CHEAP Apt. heat please?

Hi guys

I am a disabled guy (handy with tools) trying to supplement our income with rentals. Recently I bought an old store. It has a 3 bedroom apt upstairs and enough room Downstairs in the store to convert to two 2 bedroom apt. (That is the eventual plan) Note: I do not want to end up borrowing $ to fix it so I need to buy as I go.

Need to get at least the 3 bedroom upstairs rented FAST- (rent from the3 bedroom would pay my monthly expenses (payment/Taxes) not including insurance or maintenance on the whole building

I have to put in some type of heating/AC? UnitÂ(old central ducts there but no Central furnace) I want to stick with electric 220. (Gas is unbelievably high in this area)

I am looking for the cheapest way to go. (It does get cold hear in SW Indiana, but I was thinking maybe a heater like I have seen in motels you know the kind that go through the wall. And provide heat and AC?  I realize they are small units but I figure if extra heat is needed in outlaying rooms renters can use supplemental space heaters. Anybody know where I can get them Âmaybe used? At the best price?

I am on a shoestring and just trying to get the upstairs apt rented so I can start to work on the aptÂs down stairs. Looking for the CHAPEST way to go and still be able to offer a heater acceptable to HUD hopefully that will mostly do the job. Would something else work better for similar price? (Note I do not HAVE to have AC) I plan on upgrading later to better equipment later but just need to get the place rented fastÂ

Mike
