Thank you SO MUCH! The fabric is for dining chairs (just refinishing a set of antiques in distressed white) The DR is open to the LR and possibly Romans or false Romans, and pillows. I like the blue/teal in it and wouldn't mind bringing that into furniture somehow. The walls are BenjaminMoore - camoflauge with BM Cloud White trim. Tried sending pdf attachment of LR dimensions but didn't seem to work so took a pic. Hope it's legible. Thank you, really appreciate this, I am struggling. Also the window above the fireplace is 45" wide x 27.5" high and could be filled in with a drywall piece if we want.

I would get rid of the large sofa and keep the loveseat. It will take up less room and make the room seem more spacious. If you are intent on putting the TV above the fireplace, you might want to consider blocking the window so you have no light coming in behind the TV. It would cause glare that would make it difficult to see the TV during the daytime.

Here is floor plan. This a small room :>). I recently downsized from 1500 to 990. Not as much as you,, but I feel your pain. You need to get rid of everything but your chair and ottoman. And possibly the coffee table and 1 end table. I know this sounds rather drastic, but you need to streamline the room and both the sofas are too big and bulky. I replaced my sofa with a sleek cream leather (80") and love it. I am a senior also and I did not place TV over FP. Not a good idea. Since it fits in the corner, get a corner console, hide all the cords and components. I added a recliner for the Hubby and an area rug. I positioned the chairs for good TV viewing and for extra visitors, a nice conversational area with rug. I used your current floor lamp, but would think about replacing the table lamp, your current one is too short.

Consider roman shades for the windows, not enough space around windows for drapes. I will post some furniture and I'm sure you will get lots of advice on this plan from other advisors, but this does work. Take furniture to re-sell/consignment shop, donate or give to poor relatives :>)

In furnishing with new. here are several styles of sofas that will look good, brighten up the room. The first 3 are 83-84" and the last is smaller at 78" I would not go larger than 84"

I like 2-3-4. Your chair/ottoman would go with all. You don't want any more leather so go with a fabric in the recliner.

and this gets 5 star reviews for style and comfort.

These colors would allow you to bring in the teal/turquoise for accent color.

This one would be nice with all chairs and sofa.

Great design and ideas susan2494. I have a corner cabinet for tv etc. love it. Mine is a cabinet with doors on top of base cabinet. The tv over the fireplace is for the birds! Good idea in theory only. Corner is much better. Downsized myself from 3400 to 1700. Takes some getting used to and LOTS of furniture culling and rearrangement. In the end, I love less space for soooo many reasons.

Susan2494, thank you so much (and everyone else too). I wanted to go light (cream) in the couch, and your comments are ammo to convince my husband! Thank you! From the spacing in the floor plan, do you envision space behind the chairs to walk or just allow the recline? Not sure what colour to go for in the recliner, but I like the blues. We have a corner TV console now, but I will replace it with one that has better use of storage space ( which I desperately need in a condo). Love the last couch if you have the details on it. End table will go, too big, and will replace coffee table with smaller. Houzz is so great. Many thanks. C

ITEM# 17092208 from overstock.com. If you have not used overstock, I highly recommend. Check local stores for this style of leather sofa. I like the straight arms and color on this. I had to look at many furniture stores when I bought mine, which is similar, as most were bulky, had big rolled or wide flat arms. I laid out floor and ended where the wall on right of sofa ends, so hall way space along the back of room next to kitchen wall is not included, so you should have plenty of room to walk behind chairs. Hubby's recliner might invade that space if he is in full relaxation mode :>) With a light grey or cream sofa, your tan chair and a blue recliner, your room will look 100% lighter and sleeker. Try to stay with fabric in the recliner. Check out LazyBoy, they have some beautiful blue/teal fabrics, but of course they are pricey. This one is perfect style for the room, but of course Hubby will have his way with choosing one, I'm sure

I would remove practically everything. The Room is to darker get a love sofa with a Chase chair it's almost like a recliner, maybe he will consider it. On the bigger wall put your TV on the wall and get something to put Dvd system or whatever you have right under it that piece should be on the wall as well. The Rug needs to be changed to something a little bigger and and lighter as well, coffee table can stay since its glass and can combine with almost anything. If you want pics let me know!

weird, I just tried on overstock.com search 17092208 and it came right up.

Tried multiple times. I wonder if it is because i am in Canada??? and the product doesn't ship here. I find it frustrating on Wayfair, Joss and Main and Overstock cuz some stuff ships here and other doesn't and you don't find that out until you have gone through the purchase process.

I'll check again in CA.
