What words do I google for hiring someone to research a lot?

My Husband and I are considering buying a lot to build on. We are concerned about a storm drain running underneath and a couple bio-retention ponds surrounding it having had a bad experience with water in the past. Of course the realtor and developer of the lots are no help in making us feel more confidant and surprisingly the City did not offer any more info reminding us when we called for input that the Buyer is always responsible for... etc etc. So... do I google "Engineer"? What exactly am I looking for? How do I word it? We live in the Kansas City area Thank you so much!!

Talk to any current residents in the area ... they are usually a good source of information. Come by on a weekend afternoon, look presentable and ring some doorbells. Bring a kid if you have one, as it makes you less threatening as a stranger. People are usually happy to help and provide details.

This is a service our custom home builder is providing, and is crucial for the lot we've put an offer on. I think we'll be out about $1500 after a percolation test and some other things that I'm not worrying my pretty little head over. (My husband is in charge of the aspects of building that give me hives.)
