Need to add on, how do I update the exterior?

We are adding on a master suite to the second story of this home. The added area will run across the rest of the second story and will need to somehow tie in to the garage. I need help with ideas on how to update the exterior and how to configure the new addition including flashing the roofline from the second story to the garage. The siding, windows and roof will all be redone in the process. The brick will also be pulled off. We are open to all ideas and have an 100k budget. Help!!

I was thinking the same thing - main floor. That is what my parents did with our bungalow, it was nice.

The short story is, this is my childhood home that we opted to buy after pulling the plug on the idea of building a new home. In the process, we had two different sets of plans drawn up for the other home, which added up. For that reason, we were hoping we could figure some ideas out on our own( or in this case, with the help of others). We may just have to end up going back to an architect to figure these things out.

I think an architect will be money well spent.

Unless you know how to plan structural, electrical, plumbing etc. get an architect.

Utilize the garage as the new additional to the house, and add a side loading garage. Perhaps create a courtyard type home with outbuildings and extended walls.

Just so you might see what doubling the size of your upper story might do:

If your setbacks allow, I'd look at putting in a main floor addition. If you can move the garage a bit forward and tuck the addition in behind, that could be quite nice. And it has the added advantage of future-proofing the house for you.
