Can you draw a floor plan with doors, windows and measurements?

Hi, agree with JudyG and would suggest moving the TV over the fireplace. Living room furniture layout is usually arranged around the fireplace if there is one. Your fireplace has potential for a bit more "design" so it's not just all about the TV. Here are photos and imagine a TV above the fireplace instead of art or decor. Hope this was helpful. Good Luck! I agree about putting the TV above the fireplace but curious where others would place the furniture with that layout? Fireplace and front door are opposite each other and makes for tight space or walking into the back of the couch when you come in.

Good floor plan, it's very helpful. Yes it's tight. If the sofa is placed 4' in front of the door, do you have about 7'-8' left in front of the fireplace? If so, it's possible fit your sofa and coffee table in front of the fireplace and the armchairs to the sides.

If there is not enough room then let's make the current TV wall work. Try to make it more "complete" with a longer console and art. See pictures below - for concept only. Furniture-wise something more along the lines of your house would be more fitting. This requires more work but I think "plan b" is possible if done well.

What are your thoughts on having the back of the couch to the front door?

Also, with your plan B, would you be kinda ignoring the fireplace?

I think the TV should be moved over the fireplace as well. I like putting the largest piece of furniture on the widest wall of the room. In this room that would be moving the sofa to face the fireplace. I suggest moving your rug up until it hits the fireplace hearth and placing your sofa so that there is still space to walk behind it. The chair can come out of the corner and be on the rug with its back to the bookcases (where your sofa is now). If the space does not allow for this then I would say turn your rug around. Move your sofa closer and get a longer tv console as shown by studio yang.

It is a difficult room to arrange.

A suggestion: remove everything from the room except the sofa, the rug, the one arm chair, and the coffee table. Assume you have hung the t v over the fireplace. Center the rug in the room.

You are coming in the front door. Straight ahead is your fireplace and t v. Keep the sofa on the right side of the room, but pull it closer to the fireplace. Put the coffee table perpendicular to the fireplace. On the other side of the coffee table put the arm chair.

When budget allows, replace the single arm chair with two matching SWIVEL chairs which can be turned toward the fireplace/t v.

Brent, I like the sofa in front of the door, only if there is enough clearance like 4' for the door to swing all the way. IF arranging the furniture around the fireplace "feels good" and the viewing distance of the TV is good as well, then this would be ideal because when you enter you see the focal point the fireplace and the furniture layout accordingly. Now Plan B we're not disregarding the fireplace, it will still be the visual focus. In both cases, it would be best to re-do the fireplace to fit the "Spanish Revival" vernacular of your house (google and you'll see images). So when you open the door you see the fireplace, but now you have another "feature wall" the TV/console/art. The ideal plan is no good if it's forced due to dimensions and room configuration. Rather B is the "make the best of the space" plan because function is a priority. Hope this better explains my thought process. Y
