It's really difficult to appraise a plan with such little information. There is no site information (property lines, sun orientation, landscape, views) and no existing plan (how will the current structure and function be modified). After that one would need to know about any Code restraints, budget and how you want to use and live in the house. Without all that information (which can take a good deal of collaboration to reveal) it's not prudent to evaluate how well the proposed plan works. Perhaps you could seek out a local Architect, who could help you evaluate the design in a more comprehensive way than is possible online.....

looking at the plan as is, there are lot of long hallways. Most people are going for the open floor concept which is not the case on this plan. Also there is room that shares a wall with the main entry hall to the house, that would create a lot of noise to the person using this room. Just a a few points

Are your really sure you want the teen hang-out room right next to the Master? Yes, I can see reasons why - control, but for not so much for quiet.

Two quick thoughts...in the master bedroom, I might consider shifting the closets down to the end where the master bath is, creating a walkway between the 2 closets and into the bath. I prefer my closet/dressing area adjacent to the master bath. Also, you have a large wall where it appears you have one window or door from the master bedroom facing the backyard/courtyard. I would make that a wall of glass (windows and/or doors) to take advantage of the light and views.

I too agree with the previous post about the location of the teen room. I would prefer it closer to the kids' bedrooms, but don't see the easy way to do so.

Thanks for the feedback. We are adding on about 1,000 sq feet to front of the house. Back and side external walls are original. Completely re-configuring the inside of the house.

We would rather not have the long hallway to the master bedroom, but couldn't see anyway round it. Unless we accessed the master from the kitchen, which we thought would be weird. Thoughts?

We did think about placing the teen room at the back right hand side of house. But then what would we do with the space in front of master?
