Need help with first floor layout!

Hi I have a flat screen TV which I would like to hang up and have a sectional large leather couch. I know I will end up with a lot of dead space - how can I avoid that? Should I build a fireplace by the dining room? And make it a little sitting area?

Looks like there are 2 eating areas adjacent to one another with similar sizes, the question is do you need to have 2 dining tables? If possible I would place the fireplace on the right side of the floor plan in the living room and the 'formal' dining room could be used as an office / work area.
