Do you have a plan number? Southern living makes it practically impossible to look them up by name.

Obviously, I'm not building it, but I always enjoy seeing what appeals to others.

I think this is it. I love Southern Living house plans.

Very pretty!

Possible problems:

1. No powder room near the garage entry.
2. Laundry and whole "back hall" too small -- and dark.
3. Breakfast area too narrow (8 feet?).
4. That 12/12 roof is costly without providing an attic.
5. Unless you USE the bonus space over the garage, that's another expensive roof.
6. Front porch is merely decorative. Too narrow to use. Will you want a screened back porch?

I like having ONLY "back stairs"!

Sorry for not posting the plan but thanks for linking it Stumpy!I especially love the porch. I could have sworn that I did a search on here on day and saw some pictures that someone had posted. It's supposed to be a big seller for them so I hope that someone out there has built it or been in it before.

Thanks Chisue. You bring up some very valid points! I was a little worried about that back hall area and didn't even notice some of the other points that you picked up on.
I would love a back screened in porch if possible.

Oh, this is MY house!!!!!

I don't have an finished pics, but here are some in progress. I LOVE LOVE LOVE my house. We did maake significant changes, not all of which I remember, but what we did:

1. bumped out breakfast room and bedroom abovt it 6 ft.
2. bumped out master toward the back about 3 ft.
3. made the porch 8 ft deep and wrapped it all the way around that side and the back to the breakfast room wall. We screened the back and side, so we could have the french doors in the den open (they are outswing).
4. There is a LOT of attic space. We made all the upstairs bedrooms bigger during framing when we saw that.
5. made the dormer in the bonus room about 15 ft wide, ith a triple window...very bright playroom.
6. reconfigured the kitchen and removed most of the wall between it and the family room. Better suits our family.
7. shortened the study by 2 ft and added that to the family room.
8. raised the ceilings to 10 down and 9 up.

The back hall is plenty wide at 4 feet, with the cubbies it seems bigger still. The laundry is tight, should have widened it about 2 feet. We also added a pocket door between the laundry and master bath...that was probably the single most convenient thing we did, so we don't have to go through the kitchen and around the world to get there, and that's where my clean clothes live.

I'll get some finished pics soon. There are three albums at this link, upstairs, downstairs, and exterior. These were about a month from moving in.

Thank you so much for responding and sharing your pictures! Your home is such a gorgeous version of Fox Hall. I had seen a few others online, but yours is by far the best that I have seen. I like the changes that you made. I really love that screened in porch. I would love to see the finished version when you post them. I was wondering if you could help with a few questions that I had:

* Do you have a mud room area with the beadboard type bench? It looks like there is room as you enter from the garage into the house but I was unsure.

* Do you have a sink in the laundry?

* How many total square ft. did your home come to after the changes were made?

* Are there any windows at all on the side of the house that has the study and living room fire place?

* Does the house let a lot of light in on the main floor. For some reason I am worried that it might be dark.

* Did your builder make the modifications or did you have those made when you ordered the original plans?

Nice floorplan. I have a couple of suggestions. First, could the shower and the toilet area in the Master Bathroom be flip flopped? I hate to have to walk to the far end of the bathroom in the middle of the night. Also, how wide are the doors to the Master Bedroom and bath? I had an unfortunate fall and broke my ankle. I am in a wheel chair, but I can't get in many rooms of my one story house because of the wheel chair width. (I am hoping to get a narrower one soon!) Never in a million years did I think that this could be a problem. Make sure that at least one of the bedrooms and bathrooms can have wheel chair access. I won't be able to put weight on my leg for 3 months following my surgery. It is something to think about.

Christine -- That was another point that I forgot to post: not enough windows on the sides of the house -- at least not shown on the plans. Every room benefits from having at least two sources of natural light.

Interesting to see that Jackson2348 wishes the laundry were larger. Absolutely, you need a sink in a laundry room; where else would you wash your pooch? LOL You also need room to hang clothes; store laundry products; iron (?), fold. My "back hall" contains laundry area at one end and powder room & huge closet at the other. Access to garage, back yard, kitchen. Window at laundry end; Door with glass to back yard. Space for dog's dishes, shredder, countertop & plugs for recharging. Could you have a laundry chute from the upper level?

Jackson2348, That turned out gorgeous! I love all your color choices. Can I hijack for a minute and ask what paint you used on the ceilings of both the yellow room and the green apple? Very sophisticated and pretty!

We do have lockers in the back hall...open space with hooks and cabinet space above, with a small countertop for mail, chargers, etc.

Yes, we have a sink...the critera, chisue, was is this big enough for a cocker spaniel!!!

We are right at 3900 sq ft

No windows on that side...builder objected too, but furniture placement overruled

Master and front rooms are fine...family and kitchen are a little dark, but we have mature trees in our back. Trade-off.

We ordered the plans,then took them to a draftsman that our builder uses to re-draw floorplans, and put correct dimensions on for foundation and roof sections. Worked ok, much less expensive to have someone local do it. (I think we paid them around $400)

Lindy, Thanks, the ceiling in the green room is a half formula of SW Butter Up. The yellow room ceiling is Pratt and lambert Chervil (sp?).

When we were looking at plans, I did not want to have to go through the laundry when you enter from the garage. I wanted a space we could shut the door on. And the dog's bowls are in the kitchen, rather than the mudroom where I made space for them, because she won't eat if we are not right there. Spoiled girl.

Jackson2348- Thank you so much for answering all of those questions. It really helps. I hope that you will post pictures sometime when you get a chance. I would really love to see them. I'm actually thinking of driving to KY to see a newly built Fox Hall that's for sale. I think it will help to walk through it. Good luck with your move and congratulations!

Chisue- I was thinking that I might want those extra windows. I love a lot of light and we would have great views of rolling hills. I also need a dog sized sink in the laundry as an owner of 3 dogs :)

Jackson2348...Love your house! LOVE the Stained Doors! The photos are great. You say you are at 3,900 SqFt? Heated? Would you mind telling us if your building cost for your area is over $100 per SqFt and if it is for "heated SqFt"?

The pocket door idea from MstrBath into Laundry is what we plan to do with our AbberleyLane blueprints! Great Idea! Is the one walk-in closet large enough for both husband & wife without having to store ANY seasonal clothes or shoes?

jackson2348 -- Oh-ho, you have it backwards! You're supposed to buy the DOG based on whether it will fit in the laundry sink. (A reason we've had four Westies -- one at a time.)

How do you access this huge attic?

Great idea about the door from master bath to laundry! I'm just this odd person who is on a crusade to resurrect the Back Hall. We need a "messy" place in our perfect homes -- a place for "stuff" that we use every day and can't easily put in a basement or attic or garage.

I have to have windows! I think our Pella bill was $42K with the GC's discount for our 2900 sq ft house and that was six years ago. Love my archtops!

Chisue- we have walk in attic access at two points...in the hall closet for the space over the master and in the front bedroom closet for the space over the family room. These attics are on the second floor. we have a pull down stair in the upstairs hall to access the third level attic, but I've never actually been up there.

Mstnarabs, Abberly lane is my FAVORITE house. We just could not afford to build it. We wound up at about 150/ft in hard costs on the house, but several factors affected that number. We are in central Mississippi, and broke ground 6 months after Katrina. Materials were sky high at that time. We were also building the "forever house", so there were a WHOLE lot of "might as wells". We built out ALL the closets, custom cabinetry and trim work, walnut floors, and on and on. In our area, there are not any "production builders", smaller builders will build spec houses, and these range from about 100/ft to about 200/ft,depending on finishes.

Our closet is fine, but we do have 10 ft ceilings, with shelving all the way up. Sweaters go up top from march till nov. or dec.

Also, before I get blasted, we upgraded the bones of the house....icynene insulation, high effeciency HVAC and windows, etc.

There's so much *roof* on this baby -- and so much attic -- that I'd consider building a regular walk-up stairway to the third level. (If you've got it, flaunt it!) You wouldn't have to finish it out right away, but having the access could be valuable.

@jackson2348 your (former) home is absolutely gorgeous. My family is also considering building this plan and I love the changes you made. I can only see the few pictures that you posted but have a question- did you add a pantry? If so, where?
