First KD Plan, what do you think?

I have had a few plans in the past but this one seems to be the best so far. Our kitchen space measures 12'6" x 12'2", not including the dining area so we decided there wasn't enough room for an island. I am a little concerned about losing it because that is where all my prep work is done. So we are moving the sink down to be more centered in the room and increasing the window size by 1/3rd and this will give me prep space to the left of the sink. Would love to know you thoughts. Also for medallion designer gold cabinets the quote is around $20,000, does this sound about right? TIA for any input.

I think $20,000 sounds pretty reasonable for all those cabinets, two tall pantries and the glass doors. If you're getting roll out trays in the pantry cabinets, see if you can get tall boxes or tapered. Ours are only about an inch and a half and I find things fall over and off too easily. I'd also consider making the cabinet to the left of the cooktop a drawer base.

    Very nice plan! :)

My only 'concern' would be no landing space on the back wall. I know the pantry space is important...and the fridge and ovens aren't blocking the doorways...but just make sure the entire family will be comfortable hauling milk or hot pans, over to the peninsula or stove top.

One idea...maybe make the small cabinet, to the left of the back wall, full height. Then perhaps some counterspace to the right of the oven. Just a thought...and only if you need some landing space. Everything else looks great!

Looks nice! You do have a lot of cabinets, so 20K doesn't surprise me.

Only comment I have is that it looks like the trash pullout is to the left of the sink. This will be your main work area, so you will likely be blocking it when you are working. If it was my kitchen, I would rather have the dishwasher there, and would move the trash to the right of the sink where everyone would have access.

My kitchen came in at about 15k for Medallion Gold .. and 10.3K with a local cabinet maker who does fantastic work. If you're not 100% sold on the Medallion, it might be worth pricing around. The local guy is able to do 100% what I want, and is making some very unique things for me that I couldn't get anywhere else.

What do you have between the dishwasher and the microwave? An option here is having a 24x24 cabinet opening to the seating area instead of a susan or other corner option... You can widen whatever is next to your microwave and this will result in way more storage than traditional corner options. Mine will house kids craft items, tablecloths etc for the dining room.

    Looks pretty good.

    Kitchen Designer's Plan:

Very good locations of DW and trash pullout. The trash pullout is in the Prep Zone, next to the Cooking Zone, and next to the Cleanup Zone. Far more trash & recyclables are generated in the Prep & Cooking Zones than Cleanup Zone, so having it in the Prep Zone is ideal.

The DW is not in the midst of or in the way of the Prep Zone or Cooking Zone...excellent! Do you plan dish storage above the DW and to the right? It's a good location since it's, again, out of the Prep & Cooking Zones, next to the Cleanup Zone & DW, and easily accessed from what appears to be a table space on the right...w/o getting in the way of those prepping or cooking.

I could wish for a bit more cooktop landing space on the left and prep room space on the right b/w the cooktop & sink (the natural Prep Zone location), but that wall is rather short. The only way to increase the prep space would be to put the cleanup sink in the peninsula and use the back counter as your Prep Zone. You do appear to have 30" b/w the sink and corner and then another 12" b/w the cooktop & corner. While not ideal, it's probably workable.

I only have a couple of concerns...the first concern I have is the lack of landing space near the wall ovens (the MW is in the peninsula, correct?) Since there is very little counterspace to the left of the cooktop (you're limited, I know), I'd like to see the landing space either right next to the ovens or on the peninsula. With that in mind, I would switch the refrigerator & ovens. The "new" location will also put the refrigerator a bit closer to the Prep & Cooking Zones. It would now it easier to use the peninsula for landing space from the ovens. It also moves the ovens out of the doorway b/w the cooktop wall and the pantry wall.

Another option would be to, again, switch the refrigerator & ovens and to then make the pantry on the left into an upper + base configuration. The landing zone would now be right next to the ovens. It also gives you "staging" space right next to the ovens for getting ready to put something in an oven. You might then also consider moving the MW from the peninsula to this location. You could create a "Snack Zone"...near the refrigerator, MW, & Ovens, but out of the three primary work zones (Prep, Cooking, Cleanup). [The peninsula location of the MW puts it in the Cleanup Zone b/c it's in the way of the DW when either is open.]

I would also like to see a French Door refrigerator so there isn't a big door (1) blocking the path from the door to the right of the refrigerator (garage/mudroom?) and (2) blocking access to either the Prep & Cooking Zones (from the right) or snackers (from the left).

Keep in mind that if this is a counter-depth (CD) refrigerator, the doors + handles will/must stick out past the surrounding cabinets/counters/walls. This "extra" depth is usually around 6". This means your refrigerator is really approx 30" deep. If, OTOH, the refrigerator is a built-in or "true" CD, then it will be no more than 25" or so deep.

My other concern is the peninsula seating and the space behind it.

First, keep in mind that you need 24" of linear space per seat. So a 6' long/wide island will seat 3. With a curve, a little less is required b/c the curve adds inches, but not that many inches.

Second, each seat should have a minimum of a 15" overhang in front of it. With the curve, this will mean more like 18" in the center...but that's OK. As a matter of fact, it provides a place for someone who is tall and/or has long legs to sit more comfortably (people of "average" height and/or "average" leg length will be comfortable enough w/15"...but no less if you plan for some to sit there for more than a few minutes.)

How much space is there behind the seats? It looks like a table space. Is it? If it is, then do you have enough space for the table + chairs right next to the peninsula w/stools? You should have around 60" b/w the edge of the peninsula counter & the edge of the table. There should be 32" b/w the table and the wall on the other side of the table (the side opposite the peninsula), assuming there is a wall...OR use banquette seating on that opposite side. (Then, you only need aprox 18" to the wall.)

Is that outside door really a French Door? If so, are you worried about the glass door hitting the stools when opened? What if someone is sitting at the peninsula when the door is in use?

Is the corner upper cabinet a blind corner? Or, is it a true corner w/a 90-degree angle? The true corner cab would give you the best access and least waste of space.

I might consider making the valance over the window as "tall" on the sides as the flanking stacked cabinets are. I think it will flow better.

Have you considered a counter-height window? I think it would be wonderful in your kitchen, especially with the width of the window.

My layout is very similar except my sink/dishwasher and cooktop are swapped with yours. My back wall is also very similar. My fridge is swapped with your pantry and I'm choosing to leave it that way for a couple of reasons: the fridge is easy to get to for guests/kitchen table; I use the peninsula for landing space for the fridge; and I wanted to break up the "sea of stainless" with the fridge and oven being next to each other. Just my thoughts, of course!

BTW...you're probably not getting follow-ups automatically emailed to you even though you checked the box requesting them. This is because you do not have the email option turned on in your profile.

For more information, including turning on the email option, see the "Getting Emails Sent To You...3-step Process" topic in the "Read Me" thread.

The two narrow cabs in the corner to the right of the range would bother me--how many narrow, deep things will you want to store? These units become shallow tubes. I suggest an angled corner cab for the corner upper--will give you much more storage up there. I leave it to someone else to make a better suggestion. Also, the doors on the cab over the peninsula look large. Will they bop you in the head? I had a cab like that--should have been 3 doors with no sides to separate the innerds.

I agree that you need plunk space somewhere on that back wall. Either do what other posters have said, OR, add 1 or 2 pullout breadboard/cutting boards (one on left for sure) to add work space so you not only can plunk groceries going into or out of refrig, you can also accommodate another worker.

Buehl, thanks for letting me know why I wasn't getting the emails, I fixed my profile. Also thank you for your input, it is very informative.

Originally the wall with the refrig and ovens was different, it had an oven/micro to the left then a snack area and then the refrig to the far right but I was worried about the doorways and the kids running through. The doorway to the right is the formal dining room. Originally we were going with a range where the stovetop is but I changed my mind because I wanted drawers under the stove top to house the pots and pans, without them there, there wasn't a good place for them in the prep area. I do like the idea of swapping the ovens and the refrig. We are going with the KA CD french door frig. And I didn't even think about the micro and DW getting in each others way, another reason to move the MW, wasn't crazy about the location and was trying to figure out how to get it on the wall. And that cabinet above is definitely where I will have the dishes, seemed like a perfect spot.

Regarding the prep space, I wish there was more but that area is very tight. He said there should be 30 inches at least for a comfortable prep space so there should be at least that. The stovetop is only 30 inches as well. That corner cabinet is a blind corner, he said that is best because of the stacking but I do see other kitchens with stacking and a corner cabinet.

We have a slider going out to the deck. When the KD was here we spent quite a bit of time measuring the dining space and the peninsula. I have to check with him what the overhang measurements are, I will save your post as a guide. We are removing a half wall between the dining area and great room which will give at least 6 or more inches of table space, I am also considering a built in banquette seat there, I love that look.

Regarding the window, I absolutely love CaliWendy's window, that is what I was using as my inspiration. I am not sure I have ever seen a counter height window, I want a good size sill for my herbs, can you have that with a counter height window? I need to research that and look for some pictures.

I am definitely mourning the loss of an island but with our layout now, if more than one person is in the kitchen we are bumping each other, can't get around when the refrig is open and then DW and 2nd oven bump when both open so I know it is less than ideal. Plus I really wanted seating for the kids, they help me cook and bake alot so it will be nice to have a spot for them. I was planning on making the peninsula my baking zone, the cabinet under will house the KA mixer that will lift up, I am very excited by that.

Joyjoy, I like that idea of a cabinet that opens on the other side to use that corner spot, will have to look into that. Would be a great spot for kids crafts.

lavender lass, I think I will be changing the ovens to be closer to the peninsula for a landing zone. Regarding the frig, you should see what we do now in our current kitchen, we have to grab the milk walk around the long narrow island to get to the glasses on the other side, I never use the island to pour drinks because it is usually being used for prep work. Would the frig to the far right be a bad idea? I am a very symmetric person so I would prefer to have the appliances at the ends with the counter space in the center, but would lose the amazing pantry cabinets.

Thank you for all the input, I really appreciate it.

hmmm... I'm not the best at looking at images and figuring out sizes, but much of this design reminds me of my kitchen now. While not a badly designed kitchen, it doesn't give me enough room to do what I want (I feel it's an "almost" kitchen --- plus really old and worn out)

    here's my current layout:

does the range/sink look about the same as the design you have (inches-wise)? I always find myself pressed up against that lazy susan corner... and there's just not enough room there.... the dirty dishes from prepping start spreading out from the sink...

I sometimes prep on the island instead, but I really don't like transferring the cut veggies etc across the aisle. (I think my kitchen is just a tad wider than yours... 13.5 wide)

I haven't found a "favorite" layout yet for me... but I have time.

how would you feel about an asymmetrical sink area? push the sink down further to the right - yes, it would be off-center of the window, but there are ways to make that look "right." if you did the base cab turned around to the eating area, you could shift the dw and sink down 12 more inches (by losing the the 36in lazy susan) I know from my personal experience, I would love to have more room between the sink and the range/cooktop... especially cuz the room sits in a corner...

Florantha, that is very true about those two smaller cabinets right of the stovetop. I wanted to ask the KD about making that one cabinet and then having the cabinet to the left and immediate right of the sink the same size and then adding cabinets down to counter at the peninsula for a appliance storage area, what do you think of that?

Lawjedi, very similar kitchens. And that area of your stove is exactly what I have now and how it will be after as well but right now my sink is right after the lazy susan, no space at all. So I will be moving it down to really where yours is. That is a concern of mine that dirty dishes will build there but I am hoping to make the right of the sink the clean up area, but you feel it doesn't work that way?

Looking at your layout my immediate thought is an angled island and maybe you can move your stovetop onto it? I am not a kitchen expert by any regard, but that is my immediate reaction. Your kitchen appears wider than mine, we have much narrower aisles around our island.

I may draw my current kitchen out like you did and maybe someone will have a better layout solution for me. Thank you for your input.

    dermnp,

    Few comments:

    (1) Location of the oven is across an aisle with no landing space next to it, yes? That is alright (not ideal, I don't believe) but alright if you can safely turn and set things down. HOwever, if that is the busy aisle "with kids running through" then running into someone pulling things into or out of the oven will be worse. In general, I don't believe ovens should open into aisle ways even with landing potential close by, the mind boggles at the possibilities.

    (2) DW location. Are you planning to put your dishes away in the cabinet next to the oven? Hopefully so because otherwise I don't see how you're going to get your dishes into their cabinets. Actually how wide is that cab door to the right of the DW and in the corner? If it is much less than 18" you're not going to be able to get to the cabinet above the peninsula to put things away into and you're certainly not ever going to get cabinets in the peninsula open to unload the DW.
My DW location in my previous kitchen was a bit better than your plan in that it opened into a doorway. I at least had the option of standing in the kitchen/DR doorway to put away the cups and glasses but it was awful. I hated unloading that DW because it was a royal pain to do so. Dented shins, long reach etc. I predict that I at least would face a similar story in this kitchen. Either that, or I'd store all the crockery and cutlery in the tall cab next to the fridge.

Unfortunately, this is the trouble with corners. Put a cabinet in the corner and a good 45% of the available volume is unavailable for use. Put an appliance in the corner and it is a one-man zone. By extension, either thing near the corner is proportional representation. I can't help but think that this would be a good kitchen to put that island into but you seem to think that your kitchen dims won't support it (although, I think you may be fine depending on which dim is 12.5'). Also, then, you will lose the seating sadly unless you create one of those key-hole island affairs - you know the ones that are normal island and end with a thermometer bulb at the end of them for seating around.

You already know that your range is close to the corner. If you're okay with that, then fine. No kitchen is perfect unless you start duplicating stuff or can work out a way to put install in a mobius strip. Oh well.

Good luck. Your DW unloading problem was crying out to me so I felt compelled to post having borne the scars of poor unloading configurations from kitchens past.

I drew my current layout out cuz it helped me see what I liked about it... and what I disliked about (on paper).... then I could see how that transfers to a new layout.... (then I'm comparing apples to apples, not actual knowledge of kitchen to potential graphed layout)

No, I don't think I have enough room. But that's me. I like space. I like to spread. And I really, really, really like to work left to right. Ideally, I want to prep to the left of the cooktop, but 24 inches is simply not enough, so I do it to the right of the cooktop. Having a better sink will certainly help (mine's the old, shallow double) - you can place the dirties right into the sink. but think about how you work - will you really reach over past the sink and put the dirty dishes on the right side of the sink? or just shove the dishes a bit to the right out of your way while prepping? (once again, a better sink than mine will CERTAINLY help here)

do post your current layout and exact dimensions... I have been impressed over and over with the ingenious minds here ;-) !!

Lawjedi..are you me? Seriously, we think alot alike. I am a spreader as well and love to work left to right as well. Right to left isn't natural for me. Right now the left of the sink is where the kids put all their dirty dishes but we have the same small double sink that you have so I am unsure that will change with the bigger sink. I don't see how I can move the stovetop and it look right. I like it being a focal point and as with your house can be seen from the great room.

Mindstorm, I hadn't even thought about an unloading problem, so it looks like it would be hard to get the dishes to the cabinet above the peninsula? I need to somehow sample this out in my current kitchen see how it would work, thank you for pointing that out. Regarding an island, wish so much I could work one in, was considering a small floating island to use for prep work. We have a long narrow island right now and it really is in the way, we like the idea of opening up the room to be able to move around.

Please keep the comments coming, I am getting worried about this layout but all your input is quite helpful. I have time, we cant afford to do this for a year but want to continue to work on it so that we can move forward as soon as we can do it.
