Design-Build versus Architect & Contractor

I am trying to decide what type of professional I should hire for my remodel project. The home was built in 1976. We will be adding a large deck but all of the rest of the work will be interior; knocking down some walls, building new master suite with master bath and replacing the kitchen. I have built multiple homes in my past but in a different city, I don't have any direct references in the Bay Area where I now live. I have been using home design software to create some ideas but want the help of a pro to validate and to do the plans, permits and construction. Advice?

On a half million dollar remodel, getting an architect involved early will pay off in a better end result. Especially in a location so rife with regulation and retrofitting.

Your remodeler can help provide realistic construction costs estimates as design progresses so you'll stand a better chance of getting the project completed within your budget.
