South Park Design Build

We did a ~1 million dollar gut + 2nd story renovation with South Park, with Matt Brooks as our project manager, using architectural plans from an independent architect. We were extremely difficult and knowledgeable clients who were deeply involved in all aspects of the construction. In the end South Park delivered on an amazing house mostly on budget. Pros: • Very good quality work with strong attention to detail • Extremely fast and clear communication, Matt involves you in all aspects of the work • Matt had very good social skills – able to bridge gaps and keep everyone happy with each other. • Used good tracking software – made it easy to track the 50+ change orders, and we knew our payment status at all time. The software ensures you sign off on each change order, including cost, prior to starting on it, so there are fewer disagreements later. • Lead carpenter for our project, Rob Sterijevski, was outstanding. He had uncompromising standards and frequently spotted deficiencies in the design which he then rectified (for example a missing beam, very hard to build roof sheathing). He also made several important improvements to our plan (such as a better and cheaper design of the rim joist for the attic floor). • Extremely flexible – they are not afraid to take on tricky projects or make multiple change orders with a good attitude • They keep a very clean job site. You might not think it is important – but it is! Cons: • We felt their focus was on quality, not cost, so you may have to watch this carefully if you are very price sensitive. A few times we found significantly better prices (such as for Hardie-board siding), and their estimates for many items was low (for example wood and disposal). • Their sub-trades were generally good, but some were not up to our expected quality, for example the plumber (put a stack 4” off plan, omitted a second stack, poor quality in some aspects)

South Park built us a laneway house in downtown Toronto in six months during the pandemic and with very few hiccups. They were great from the beginning to the end of our project. They were always attentive and delivered everything they promised, including helping us get through unexpected challenges. I can't say enough about how great the whole team is. Thank you.

The team at South Park Design Build recently finished a whole house renovation for me and my family. I am amazed at how organized and efficiently our project was handled. The quality of the work is exceptional. Even through a year in a pandemic with all the uncertainties, they managed to complete the work on time and on budget and were communicative and transparent all along the way. This past year we renovated our home, pretty well down to the studs, we were in the best hands with South Park. Eric and Matt have built a wonderful team that is incredibly thoughtful to detail, organized, and professional. We feel incredibly lucky to have created our home with their support. They are determined to find solutions that leave everyone satisfied, and they were always on top of all moving parts. They are super experienced, and it really shows in the way they manage and execute a project. Honest good people, anyone entering the chaos that is a home reno is lucky to have them steering the ship.

Attention to detail and a commitment to excellence are the hallmarks of working with South Park Design Build. They helped us to complete a two-story plus basement addition. There was extensive work in splicing the addition into the existing structure including replacing the staircase from basement to the second floor. South Park’s team of Matt and Ricardo were great. Very responsive to our questions and concerns, and excellent communicators. We never had to chase them down and they were always available to discuss any issues. They were able to resolve a challenging problem that arose from previous renovation with experienced trades and a systematic approach. We highly recommend them and would use them again for any future renovations.

I had the pleasure of working with the team at South Park Design Build this past year. My client's renovated their home which included opening up part of the main floor to renovate the kitchen, renovating 2 bathrooms and creating two new bathrooms, installing new windows and adding on to the third floor. The project included a lot of millwork. Their trades were great and the entire team was very conscientious. I appreciated their communication and attention to detail. As first time homeowners we took on a very ambitious project which included a complete gut and redesign of our Toronto triplex & construction of a self contained 2 story studio in the back yard. From selecting an architect to selecting hardwood floors, Eric's years of experience were vital in our entire decision making process & he was essential in helping us decide how to spend our money wisely. Matt managed the project and was always available and extremely attentive. I was traveling for work during a good portion of the project and Matt's daily updates through their app were extremely helpful. Matt and Eric operated in a very transparent manner. This made the planning and design process much easier & made it less stressful for us to deal with the inevitable challenges that did arise during the project. Matt and his team renovated our kitchen and pantry There were numerous delays, but most were due to Covid and other items out of their control. But, the most important element - getting things done *exactly* how we wanted, was what they delivered. So often contractors are looking for the simplest/cheapest/laziest route, and you expend so much energy arguing to just get what you want / what was bid - not so with South Park. They delivered incredible workmanship. Would recommend them to anyone.

We used South Park Design Build for a significant renovation including removal of supporting walls, redoing our kitchen, installing windows, building dormers, bathrooms and much more. We were very pleased with the South Park team. They were very polite, attentive and were easy to get along with. Moreover, they demonstrated the highest attention to detail/quality. It is a good sign when your contractor is pickier than you are. Despite all of this, they gave a balanced viewpoint as to where to invest and where not to. We would definitely use South Park again.

South Park helped me with some structural upgrades to my house, including replacing the main beam, reinforcing floor joists, and adding structural support to the stairwell. They did a great job! Quality work, very professional, extremely knowledgeable. I would definitely use them again.

South Park recently completed a main floor renovation of our Edwardian style home including the removal of a structural wall. We are delighted with the finished product. Eric and his team were a pleasure to work with. They sourced the most skilled trades and were always so responsive and conscientious to our needs. We have two small children and it was important for us to be back in our house by the projected completion date and they made every effort to ensure we were back in our house before the completion date without compromising on quality and design. I have no hesitation to recommend South Park to anyone looking to do a renovation of their home.

South Park did a complete renovation, including an addition, of our 100 year old semi in Toronto. They worked with an architect to come up with a really great layout, and essentially rebuilt the house. The finished product is stunning with excellent craftsmanship. Matt and Ricardo lead the project and were easy to work with, able to problem solve issues that came up here and there (100 year old house after all), and most amazingly finished on time. For the size of this project there was very little stress, which is close to priceless! Highly recommend this company.
