Schematic Design - Help needed

We are designing a new home in bayarea, california and going back and forth between two floor plan layouts,

so looking for your feedback on these two schematic layouts. Its a two story home, attached first floor only for

the feedback. We are in early stages of the design to select the floor plan so that our designer can take it to

next stage of drawings.

1. Plan1 -

- three car garage

- courtyard

- Front access garage

- No formal living room

2. Plan2 -

- side access garage

- Formal Living Room

- Simple floor plan

Apart from the above mentioned list, all other features remains the same for both layouts

- Bedroom with attached bath on first floor

- kitchen with island (8x4) and pantry

- family / dinning combo

Hire an architect.

Being completely honest, neither are any good. I agree with Sophie, hire an architect. Plus you need to be able too make the floor plan and the exterior work together and I don't see that happening with these.

Right. Neither are working. So the only bathroom downstairs you need to walk through a bedroom to get to?

Yes, you have to pay architects. But they can help you avoid a lot of rookie mistakes.

Thanks jn - There is separate powder room while entering garage in plan1.

May be its not clear from my posting - I'm working with local designer with lot of experience and waiting for his inputs as well on these plans.

Thought of getting forum inputs on which plan has better flow so that we can look into that plan instead of spending time and money on two plans for drawing.

I would like having the 3 car garage since there are no basements, but what would you be using the courtyard vs. a formal living. I think it is important to decide what are the features you want first as these are such different choices.

Hire a real architect. if these are the work of ''a local designer'' then he is incompetent.

The bathroom should be accessable without going through a bedroom. I like the plan 1 better. The living, dining, kitchen should all be one room. I have gone through a number of floorplans as I have been designing mine. Still working on it, but my current bears small resemblance to my first. Take care not to pidgeonhole yourself. Look at the photos on Houzz and other sites to see what things look like that are built. Lots of floorplan photos also available on google.Go out and look at actual homes. You want to build, but maybe you will find the perfect one and not have to. In either case you will get ideas as to what works for you.
