Kitchen layout ideas/advice

hi!

Recently purchased an apartment, and I want to open up the space and put in a new kitchen. Anybody have any ideas or advice for the below images? I haven't gotten the keys yet and don't have the best floorplan image, so just trying to work with what I have and get things underway.

I am thinking to knock down a couple of the interior walls by the kitchen, and then redoing the whole kitchen (maybe with an island).

The kitchen measures at approx 12'8" by 8'8" ish.

I am thinking L shape + island. More modern/contemporary styling.

I have never had any renovation work done in the past, so I don't know if there is anything I should take into consideration, caveats, etc. Any advice would be appreciated.

Is this a high rise? Is it concrete or wood frame construction? First you should contact the HOA or superintendent to see what their rules are regarding remodels. You might not be allowed to remove any walls. After that you need to get someone who specializes in working in concrete or wood frame condos to look at what's possible. You could spend a lot of time planning something that's not possible to construct due to building rules or structural limitations.

Yes first you have to make sure the walls you want to remove are not load bearing.

I'd also recommend that you live in the space for at least 6 months before finalizing a kitchen design. Don't rush the design phase. Take the time to learn what you like and don't like about the entire apartment and think about how the kitchen supports your new lifestyle

In addition to the above, we will need actual measurements to see what is possible within the constraints you will undoubtedly have.

Thanks for the replies! I've sent the strata a letter saying I'd like to knock down the walls, just haven't heard back yet whether they are load bearing or not. Its a concrete building. I'm hoping they can come down. I'll make sure to check with them if there are any restrictions.

make an entry to laundry room from front hallway instead of kitchen.....close the kitchen/laundry room opening and you can extend the fridge wall. Then, your L kitchen with the red marked walls removed can house more on your perimeter...eliminate peninsula and have an island in the opened up area. Seek all your information about walls and permission: preliminary details.
