You say you're currently framing a 5600 square foot house and you do not have a completed plan? (I take it this is not in the USA.) I would say it's very difficult to give you any meaningful help at this stage. I'd just recommend that you think about human safety as the highest priority. Every room should have an exit. Especially since you are discussing elevator installation, these are questions you should be asking your architect about. As far as bath planning, you'll need to get the elevator worked out first.

First let me thank you for commenting on this discussion. I said I was ready to frame, not that I had begun. This house will be built in Fort Wayne, Indiana. I do have a completed plan, however, We just made the decision to move our father in law into our home and that will require an elevator to get him to our in-law suite in the daylight basement. He is planning to retire in January and we would like to start construction in November. I'm well aware that some of the rooms on that ROUGH DRAFT do not have doors. Attached was the Master bath and closet areas before we wanted the change. I removed everything out of that area so I could have a "Clean Slate". Again thanks for your "constructive" criticism.

I actually work for a builder as a home designer. I design high end homes in my city and surrounding areas. When it comes to my own home, I can't seem to make a decision out of fear that it will be the wrong one. That is why I decided to reach out and ask for assistance. I need an area 5'x5' for the elevator according to my builder.

I think your current bath layout looks just fine. Without seeing the rest of the floor, I would suggest installing the elevator where the hallway closet is, taking the additional space needed from the walk-in, especially since you have 2 closets for the master and the one on thatbside is particularly large.

After talking it over, we decided not to go with the elevator, but to go with a partial walk-out/daylight basement with a separate/private entrance for the in-law suite. We also felt like the tub felt a little tight and we changed it yet again, but now we have one less W.I.C. If anyone has any suggestions, please feel free to weigh in!

Having had elderly family live with us, I would suggest you reconsider the elevator. I love the idea of creating a separate entrance to the in law suite, but you need to provide easy access to the rest of the house so your parent will feel a part of things.

I just don't know where to put it. That's the only downside! Attached is the first floor. This isn't the copy we plan on building from. I started a new file to mess around with. That way if we decide we want to make changes, we can open the original file and go from there.

Well, you might want to look again at the layout of the half bath, mud room and access to dining room. Is there a better spot for the powder room? I always feel awkward stepping from the dining table directly into the loo. The walk from the kitchen to dining is long. Do you need a formal dining room and would you use it? Where do the stairs in the kitchen go? Do you need two sets of stairs? Just asking to stimulate thought. With 5600 sf, you should have plenty of space for an elevator and all you need. I can definitely say our elevator was a God send.

We're open to ideas for changing the layout. We do want second set of stairs. We love the idea. We HATE the layout of the second floor. If anyone wants to give it a whack, we're open to anything...

Given the choice between a windowless bathroom and a windowless closet, give the window to the bathroom every time. Easy fix in all 3 cases on 2nd floor.

How exactly is this house being engineered? Who is designing the load bearing structures, along with HVAC and plumbing and code compliance? When would that be happening? All of the above should be done before ground-breaking.
