with new, as antique bronze accents are sprinkled throughout hardware and fixtures, and work together unassumingly with the sleekness of stainless steel appliances. The grace and timelessness of this sparkling new kitchen maintains the charm and character of a space that has seen generations past. Embark on a culinary crave with this classic gray and white family kitchen. We chose a warm neutral color for the cabinetry and enhanced this warmth with champagne gold cabinet hardware. These warm gray cabinets can be found at your neighborhood Lowes while the champagne hardware are designed by Atlas. Add another accent of shine to your kitchen and check out the mother of pearl diamond mosaic tile backsplash by Jeffrey Court, as seen here. Adding this hint of sparkle to your small space will allow your kitchen to stay bright and chic. Don't be afraid to mix metals or color. This island houses the glass cook top with a stainless steel hood above the island, and we added a matte black as our finish for the Edison lighting as well as black bar stool seating to tie it all together. Our goal of providing a clean design with great functional lighting was achieved by working with the architect, contractor and interior designer to perfect the details in this bathroom. Inverse coves provide the illusion of daylight coming from above while the mirrors illuminate occupants by lighting above their heads and below their chins for maximum function. This eclectic kitchen design in Mission Viejo-Lake View brings light into the space through a large window, which is then beautifully reflected in the mirror paneled pantry doors. The mirrors add depth and light to the space, giving the kitchen a bright, airy feel. Glass pendant lights, recessed lighting, and under- and in-cabinet lights complete the multi-layered lighting design. The Columbia Cabinetry recessed panel kitchen cabinets bring a traditional foundation to the kitchen design. White perimeter cabinetry includes glass front upper cabinets with in cabinet lighting, offering the perfect place to display dishes and glassware. This is beautifully contrasted by gray island cabinetry, all accented by Top Knobs cabinet hardware. The island incorporates seating for casual dining and an angled undercounter power strip. An Allia by Rohl white fireclay undermount sink is positioned facing the large kitchen window that overlooks a stunning view and is accompanied by a pull-down sprayer faucet. This Mission Viejo-Lake View kitchen design brings together materials, textures, lighting, and complementary colors to create a stunning space. Inspiration for a timeless patio remodel in Chicago

Looking at this home today, you would never know that the project began as a poorly maintained duplex. Luckily, the homeowners saw past the worn façade and engaged our team to uncover and update the Victorian gem that lay underneath. Taking special care to preserve the historical integrity of the 100-year-old floor plan, we returned the home back to its original glory as a grand, single family home. The project included many renovations, both small and large, including the addition of a a wraparound porch to bring the façade closer to the street, a gable with custom scrollwork to accent the new front door, and a more substantial balustrade. Windows were added to bring in more light and some interior walls were removed to open up the public spaces to accommodate the family’s lifestyle.
