Depends on where. But yes, in Western Washington (USA) I made heroic efforts to keep just the build part at $185. It will be nice, but not what you think of when you think "oooohhh, custom home!"

Add design costs, permits, ecological stuff, land prep, land (!!), geotechnical reports, bald eagle management plans, etc etc etc. A modest home gets up there quite quickly.

Where in Canada...we have the 2nd largest country in the world...In Vancouver you can't walk through a door for less then $300,000 for a condo. In Saskatchewan you get half the town for that price.

The pre-fab homes have come a long way. I've heard that they speed things up (3 months build vs. 18 months) but you "pay" for the speed...not a tremendous amount of financial savings to be had...TIME is the greatest saving, not money when it comes to pre-fab. The "Average" (Vancouver, Toronto, Montreal get to ignore this part) cost of designing a home in Canada (custom...design) starts around the $200/sf mark...so they would be top of the budget for you...not impossible but you would need to start asking. Canada is simply too big to ask a design forum (based all over the world) about basic build costs. It varies so much from town to town let alone province to province/region to region.
