Looking for listing advice!

We have just put our house up for sale in Halifax, Nova Scotia. It is in a fantastic location (downtown, but on a quiet street overlooking an ocean inlet), but the architectural style is contemporary (which we love) compared to many of the other houses in the area that are large Victorian. We are therefore looking for a "unique" buyer.

Could you please critique the website and our MLS listing (link on the site)?

I've made a website to help promote the listing:

Many thanks!!

John

I love the home and the view from the front is amazing!

Just a few picky things. The font on your linked page is too light and difficult to read. It all seems to jumble together. It is even more difficult to read on the bottom description part near your realtor's picture. Fancy is nice, but if people have trouble reading it like I did, they will move on to the next listing.

The description is very long and I lost interest. I do like the "you" attitude of "Your masterbedroom suite" in the description as it allows people to envision themselves in the home.

Really, all you need to change is the font and colour of it and perhaps, shorten the description.

I agree with Sparksals...that's a lot to read and in some places hard to read. I like the auto slide show...very nice photos and angles. What a gorgeous home in a gorgeous location!

Yeah, I sorta agree. I've got a 20" monitor & still had trouble reading the description. I think it only seems wordy 'cause it's hard to read the font so, I at least, just skimmed through not really reading it.

As far as the house goes...Wow! It's beautiful & I don't even like contemporary styles. However do you keep that main-level half-bath sink clean? I'd be afraid to turn on the water for fear I'd leave a mess! :(

    Anyway, it's stunning...

The one photo I did not like (although I found it an ingenious way to show the agent's phone number) was the photo that included your century 21 sign. I could only focus on the overhead wires and not the view.

You do have far too many photos up - there is no reason for me to see your house. You have pictures of stairs, half a sink, beds, closet doors, etc. Some of your pictures were beautiful - the living room view and living room west were some of the best photos I've seen. The dining room view is outstanding. Take a hard look at your photos - keep the best and remove some that are only there "because".

Wow, thanks for the great advice and the kind comments on our home!

I've revised the website to improve the readability - let me know what you think. You might have to clear your cache to see it...

I put most of the reasonable pictures up in the slide show to get feedback, so thanks! Any in particular that you don't like? (like the solitary vanity?).

My wife and I are going to miss this house tremendously. We bought it with the intention of staying for a long time, but a fantastic job offer lured us away.

I agree with xamsx about the picture with the Century 21 sign (and that there are too many photos). Also the pic of the backyard shows a white tank next to a green thing - can you screen these somehow? Not a big deal, but seems like an easy fix.

Overall the website is impressive, but I would prefer to be able to choose the picture I want to see by clicking on labeled thumbnails.

Personally, I don't like Victorians and your home feels very timeless to me. It's not a "contemporary" that screams 1970's. As long as the layout is functional I think you will sell quickly.

Great home and I'm sure you'll find somebody that likes it. Only one picture jumped out at me and it was the bedroom that has stairs going into it. It seemed a little odd and really not seeing the bedroom, but more the stairs I would probably leave that out or take a better pic showing more of the room.

Also why is it called The Graham house? Is there some specific reason? Mainly my curiousity unless it is your last name and then I'm not sure you'd want to do that as it takes away the ownership from those looking.

What a lovely house with great views!

I agree with xamsx - you have some outstanding photos there, but others don't do anything to highlight the house. This is one of those listings for which a limited number of photos is better because people will make the effort to come and see more. I have a limited attention span and became impatient when the less attractive photos appeared. I would definitely remove the one labeled front entrance stairs.

I hate myself for writing this but, this is a classy listing and there is a point of grammar that bothers me: "unique, architecturally designed home."

It is possibly a "unique, architect-designed home" or (better) an "architecturally unique home." Or I could live with the shorthand of a "unique architecture home."

LOL on the "architecturally designed home" - it is often used in listings around here to denote "designed by a real architect".

The house was designed by a relatively well known architect who was head of the design school at Dalhousie University and WSU at some point. His name was Graham but I'm still researching the other details - I'll put something more specific there when I know.

I've pared down the pictures somewhat, and "screened" the green recycling box.

    Thanks again for the suggestions!

So how about saying instead of the architecturally designed home - designed by the architect XXXX Graham.

How about replacing "this very unique, architectually designed home" with "this unique home designed by architect XXXX Graham"

This gives the explanation and of being designed by an architect, the name if people recognizes it and qives you the word unique. Has the explanation and clearly shows that an architect designed it.

I't leave out very before the unique. Unique says what you need to say by itself.

I promise I can post things that makes sense. Just not when my bloodsugar is at 55. Hopefully you got what I meant anyways.

Thanks so much for your help, now let's hope the house sells quickly!!

It is a really gorgeous house.

If you are looking for additional comments, do you need to show the toilet in the bath picture? Perhaps having a separate nook is necessary for your market, but I'd rather see more of the shower. Also, I know that it's early in the year for grass, but is there a reason to show your backyard at all? Perhaps it is needed, but to me it's not necessary.
    Good luck.

I hate to say it, but the replacement font and colour are still difficult to read. I think you need to change it to a much easier to read font like Arial, courier etc. You're losing alot of prospects by trying to be too fancy. Maybe even using a lighter background will help. You want the ad to be clear for everyone to read and unfortunately, as it is right now, it's still difficult. I know you want to convey your home as fancy, which it is, but how beneficial is the ad if people can't read it?

Also, upon looking at the pics again, while you have a wonderful view from all those windows, many of those photos don't show the room itself, only the views.

I much prefer a choice in thumbnails to click rather than a forced slideshow. The links on the bottom of the picture are not evident and I didn't notice them the first time I viewed your listing. Some of them blend into the photo and are impossible to see.

I'd like to see another angle of your kitchen. A view from the hallway isn't really enough. You need to show more of the rooms rather than a toilet or a few pieces of furniture.

Case in point - the photo of the room with the water view. Is it possible for you to photograph the room from the far end so you can see the room and the view out the window?

I can tell you have a gorgeous home, but the photos aren't doing it justice and the setup of the ad is not reader friendly.

So, I'm getting the impression that people don't like pictures with toilets in them. But it's an eco-friendly dual flow toilet! I will pare down the photos even further...

Also, it must be the monitor I used to make the webpage, but the text is perfectly legible for me. Thanks for the input, though, it is good to know that it isn't working for others.

    cheers,

    John
