Layout Advice for Eat-In Kitchen

Hi all,

I'm in the midst of my first significant remodel, and I'm facing my first major dilemma -- in the kitchen. The house is a 100+ year old brick row house with some originaly detail remaining (fortunately). As part of the renovation, we'll be moving the kitchen to the main floor, which will then be opened up to the kitchen.

The five greatest constraints we're facing with this design are as follows:

A roughly 5' fireplace sits along the right wall, which we want to restore and work around.
8' windows occupy most of the rear wall -- these go all the way to the ceiling, and we're considering raising them slightly to make that wall a bit more functional.
The room is just 12'4" wide (due to the narrow footprint of the home) and about 17'8" long.
Without space for a formal Dining Room, we're forced to create a space that can function as an eat-in kitchen.
We'll be adding a powder room to the main floor beyond the staircase in the location where the right closet is in the photo with the two closets.

I will attempt to follow up with more photos as my initial upload resulted in the same photo appearing 4x in my post, and now it's not allowing me to add others.

Any advice with respect to layout/maximizing space/etc. would be greatly appreciated.

Pic #1 - wall to the right will be ripped out to open up to the room beyond (photo taken from the living room looking into what will be the kitchen). Powder room will be located behind the left wall.

Pic #2 -- the wall with the fire place. This closet is behind the wall to the right in Pic #1 above, which will be ripped out to create one open space.

Pic #3 -- the closet to the right will be the location of the new powder room with the entry coming from the left rather that where the current door is located. The existing middle door and left closet will be removed to open up to the living room.

So you're asking for advice on how to turn this room into a kitchen + eating area? I think the best approach would be to give us a floorplan that's as accurate as possible, and see what we can come up with. I guess you're wide open on where water, gas, and so forth can be placed? (A kitchen designer could be a big help here too -- you can get a free appointment with Lowes, for example, and they'll suggest possible layouts and options to help you visualize the possibilities.)

Thanks for the comment. Forgot to add the floor plan in the midst of my struggle to add the initial photos. See attached.

The full outline of the powder room wall is a little off, but it will be in that corner behind the wall.

You've indicated some appreciation for existing traditional elements. Does this mean you want an interpretive traditional appearance (with contemporary conveniences) or a Modern one?
