Totally depends on where you are in the country and what the market dictates. Also depends on your age and your needs.But ultimately you do have to please yourself.
For instance, my children are grown and gone, so when we built our new home, a first floor Master Bedroom was essential. Also, in my area ( in the NYC Metropolitan area) ensuite bathrooms for every bedroom is a resale must. Go figure.

Find an interior designer to help you sort through the gazillion ideas and products out there. With a trusted designer who listens to what you want on board, you will get the finished product you want. Better yet, assembling a good communicative team of contractor, designer and homeowner your finished home will be better than you ever dreamed it could be!! Good luck!!

Speaking with a professional could definitely help, but I think you really need to start with figuring out what you want in the house. Sit down (include whoever else will be living with you) and write out a list of things you must have, things that would be nice to have, and things that you don't feel are important. This'll give you a good starting point for when you do talk with a pro.
