I have attached three floor plans. The smallest is the current one. The living/dining room is 26 feet deep and the wall next to the entry in the living room is 15 feet wide. The two bedrooms are aprox. 10 by 12. This is the layout of our first floor. We like our house, and we just love out lot and location. We live on a culdesac in a good location with a little over 1/4 acre that we just fenced in on a small lake. And the cost to move to a comparable lot and bigger home another place in the city would be more than 100K, and could be more when you consider we have spent years and money here slowly updating things and getting them how we like. So if we could get this addition and kitchen remodel for 80K or less then we are golden (we live in affordable part of midwest). We could do a good portion of the work ourselves, but none of the exterior items. We routinely do things like put in flooring here. We can do drywall and framing, but I'd rather not to be honest-- we never do as well on the corner beading of the drywall as I like. Our house is 1800 sqr ft and 1.5 stories. We have thought about adding onto the garage and building over it as this would not bring any changes to the current floor plan, but I would still want a kitchen bump out for some more space there. Our home has the master bedroom on the. 2nd floor, it is fine, our master bath and a small room attached to the master bath (about 10 by 10 or 10 by 8) which we have used as a home office and now nursery. We are fine with the living room and dining room. The bedrooms are fine-- for now. But we do find our house limited on storage and our two first floor bedrooms are offices, one for each of us (DH and me). We both like having our own space for work and projects like hobbies. DH works from home sometimes and needs quiet space for that and his stuff, and paying bills. I am a teacher and sometimes tutor and plan on doing this more over the years. I need space to work on projects like when did a puppet stage or sewing projects. I'd rather not share an office and the sofa shown is also a sofa bed (we have a fabulous one from the 50s that was just reupholstered, comfortable too!). Our issue is also that there isn't enough space for two desks and the sofa bed in the office now. It is just about time for another child, and the nursery isn't big enough to hold them both. So we clearly need another bedroom. And we both cook and I love to bake and often will do trays of decorated cookies and such and need a lot of counter space. I really dislike my current kitchen layout-- it just doesn't make sense to me. I can't see much from the opening, so i want to really open it up with pocket doors so it can still be closed off for noise and mess issues and a pass through into the dining room (again, with some way to help close off if desired). We have dogs and love them and this is where the mudroom ideas comes from. But how to lay stuff out? I'd love thoughts and opinions!
